My headline is slightly different from the prevailing headlines of the day regarding San Diego home sales which say that they fell. Technically, they did, from 2,759 in October 2011 to 2,754 in November 2011. If my high school math skills from thirty years ago are correct, I believe five units is within the standard deviation, so I say that sales held steady.

I've never liked the headline writer for the newspaper when it comes to San Diego County median sales price. The most recent headline is, "S.D. home prices off 6% in November." That almost sounds horrible but is a good indication of the doom-and-gloom approach by the media.
After reaching a low of $280,000 in January 2009, it seems that the median sales price for San Diego County has been doing the same thing the stock market has been doing: rising, falling, rising, falling, holding steady, rising....

According to the Standard & Poor's/Case-Shiller Home Price Index (Case-Shiller), October 2011 home prices in the San Diego metropolitan area fell 0.6% from September 2011, and 4.5% from October 2010.
The Case-Shiller index has a two-month lag in it, which is why you're just now hearing about October 2011. Basically everyone else in the world knows what Case-Shiller is just now reporting.
There are two other things I don't like about Case-Shiller.

Yesterday I the office I indulged in some of the Christmas goodies that people had brought. In a way I suppose it's kind of dangerous to eat stuff that people prepared without benefit of knowing how they prepared it. It's not like going to a restaurant that has an A rating and gets inspected regularly by the health authorities.

I finished up calling the management companies of the 39 condominium communities in my farm to get pet allowances and restrictions, as well as emergency contact information: River Colony, Mission Gate, Rio del Oro, River Scene, and Mission Village.
I'm also getting new pictures of the communities, new high definition pictures. Having so many high definition pictures will allow me to use them in more areas other than just postcards. For example, I could use a light picture as the background for a full 8½x11-inch sheet of paper:

Today must be complaint day. Everyone seems to be complaining about something.... no parking .... store out of whatever .... competition doing this and that.... unethical.... illegal.... not right....
Here's a thought about the competition.
If the competition is doing something, do more! When I first started I saw that my main competitor had a postcard on each bulletin board in the various condominium communities. I went one better and mailed postcards to each individual unit. Where is my competition now? Good question.... Haven't seen him in a couple of years.

A comment to a recent blog post of mine asked about my "Helpful Information" postcards.
Most of my business in the early days came from postcard farming. Lately it's been from ActiveRain blogging, which is less expensive than postcards.
However, I still use postcards when I want to make inroads into a specific neighborhood or condominium community. They work, perhaps because so few people use the USPS anymore so people notice the postcards.
Get a good postcard design and then use that design, and that design only, for six months. Send them out monthly. People don't … (10 comments)
