Urban canyon exploration — Bridges and birds

San Diego has a lot of urban canyons which yearn to be explored. One of them is Maple Canyon, which travels underneath two cool bridges, the Quince Street Bridge and the 1st Avenue Bridge:

The Quince Street Bridge is 236 feet long and was completed in 1905. It had been closed and scheduled to be destroyed in the 1980s because of termite and wood-rot damage. However, neighborhood activists came together to raise money for its repairs, and after a long overhaul, it was reopened in 1990. It was closed again on March 20, 2011, when a massive eucalyptus tree fell on it. After $90,000 of repairs, it was reopened on September 10, 2011.

The 1st Avenue Bridge was built in 1931, is 463 feet long, and rises 104 feet above Maple Canyon below. Since it is the only steel arch bridge in the city, it is listed as a historic structure. It was closed for 15 months in 2009-2010 for renovations and seismic retrofitting, reopening to great fanfare on February 22, 2010.

It is rumored that there is lots of wildlife in Maple Canyon, but all I ever see are birds.

Fires waiting to happen

Today's post is a guest post by
San Diego home inspector Russel Ray.

Electric panels are not supposed to cause problems. They are supposed to prevent them. There are some electric panels that have problems associated with them — Federal Pacific Electric (FPE), Zinsco, Sylvania when they bought the Zinsco brand; they are just Zinsco panels under another name.

Whenever I find such panels, I recommend that they be replaced "before close of escrow." Some real estate agents don't like me specifying when something should be done, but I'm trying to protect the interests of my Clients. Those three brands are latent but significant fire hazards. The last thing I want to see is two real estate agents fighting over when to replace the electric panel. I have told them when to replace it — before close of escrow. There should be no discussion now other than who wants to pay how much to replace it.

In February 2012, over in Florida, after a house burned down, investigators blamed the FPE "Stab Lok" panel. Action 9 discovered other fires and the information about the FPE Stab Lok panels, information that we home inspectors know all too well.

Sellers like to take me to task by saying, "That panel has been there for thirty years and hasn't caused any problems." Electirc panels in and of themselves don't cause problems. They prevent problems, like a fire when the dishwasher shorts out. Some panels, like those mentioned, don't prevent such problems. They fail miserably.

If you have an FPE, Zinsco, or Sylvania panel, call your electrician now and have it replaced. It's not worth the risk of losing your home and all your possessions, valuable, and memories.

USS San Diego (LPD-22) open for tours; commissioning set for May 19

The USS San Diego (LPD-22), an amphibious transport dock ship, arrived in San Diego on April 6, 2012. It will be open for tours on Tuesday, Wednesday, and Thursday, May 15-17, from 1:00 to 4:00 p.m. each day. It will be docked at downtown San Diego's Navy pier.

Tours are free but, being a military ship, there are some restrictions:

No weapons of any kind, and everyone will be subject to search.
Those 18 or older must have a federal or state photo ID.
Children under the age of 18 need to be accompanied by an adult with proper photo ID.
Leave large and heavy bags and luggage at home or in the car. If you bring them, they will be searched.
Photography is okay.
The tour lasts about an hor and will involve several flights of stairs. Wear comfortable clothing and shoes.
Pets are prohibited, including service animals.
The ship is not designed to accommodate strollers, wheelchairs, or those unable to climb stairs without help.

The USS San Diego will be moved to the Navy's pier on Harbor Drive today,
May 14. Commissioning will be at 10:00 a.m. on Saturday, May 19, also at the Navy pier.

Mission Plaza, built in 1973, is a condominium community of 325 units in zip code 92108 in the eastern section of Mission Valley. Bedroom/bathroom floor plans include 1/1, 2/1, 2/2, and 3/2, and range in size from 616 to 1,039 square feet.

Amenities at Mission Plaza include swimming pool, spa, tennis courts, fitness center, clubhouse, and outdoor grills and picnic areas.

HOA fees range from $275 to $315 a month and include common area maintenance, landscaping, exterior building and roof maintenance, sewer, water, trash pickup, and limited insurance.

Mission Plaza is close to Qualcomm Stadium and easily accessible to the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

Mission Plaza is managed by Howerton. Contact them at 858-569-1793.

A check with the FHA indicates that Mission Plaza is not FHA approved; their approval expired on May 31, 2011. No word yet on whether approval has been renewed. Mission Plaza is VA approved without any conditions.

Mission Federal ArtWalk, April 28 & 29, 2012

This weekend, April 28 & 29, Mission Federal ArtWalk, San Diego's original fine art festival, celebrates its twenty-eighth year as the largest art event in the region.

ArtWalk takes over eighteen blocks of downtown San Diego in the historic and eclectic Little Italy community. ArtWalk is an accessible and welcoming venue for artists, art collectors, and visitors in a wonderful, casual outdoor atmosphere. There will be a KidsWalk, live music performances, and other activities.

Admission is free, and events go from 11:00 a.m. to 6:00 p.m. on both days.

Hope you enjoy it, especially the pictures.

There are quite a few free-ranging peafowl at the San Diego Zoo. The peahens pretty much stay hidden most of the time, but right now the peacocks are strutting their stuff in all their magnificent glory, and making a lot of racket, too. Excepting for the noise, it's almost as if they have their own little fashion walkway in Paris.

It's always good if you know your audience. This peacock didn't, but the white-faced whistling duck didn't really care. He was not impressed:

Always thank makeup for the great job they do:

Once you get paid, you can laugh all the way to the bank at all the clowns who show up to watch you strut your stuff:

And a couple of months later, take responsibility for your little one. Don't make mommy come looking for you with little one in tow:

Most of the time the peafowl are hanging around right at the front entrance, on top of the buildings, in the trees, and, where they get easy food, in Flamingo Lagoon.

Peafowl are not native to San Diego, but out in Lakeside and Santee, there was a small, private collection of exotic wildlife many decades ago. As the owner aged and couldn't care for his collection or maintain their habitats, some wildlife escaped before authorities could relocate them.

There are at least two flocks of peafowl living in the wild around Lakeside and Santee, and enjoying themselves immensely. The flock that I am familiar with lives on about six acres of land owned by a friend of mine. Although he has a great little resort — tennis, volleyball, basketball, pool, spa — I've learned not to crash at his house after a party. The peafowl get on the roof and really make a racket scratching and squawking in the early morning.

The U.S. Navy's 26th Bay Bridge Run/Walk is coming up on Sunday, May 20.
This is the public's only chance each year to walk (or run) across the magnificent
San Diego-Coronado Bay Bridge:

Event starts at 8:00 a.m. at the Hilton San Diego Bayfront:

The route covers about four miles, ending at Coronado's Tidelands Park.

Runners receive T-shirts, Padres tickets, and complimentary transportation back to downtown via bus, trolley, or ferry — take the ferry for the best views of downtown San Diego:

The run/walk riases money for the Navy's Morale Welfare and Recreation (MWR) programs, providing Quality of Life programs for our 500,000+ active duty and retired military, reservists, their family members, and civilian employees who make up our San Diego Military Family.

This is a unique way to help our soldiers who fight for our freedom and to get some unequaled views of Coronado and downtown San Diego.

For the most spectacular views of San Diego: Cabrillo National Monument.
It's free this week only.

When you come to San Diego, there are three places you should go to see the gorgeous panoramic views of San Diego County:

Mount Helix in La Mesa — Mount Helix has a private park with a large cross at the top. Great sunsets because you're far enough inland to actually get sunsets instead of the coastal marine layer. Mount Helix is about 1,370 feet high.
Mount Soledad in La Jolla — At 822 feet high, you can see the coastline from Mexico up to Los Angeles on a clear day. The marine layer usually burns off around noon, but then it rolls back in off the ocean as early as 5:00 p.m. on some days, so get thee yourself up there around 2:00 p.m. for the clearest views.
Cabrillo National Monument — At the outer edge of San Diego Bay, these are the most spectacular views of Mexico, Coronado Island, downtown San Diego, and all that lies in the San Diego Harbor, including the Submarine Base and the Navy Air Base on Coronado Island.

Mt. Helix and Mount Soledad are free. All you have to do is drive your car to the top.

Cabrillo National Monument, being a government institution, costs money to get in. However, for this week only, from April 21 (yesterday) to April 28, it's free!

CPSC and Viking Range announce dishwasher recall due to fire hazard

The U.S. Consumer Product Safety Commission and Viking Range announced a voluntary recall of about 2,000 Viking dishwashers. Consumers should stop using recalled products immediately unless otherwise instructed. It is illegal to resell or attempt to resell a recalled consumer product, which means it might be illegal to sell real property that includes a known recall.

Units range in size from 667 to 1,127, and floor plans (bedrooms/bathrooms) include 1/1, 2/2, and 3/2. The 1/1 units are popular with flight attendants and pilots, and as second or vacation homes.

Amenities at Mission Heights include swimming pool, spa, club house, picnic areas, and community laundry facilities.

HOA fees range from $200 to $285 per month and include common area maintenance, exterior building and roof maintenance, landscaping, trash pickup, water, sewer, and limited insurance.

Mission Heights is close to Qualcomm Stadium and easily accessible to the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

It's always easy to determine when summer arrives in San Diego because the San Diego Padres attempt to play professional baseball in beautiful Petco Park, and the "Humphreys Concerts by the Bay" season gets into full swing, to use a baseball term.

Humphreys is an outdoor theatre located between Humphreys Restaurant and Humphreys Half Moon Inn, and with the San Diego bay on one side. With seats for 1,400, Humphreys has been presenting a variety of major attractions since 1982 — rock, jazz, comedy, blues, folk....

Butterfly Jungle at the San Diego Zoo's Safari Park is now open

Butterfly Jungle, one of the most popular and fascinating exhibits at the San Diego Zoo’s Safari Park is now open through April 15, 2012.

Safari Park is located at 15500 San Pasqual Valley Road, Escondido, about 45 miles northeast of downtown San Diego and east of Escondido on Highway 78:

Hours are 9:00 a.m. to 7:00 p.m. through April 15.

There are always long lines to get into Butterfly Jungle, and you need a special ticket, so my advice, based on past experience, is to go at 9:00 a.m. They only allow a certain number of people in at a time so that butterflies on the ground aren’t crunched to death by the crowds.

The 2012 San Diego Crew Classic: Rowing season starts here!

The 39th Annual San Diego Crew Classic is this weekend, March 31 and April 1, on the waters of Mission Bay at Crown Point Shores.

Comprising more than one hundred races, the Crew Classic is always a crowd pleaser as thousands of spectators cheer over four thousand high school, college, junior, and master athletes in their quest for coveted trophies and early season rowing honors.

As of February 15, one of the most prestigious rowing events will have club, school, college, and university teams from:

British Columbia
California (of course)
Colorado
Connecticut
D.C.
Florida
Georgia
Illinois
Kansas
Massachusetts
Michigan
New York
North Carolina
Ohio
Oregon
Pennsylvania

Along with the races, there will be a shore-side tent row for clubs and alumni, a beer garden on the sand, and much more...

Tickes are $10 in advance (see the web site), $12 at the door, and free for chilren 12 and under. Paid and free parking is available, but free parking fills up quickly, like at sunrise.

Carlsbad Flower Fields now open

There are 50 acres of blooming flowers overlooking the Pacific Ocean in Carlsbad, California. Known as the Carlsbad Flower Fields (or something just "the flower fields" to locals), they are located at 5704 Paseo Del Norte:

The Flower Fields have been in place for over sixty years in an annual rite of transforming the rolling hills into a spectacular and coordinated display of beauty through natural color. The main flower fields are filled with giant Tecolote ranunculus flowers.

Fields are open seven days a week, 9:00 a.m. to 6:00 p.m.

Admission is $11 for adults, $10 for seniors age 60 and over, $6 for children age 3-10 (interesting that age 11 is considered an adult for admission purposes!), and children 2 and under are free. Season passes are available as well.

There are many activities other than just wandering around 50 acres of beautiful flowers. For example, there are antique tractor wagon rides around the fields (popular with children), and each Saturday and Sunday has a special event, such as Kids' Day, Strawberry and Flower Fields Forever, Easter Sunrise Service, Bluegrass Day, Photography Workshop with Canon, Bonsai Show & Sale, and Mother's Day.

Don't miss the other exhibits, too, such as the Cymbodium Orchid Greenhouse, the Artist Gardens, the American Flag of Flowers, the Sweet Pea Maze (adults have fun in this one, too), Santa's Playground, the Carlsbad Mining Company, and the Historic Poinsettia Display.

Along with its central location, Mission Greens provides a swimming pool, spa, fitness center, recreation room, and great landscaping, including water fountains and large ponds, which make for a very relaxing place to live among the hustle and bustle of Mission Valley. In addition to a common area laundry, many units also have in-unit laundries.

If you like to golf, Riverwalk Golf Course, a public course, is literally just a few hundred feet away. Shopping is within walking distance at Fashion Valley mall, as is the beautiful San Diego Trolley station at Fashion Valley. Walkers, joggers, and bikers will enjoy the concrete paths along the the San Diego River from Qualcomm Stadium all the way to Mission Bay, Ocean Beach, and Mission Beach, and distance of about seven miles.

Mission Greens was built in 1979 in zip code 92108 in the central section of Mission Valley. There are 212 units with bedroom/bathroom floor plans of 0/1, 1/1, 1/2, 2/2, 2/3, and 3/2, and units ranging in size from 522 square feet to 1,794 square feet. There is one 2,220-SF unit that is actually two units that were bought by an individual and then merged into one. This is one of the few condominium complexes in Mission Valley that includes 0/1 studios, which are popular with airline pilots and flight attendants when they have to lay over in San Diego. Many units have golf course views or views of the many fountains, streams, and ponds throughout the complex.

Monthly HOA dues are about $335 to $355 a month and include common area maintenance, landscaping, exterior building and roof maintenance, sewer, water, trash pickup, and limited insurance.

Paper Airplane Festival in Balboa Park, Saturday, March 17, 2012

A lot of people will be drinking alcohol and having a good ol' Irish time since Saturday is St. Patrick's Day. What to you do if you have children or you don't drink alcohol? Have no fear! A great event that I have been to before is the Paper Airplane Festival.

The Paper Airplane Festival takes place at the San Diego Air & Space Museum at 2001 Pan American Plaza in Balboa Park from 11:00 a.m. to 3:00 p.m.

Admission is $17.50 to $24.00 for adults, and each adult is allowed to bring up to four children to the festival at no charge.

Learn how to create different types of airplanes. Your creations will be judged in various categories, including farthest flight distance, flight accuracy, and longest air time.

At 3:00 p.m. there will be a group launch of all the paper airplanes.

Lots of fun for the entire family!

Think! when you're setting up a ladder

Today's post is a guest post by Russel Ray, a home inspector in San Diego, California.

A few days ago, I witnessed an accident by someone using a ladder. This someone uses a ladder many times each day during the course of his business.... a roofing contractor. He's okay.

The following two pictures illustrate the wrong and right of what happened.

In this first picture, the Telesteps ladder is merely leaned up against the roof on a second-storey balcony:

In that picture, if the ladder climber loses his balance and falls, he's going to fall over the side of that railing and to the ground below. I can pretty much guarantee you that the ladder climber is going to be injured, possibly seriously, and possibly even killed. It happens.

This second picture shows the correct way to position this type of ladder:

You can see that in this case if the ladder climber loses his balance and falls, he will fall just a few feet to the deck below. Much safer. He might still be injured, but it's likely that the injuries will be less severe, and he'll probably survive.

Think! when you're setting up a ladder. Always presume that you're going to fall. Then, before you ever climb the ladder, be proactive in setting it up to minimize injury if you actually do fall.

Built from 1995 to 1997, Mission Gate is a gated community of 98 units in zip code 92018 in the central section of Mission Valley. Bedroom/bathroom floor plans include 2/3 and 3/3, and range in size from 1,230 to 1,646 square feet. These are some of the larger units in this area of Mission Valley.

Amenities include swimming pool, spa,
in-unit laundry, and individual garages. HOA fees are about $205 per month and include common area maintenance, exterior building and roof maintenance, landscaping, sewer, trash pickup, and limited insurance.

Mission Gate is easily accessible to Qualcomm Stadium, the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

Mission Gate is very popular and very stable, so there aren't too many units that come on the market. Although many listing agents still tend to overprice these, they still don't stay on the market long.
