San Diego County home sales for July 2010
Home sales in San Diego County came in at 3,070 in July 2010, lower than the almost-3,900 sales in both May and June, but still well above the low of 1,826 sales in January 2008 and 2,322 sales in January 2010.
Many experts blame the fall on the expiration of the federal tax credit, but that actually expired April 30, so it really doesn't fully explain the high sales in May and June. Notices of Default in San Diego County dropped in December 2009 to 1,878, the lowest number since November 2008.
A Notice of Default is the first step by mortgage holders in foreclosing on properties where owners are behind on their mortgage payments.
The fall in the number of default notices could indicate that mortgage lenders are working with owners to work with owners to modify mortgage loans or to sell the property for less than the currently owed mortgage balance, called a short sale.

December 2009 saw continuing good news for the San Diego housing market.
October 2009 was the first month in three years that the median sales price had increased over the previous year, and December 2009 added another month to that to make it three in a row! However, month over month, the median sales price has been up for eleven consecutive months.
The historic high was in November 2005 when the median reached $517,500. At that time, only 7% of San Diego's population could afford to buy a median-priced home.
