Inventory is declining, pending contracts and sales are increasing.
Sales continue to be lead by foreclosures and short sales. However, signs of strength are beginning to be noticed with sales other than distressed sales. (4 comments)

Naples sales through May are up approximately 40% compared to last year!
They are led by foreclosures and short sales.
Sales prices are down and so is the inventory.
There have been 213 Pending Contracts the first week of June.

When I read "Potential short sale" in the listing remarks I usually assume one of two things:
A. The seller has not talked to their lender.
B. The seller is talking to their lender or has hired a 3rd party to negotiate the short sale for them.

The real estate meltdown has the country up to its hips in alligators. Unprecedented numbers of foreclosure filings in almost every state in America, including my state, Florida. My county is Collier County long noted for its immense wealth but it is not escaping from record numbers of foreclosures and (0 comments)

Naples, FL. is known for its increasing property values. Its warm winters, warm gulf waters, beaches, etc. have traditionally been the drivers of these escalating values.
As far as I know, Naples has never been known for Foreclosure filings.
