One of the many things I really like about this site is the positivity of everyone. It feels good to be able to read, write and comment on blogs that dont make you feel bad or ones that you wish you never read to begin with. I'm not feeling down because of the market. I'm not in a bad mood because like most agents, not all I know there are several agents cleaning up right now, because my income has dropped off some in the past 5 months, but its picking back up again, Yeehee! BUT, I'm in a bad mood because I'm tired of working my butt off helping my clients and giving the best customer service they desire to get and falling victim to the laziness of other agents.
I love the technology thats available to us as Real Estate Professionals that helps us better communicate and interact with our clients without actually speaking to them. It just really hurts when they get their hopes up about potentially buying a house only to be crushed because the home isn't really available. I use Listingbook, which I really love, that allows my clients to get listings that fit their needs and select the ones they like as favorites. Yesterday I called on 6 listings all showing as active, that one of my clients liked, ALOT, and 2 were already in escrow and 1 was withdrawn by the owner. I completely understand how busy it gets during the course of the day, but updating the status of your listings is something thats pretty important to your duties as an agent. Or even worse, one of the listings I called on said "go directly to the house for a showing, no need to call" in the comments on the MLS. Having been around for a little bit I know better and called the agent anyway. I called around 3:30pm to set up a showing for 6:30pm the same day. The agent assured me it was no problem and that I could take my client at that time and the tenant would be there to allow me access in. I asked the agent 3 times because it just didnt seem right, but he insisted it would be ok. Sounded great until I arrived with my clients at about 6:25. Most of you are thinking the tenant was difficult or not willing to open the door, nah, this was a lil different. They were in the middle of a graduation party with tons of family and friends. I spoke with the tenant and found out he has never had any communication with the agent ever, and the property has been on the market for over 2 months. Nor does the owner call him to advise him of showings. I'm embarrassed because I have my clients with me, luckily I've been in regualar contact and have taken them out for showings before so they understood, but if this was a brand new client that I was taking out for home showings for the first time I don't think they would have been as understanding.
People we're all supposed to be working together but we need to get it together first. This industry is hurting from peoples own lazy habits just as much as everything else going on in real estate today. I've encountered so many supposedly "active" listings that have been in escrow for weeks its really bringing my good mood down fast. I called on one and the lady told me, with a huge attitude, that it was closing in a week as if I was supposed to know this, yet it was "active" on the MLS.
