It is almost impossible to know how accurate a website is when you are searching for homes online.  Websites have different reasons for posting homes for sale and therefore you will find different levels of data and data integrity.  Think back a few years ago when the various real estate booklets were popular (Harmon Homes, Homes and Land, Real Estate Book, etc) which had print deadlines roughly 2-3 weeks prior to printing then only published every month so you could have a listing sell even prior to publication!

boise homes for sale: Boise Real Estate Market Heating Up - 04/12/11 01:29 AM
I have been noticing much more buyer activity in every aspect of the market lately here in the Boise real estate market.
When out showing property, several times each week I have been bumping into other agents showing the same home in Boise at the same time.  Yesterday, I was showing a Nampa home and I had another Realtor and a buyer show up looking while I was there with my client.
I had made an offer on a property in Boise for a client and the listing agent told me there were 11 offers submitted on it including mine!

boise homes for sale: New Record for length of time with same Realtor - 04/04/11 04:43 PM
I just pulled up a listing in our MLS that shows a property listed now for 1,158 cumulative days on the market.  I think may be a record in and of itself, but that isn’t what really caught my eye.  It is the fact that they still have the same listing agent and the agent is not related to the seller!
This is a never lived in unit (hard to still call it new) which was originally listed  January, 2008.  The property was originally listed for nearly twice the current list price.

Should you buy or sell real estate during the holidays?  I always get this question this time of the year as people wonder what to do and to gauge the Boise real estate market.  I do not claim to be able to accurately forecast the future, but I do continuously research the past and try to learn from it.  I just checked the Intermountain MLS and so far this month (November 1 - November 19th) there have been 457 residential listings in Ada County that have reported new offers on them (contingent or pending offers).    That shows current sales that occurred that … (0 comments)

In Boise, Idaho it seams that people sell a home and traditionally buy one for about 50% more than what they sold for (unless they are retiring or buying/selling investment property). This may not initially sound logical that by selling your home for less money today, that you can actually net more equity, but check out the math. Assuming property values have dropped 20% from when you bought your home (or wish you would have sold it in the peak in 2005) and you are going to buy a more expensive home at 150% of the sales price. boise homes for sale: November 14 2010 Ada County Real Estate Update - Residential - 11/14/10 10:12 PM
Current snapshot of the local Boise Idaho real estate market.
There are currently 2,730 residential listing offered for sale in Ada County (not counting to be built listings, mobile homes, manufactured homes, condo's, townhouses or acreage properties).
Although that sounds like a lot, we have successfully closed 5,129 so far this year.
That means there is currently about a six month inventory of homes for sale.
Interesting observations include:
