boise real estate jim paulson: HomePath (Fannie Mae) Reinstates 3.5% Buyer Closing Cost Incentives - 04/11/11 03:33 PM
I just received an email from Fannie Mae stating they are now offering up to 3.5 in closing cost assistance for HomePath® properties beginning April 11 through June 30, 2011. Buyers must be owner occupants and the home must close on or before June 30th, 2011. I know in 2011, they also offered incentive to Realtors to sell these homes, but that incentive has not resurfaced yet. I look forward to letting my buyers here in Boise, Idaho know about this great new option for them to buy a home and have the seller pay their closing costs!

I am a Boise Idaho Realtor and I just read a blog about buyer representation and was surprised to see that the vast majority of comments were from Realtors saying they wouldn't waste their time on a buyer that didn't first have a pre-approval letter from a lender and then signed a buyer representation agreement. If you are a Realtor that is losing business because you can't keep up with the leads, only going after this low hanging fruit would make sense as a business strategy, but for 90% of the Realtors out there, it is career suicide! I was just responding to another lead online. I typically tell them to Google me and then compare the results to what they find on Google for my competitors. I know how poorly most of my competitors rank even for their own names, so I really use this to my advantage. I have been doing some research on the pros and cons of watermarking photos in the MLS. I just called for a meeting of our New Technology Committee of the Intermountain MLS to consider implementing watermarks, so I would appreciate feedback from others as to additional pros and cons of this concept. Pros: FRAUD Abatement: There are many complaints that people are scraping the photos for other purposes. Seller Benefits of listing their home through the holidays: Currently inventory in Ada County (Boise) is at a four year low so there is less competition; Houses look family friendly when holiday lights and Christmas trees are decorated; Some neighborhoods are beautiful and show sense of community with higher number of homes with exterior Christmas lighting.
