how to choose a realtor: Wow - my new buyer client understands the business better than some Realtors! - 02/05/12 04:08 PM
I was very pleased during a conversation with a new potential buyer client of mine yesterday here in Boise, Idaho that was referred to me by one of my lender partners.  This buyer has a better grasp of how to sell real estate than most Realtors I know!
Even though this type of client intimidates many Realtors, I welcome them and all their questions.  I have found that this type of logical thinking client gains the respect of many of their friends and typically are my best future referral generators as past clients.
Here are a few of the great questions/comments … (6 comments)

how to choose a realtor: How Realtors should work with potential buyers and visa versa - 05/11/11 09:34 AM

There are lots of theories on how to best handle the initial relationship with a potential buyer.  I have been a licensed Realtor in Boise, Idaho for over 20 years and there is no single one best way!  If I had to cut to the chase and select the overall most effective however, it would be to explain that my role is that of a problem solver and not just a chauffer to help them get into a home!
Too many Realtors get hung up on getting a buyer pre-approved before they will even meet with them.  My problem with … (0 comments)

how to choose a realtor: Is real estate a cut throat business? - 04/07/11 11:35 AM
Many times I hear people talk about how “cut throat” the real estate industry is.  They make it sound like we are continuously taking each other’s clients or stealing each other’s leads.  Is that just a "fish story"?  Here in Idaho, I prefer another type of Cutthroat which is much more palatable!

I have been a Realtor in Boise, Idaho area for 20 years and am proud to say I seldom run into cut throat Realtors due to the Realtor Code of Ethics. It establishes guidelines for dealing with fellow Realtors and with the public. Every Realtor has to agree … (2 comments)

how to choose a realtor: Hidden (behind the scene) considerations when hiring a Realtor - 03/12/11 02:29 PM
There is a bunch more than just having a Realtor open the front door for you and writing up a contract on the home you decide to buy.  Your home is probably going to be the most important financial decision you make for the next five to 10 years!  I have been a Realtor in Boise, Idaho for 20 years and have learned that most consumers don't have a clue how to hire a Realtor.  In Boise, Idaho; there are almost 3,000 Realtors in Ada County who are "independent contractors" trying to differentiate themselves and yet, unfortunately, most buyers go with … (0 comments)

how to choose a realtor: Buyer Agency – The key to turning prospects into clients - 01/08/11 04:14 PM
I am always amazed when I hear Realtors jump on the bandwagon about not showing a home to a buyer that hasn’t already signed their Buyer Representation Agreement and/or been pre-approved by a lender.
<!--[endif]-->As the owner and broker of Progressive Realty Corporation in Boise, Idaho, I take a different approach.  I run my personal real estate business as more of a “consultant” than a “sales person”, that is like putting the cart before the horse on a downhill slope!  If the Realtor’s job is to orchestrate the transaction, should the horse be the one in front controlling the pace and … (5 comments)

how to choose a realtor: How to choose the right listing agent - 09/04/10 03:12 PM
The most important things a seller should consider when hiring a Realtor include:
How knowledgeable is the Realtor in the type of property being sold? What percentage of the Realtor’s listings actually sell and how does that compare to the general MLS? Average Days on Market; Average List to Price Ratios; % expired before selling; % canceled before end of the contract What is the Realtor’s marketing plan and is it in writing for the seller to sign? Does the property being sold match the target market of the marketing plan?  If it is a property that will most likely be … (24 comments)
