All the homes in Meridian that have closed since 6/1/10 that were listed as To Be Built, Under Construction, or New-Never Occupied. If you include ALL the solds including the Zero Sold Price and Unpublished Sold, here are the hard numbers NEW CONSTRUCTION List Price Total: $19,421,853 (Same period ‘09 $17,076,166) Sold Price Total: $18,786,070 (Same period ‘09 $15,943,369) Difference: -$635,783 (96.7% of asking price or 3.27% discount) (Same period ’09 -$1,132,797 or 93.4% of asking or 6.6% discount. An improvement of 3.33% over last year) When you REMOVE all the listings that skew the total because they are $0 sold price or Unpublished

Here is a great opportunity to take advantage of the $8,000 tax credit instead of paying first and last months rent! Payments would be comparable to paying rent but you get pride of ownership and future appreciation not to mention the tax incentives!

meridian idaho real estate: Idaho Neighborhood Stabilzation Program Funds Are Available! - 10/01/09 12:24 PM
I was one of the first Realtors in the State of Idaho to write an offer for a buyer using the Neighborhood Stabilization Program (NSP) Program. It is a great program because instead of discounting a homes value driving the neighborhood prices even lower, it allows them to be purchased, fixed up and resold using NSP funds and then allows for carrying back up to a 20% second deed of trust at 0% interest with no payments (on an as need basis) to keep the valuations up without impacting the buyers payments! The State of Idaho has been awarded $19.6 million

The scales of justice may appear blind, but they do eventually come to balance. Please check your own state laws to see what is allowed and what isn't. Here is a pretty good source: http://appraisalnewsonline.typepad.com/files/bpo_state_laws.pdf I have posted several blogs about BPO's in the past and the one point I keep trying to drive home is who the person requesting the BPO should determine how you respond. I have heard several agents say they have done over 1,000 BPO's without a listing. I would bet that most of those BPO's were done for third party servicing company's that are not even authroized

I have just researched the market in the MLS for Meridian Idaho. With the new tax credits and incentives, it is a great time to consider real estate again. It is still a buyer's market with lots of choices, for example, there are 1,184 single family residential choices in Meridian alone right now! Of those homes, the median price is $214,900. The median price of the 210 homes that have closed in Meridian so far in 2009 is $179,199. There are currently 214 home pending in the MLS and another 62 that have contingent offers on them. 322 of the active

I was fortunate enough to have dinner last night with Dr. Jed Smith on his trip to Boise to talk to the Ada County Association of Realtors Annual meeting. With the current upheval in the financial markets, we couldn't have chosen a better time to get his insight. A few key points he made was that he felt we were really close to the turn around point of the housing market because: Inventory is shrinking, we aren't adding in new inventory very fast (new construction slowdown), interest rates projected to stay low; we have corrected many of the things that
