There are many different schools of thought on how to sell real estate.  Agents are often in a quandry on what to do when a seller wants to price their home over the current market price.  I would appreciate feedback on which method you think is best of the options below.
Agent A: Listed a Home a home at top of CMA (owner had agreed to drop price if no offers in 60 days, but never would drop price). Home failed to sell.

As the owner/broker of Progressive Realty Corporation in Boise, Idaho, I educate my Realtors about their advertising and marketing costs.  Everyone wants leads and some sign up to "buy" them.
There are lots of ways to generate leads in real estate and it is difficult to say the exact cost per lead.  You can always "buy" leads via referral sites and pay per click advertising or take online referrals for X% due upon closing.  Some agents even buy targeted zip codes hoping to benefit from being the exclusive agent on a given website for that zip code.

As the owner/broker of Progressive Realty Corporation in Boise, Idaho and as the 2010 President of the Ada County Association of Realtors, I am always being asked "Have we hit the bottom?".  My answer is typically "The bottom of what?".
All real estate is local and each home, or property, is unique!  I won't make such broad statements about the market since that tends to commoditize our industry.  Here in the Boise, Idaho area, I have seen some areas begin to appreciate while others decline.

I can't believe how many people are caught up on averages these days.  I personally believe in being unique with a purpose!  
For example, why is it when Realtors do a CMA on a house they take the time to differentiate the home they hope to write on offer on or list, to see what sets it appart to determine value, yet they don't typically take the time to do an analysis on themselfs to see where they are different and where they add value?  I make sure that my marketing presentation sets me apart from the other 3,200 Realtors … (6 comments)

 Not time or desire to put out your own signs?  Think about this!
When I first got into real estate 18 years ago, I used to use a sign placing service that was reasonable and very effective.  I am surprised that one has ever rebuilt this model local after his divorce cost him his.
