The last I heard, the official percentage of buyers looking online for homes was 84%.  That's a lot of internet seekers!  It's also why I focus so much of my efforts on attracting those buyers to my site, and why I've worked so hard to get www.MankatoHomesOnline.com onto the first page of Google search results for the most important search terms Buyers use.

Are you getting ready to sell your house? Or do you already have it on the market? I bet one of the things you expect of your real estate agent is an open house, or maybe even a series of open houses. This is a common expectation, but it may not be the best thing for you or your sales prospects.

With rates as low as they've been since they've started keeping track thirty seven years ago, I'm sure most of us with a mortgage are thinking "Let's do this thing!"  Unfortunately, it isn't that easy, now that credit has tightened up.

I was listening to NPR this morning and a financial person of one kind or another was expressing his idea that lowering  the interbank rate was a bad thing, as that would encourage the kind of bad loans that got us into this credit mess in the first place.
I know a few lenders, and they are now, at least here in Minnesota, MUCH more careful about qualifying buyers.  Underwriting has undergone a sea-change, and lenders know enough to be careful.

Okay, normally I'm not much of a fan of the overuse of question marks, but in this case I'll make an exception.  Here's why:  I'm working with a client and a few days ago we submitted an offer.  It turns out there were thirteen offers on this house.  Yes, you read that right.  Thirteen.  In a buyer's market.

A typical Gustavus coed first thing in the morning.  Okay, it's actually Ecstasy by Maxfield Parrish (a personal favorite), but the real St. Peter merits your attention too. 
Saint Peter is situated on the Minnesota River just ten minutes north of Mankato and an hour south of the Twin Cities.  In 1857 Saint Peter was slated to become the capitol of Minnesota because of its centralized location and river access, but the effort was undone by a bit of thievery, drinking, and card playing, and the capitol remained in Saint Paul.

But seriously, do you find that the time you spend here is worth it?  With kids at home to spend time with, not to mention my lovely wife, and all the other marketing, follow up and everything else that goes into trying to make it as an agent in this kind market, I hardly have time to breathe!
Your thoughts on the best way to use this place, or the best resources you've discovered, will be appreciated.

I read recently that 91% of your business will come from the follow-up efforts you make:  mail, email, phone calls.  That provides some serious food for thought.  Sometimes I neglect to make full use of the tools available to me:  in this case, that would be Agent Office.  I have it, but have a hard time turning it on every day.
Even though it's not something I usually do, I now have a New Year's resolution.  Wish me luck!

I'll be honest:  there's not much I like about the current occupant in the White House, but his concern for his legacy is driving him to some unprecedented activity.  Among that activity, and very welcome from my point of view, is the legislation the President pushed to get rid of the tax on forgiven loan money.
