ramblings from a mankato realtor: Climbing Google with Karen - 04/07/09 03:43 AM
I'm sure you know of Karen George, a delightful AR poster and SEO specialist.  She wrote a couple of blog entries about tags for blogs.  Here they are:  Part one, and part two.
These seem like very good ideas to me, but a question raised in one of the comments to these posts was never answered that I could see:  is there some way to delete tags from the tags list here on activerain?
I made the same mistake Karen did, and would like to edit down my list of tags... can I do so?
Your replies are appreciated.

ramblings from a mankato realtor: Robins in Winter, the follow-up - 03/25/09 03:55 AM
It turns out that where we are, in southern Minnesota, robins do over-winter.  We are in a chunk of their range where robins stay put.  Or maybe the robins we see in winter here came from somewhere up in Canada or Alaska, the northern parts of their summer range, while the robins we see in the summer took off south themselves when the days grew short.
I wonder if anyone has ever tagged robins with radio transmitters to answer that question?  My robin research can only go so far, so don't count on me for that answer!
However, there is a … (0 comments)

ramblings from a mankato realtor: ch-ch-ch-changes - 03/25/09 03:15 AM
If you have been checking on my blog for the last couple of weeks on my site www.MankatoHomesOnline.com, you will undoubtedly notice the fact that the look of my blog changed dramatically yesterday.  That's because it's an RSS feed from activerain, a site for real estate professionals.
Before yesterday, I had only a vague idea of what an RSS feed is.  I now know enough to be dangerous and to put it on my Mankato real estate site's blog page.
You can't make comments on my website, but you can come back to my blog on activerain to make any kind … (0 comments)

ramblings from a mankato realtor: Your own font! Really! For a measly nine bucks! - 03/25/09 03:02 AM
You heard it here first, or maybe you heard about it from Karen the AZ Home Loan Lady like I did.  In any case, this is worth passing along:  there is a site out there with software that will allow you to create your own font that, theoretically, will look like your own handwriting!  As a Realtor, I think it would be great to have my own font so I could type out an address on an envelope and have it look like I wrote it longhand.
(Marketing studies show people open envelopes addressed personally much more often than they do … (2 comments)

ramblings from a mankato realtor: Robins, spring, and people buying! - 03/25/09 02:11 AM
(I originally posted this entry on www.MankatoHomesOnline.com March 16, 2009)
The other day I decided that winter was over.  (Just after we had the last cold front move out, that is.)  Now we're seeing sixty degree days and a nice south wind to dry things out.  It won't be long before the farmers can get out into their fields.  Life is good.
Along with the temperature, it seems buyers' collective interest is heating up.  We've had lots of people come to open houses, and I've had buyers call me to look at places they've been eyeing for a while online.  One … (2 comments)

ramblings from a mankato realtor: What's better? To blog on your own site or on activerain? - 03/24/09 11:44 AM
Okay good people,
I've been blogging quite a bit lately on my website www.MankatoHomesOnline.com and thought I was doing the right thing.
Then last night I ran across the blog of Karen George, the AZ Home Loan Lady, who, sadly, passed away from cancer last year, if I read it right.   In addition to being the sort of person you wish everyone could be, she was a big fan of SEO and activerain, and her posts are quite illuminating and fabulously entertaining.    (If you haven't seen her blog, click here.  You and your Google ranking will be glad you did.  The blog is being written … (11 comments)

ramblings from a mankato realtor: Brrrr... - 12/31/08 10:37 AM
Is is cold enough for ya?  You betcha it is, that's for sure.
And I sure am enjoying the wood stove we have in our living room on a day as cold as this one is, that's for sure, too.  No doubt about it.  It does take some work and some wood to make it go, though.  And wood ain't cheap, either.  No, it's not.
But that's okay.
Oh, and I sure hope you all are keeping warm, too.
I don't suppose you saw in the paper the other day how somebody wrote in about how it sure is hard to … (0 comments)

ramblings from a mankato realtor: What's a Picture Worth Again? - 04/04/08 02:10 PM

A picture is worth a thousand words, and it can be worth a thousand dollars, too.
Recent research has shown that the more pictures a listing has, the more quickly it sells, and the higher the sale price!  In this particular study, it went like this:  Houses with just one picture sold in X number of days.  (The number isn't important-that would change with the market.  The results are important, however.)  Houses with six pictures sold 43% faster, those with 16-19 sold 48% faster, and those with 20 or more pictures sold 54% faster.
The price received for the property … (0 comments)

ramblings from a mankato realtor: Greetings once again! Question about more than one county... - 04/03/08 02:12 PM
Greetings one and all.
Question:  I live in an area of Minnesota where three counties intersect.  One of the major towns is in one county, and so that's my main Active Rain placement.  However, I'd really like to be listed in the two other towns nearby which happen to be located in a different county.  Is there anyway to do this on Active Rain?  The only other AR person in one of these other towns has a 200 rating, and clearly has no interest in this venue.  I'd love to be listed with her...
I look forward to spending more time and … (3 comments)

ramblings from a mankato realtor: Thank you all for your input! (A tardy reply) - 01/07/08 05:21 PM
Greetings all!
I have received so many welcomes and so much advice it's hard to get it all digested.  The gist seems to be to try to make a habit of both replying and posting, and to put some time limits around it too.  Sounds good to me.
It's also still unclear to me how I got a "feature".  I just posted my thoughts, and all of a sudden a zillion wonderful people are congratulating me!  Crazy.
Anyway, thanks to all of you for your time and generosity of spirit.  I hope to be able to reply to everyone, but in … (5 comments)

ramblings from a mankato realtor: This is very interesting - 01/03/08 07:18 AM
You guys are opening my eyes- big time!  I think I'd better hang around enough to get some reading done!
I do have a question:  I have a webpage:  www.MankatoHomesOnline.com which I'll soon be reworking to some degree.  There I have a lot of original content.  Is there any reason why I can't copy and paste a lot of that here as blog entries?
It seems like linking to Active Rain might be a good idea too.  I don't know that any other agents in this part of Southern Minnesota do anything at all with AR, and it wouldn't hurt to be … (14 comments)

ramblings from a mankato realtor: Thank you very much, but...dang, who has the time? - 01/03/08 12:03 AM
I must say you guys are very generous in your welcome.  For that I thank you.
But seriously, do you find that the time you spend here is worth it?  With kids at home to spend time with, not to mention my lovely wife, and all the other marketing, follow up and everything else that goes into trying to make it as an agent in this kind market, I hardly have time to breathe!
Your thoughts on the best way to use this place, or the best resources you've discovered, will be appreciated.
Thanks!

ramblings from a mankato realtor: 91% of Your Business Comes From Follow-Up - 01/02/08 11:28 PM
I read recently that 91% of your business will come from the follow-up efforts you make:  mail, email, phone calls.  That provides some serious food for thought.  Sometimes I neglect to make full use of the tools available to me:  in this case, that would be Agent Office.  I have it, but have a hard time turning it on every day.
Even though it's not something I usually do, I now have a New Year's resolution.  Wish me luck!

ramblings from a mankato realtor: Kudos to the President! - 12/24/07 01:55 AM

Hooray!
I'll be honest:  there's not much I like about the current occupant in the White House, but his concern for his legacy is driving him to some unprecedented activity.  Among that activity, and very welcome from my point of view, is the legislation the President pushed to get rid of the tax on forgiven loan money.
It used to be that if you had to sell your house short, that is, you sold your house for less than what you owed your lender, you had two choices.  You could either cough up the difference yourself or, what occurs more … (10 comments)
