This past week has been very busy and adds to my belief the real estate market is weather driven or at least it seems that way to me. Wow...double reduction day for me. I have been talking to two of my listing clients about price reductions and they both agreed today. The first one is a short sale listing I have and although it has had a fair amount of activity in the past 10 days since I have had it on the market, there has been no offers and we don't have any solid prospects for one so, as you know, there is no sense waiting. We can't start negotiating with the bank until we have something to present so hopefully this reduction will get us an offer

Over at MagnumOne Realty, our agent Kelly Baker listed a home in Lincoln last week. Because it have been on the market for some time with another agent and it is a short sale we made a decision to price it very aggressively since the seller needs to be done with the property and the bank had conditionally approved taking a discount. We priced this Lincoln Crossing home less than $105 per square foot or $335,000 for a nice 4 bedroom, 3.5 bath, 3,206 square foot house.
