An agent on Trulia today asked what interest rate it would take to get buyers interested? I think it's going to take more than interest rates..there is an equity problem and an employement problem that needs to be solved to get consumer confidence up! Interest rates are already low, yet many buyers are sitting on the fence. It's more a matter of perception in my opinion. With news organizations stating how terrible the market is, the white house commenting that it will be 18-24 months before housing improves, when agents each and every day are telling clients houses are overpriced and to bring in lower offers...I think it will take more than interest rates to get the housing market moving. Those in the profession need to inform the public that inventory is low, prices are the best they've been in 10 years (at least in our MN market) and interest rates are incredible...we need to stress the positive and not the doom and gloom of thinking it's still going to get worse so wait it out.

Now is a great time to buy...great for investors, great for first time homebuyers..as real estate professionals we need to take the bull by the horns and get this market going...inform, educate and inspire the consumer!

As MN Realtors specializing in the Minneapolis Real Esate market, we have made our weekly networking calls and discussed the marketplace so far this year with some of the Top Realtors in Minnesota. Short Sales are here to stay

In MN, homes that are selling short of whats owed on the mortgage can make up as much as 1/2 the sales on any given month. The agents in Minnesota we have spoken with feel this number will remain high and even grow over the next couple of years. Even though the market seems to be better in most respects, the massive loss of equity will not be restored for years to come. Thus forcing homeowners to negotiate with their lenders and do Short Sales.

Upper Bracket Prices will decline

The upper end in Mn and across the country has seen something call "strategic default" take the market by storm. Sellers who feel its a better business decision are walking away from homes in record numbers. As defaults in this price range grow, it means more downward pressure on pricing.

Housing demand is coming back

Although slowly, demand is coming back for homes. Traffic is up across the board with buyers that are either sick of renting or simply want in before prices go up. The demand is not in all price ranges equally, but it is present more now that in the previous 2 years. Even though prices are far from rebounding, people realize that homes are something that's needed in this country. People are not going to start colonizing in tent cities like a few crazy people predicted in the dark months of 2008. The population is growing without question which means the need for more housing units in the coming years

Avoiding a Foreclosure in Minnesota

Analyze the situation

The first step to avoiding a foreclosure is to look at where you are in the process. Are you behind on payments? Are you underwater on your mortgage? For doing Short Sales in MN these are the initial items we need know. If you can't afford to keep your current home generally there are some very good reasons why. As Short Sale Experts in Minnesota we have evaluated hundreds of situations with homeowners who need to sell but have what they feel is a hopeless situation. For the most part the reasons we see people wanting/needing to sell their home to avoid a forelcosure are valid hardships. Therefore the situation is far from hopeless.

Determine the hardship

A hardship is a material change in a homeonwers situation (usually financial) that prvents them from being able to afford the mortgage payments. This is the key ingredient to qualifying for a short sale which will allow a seller to avoid a foreclosure if they cannot keep the home. Some of the more common hardships are Reduction of income, Job Transfer, Job Loss, Divorce, variable interest rates, growing family, and many other unique situations.

Get a plan

Once you have established the fact you need to sell the home to prevent foreclosure, get a plan in place right away. Do not wait to take action, call an expert who can help you with the process. The banks and their short sale process's are complex and unless you have done it many times before you should not attempt to work with them alone. Call someone who has a short sale certification like the CDPE (Certified Distressed Property Expert) or another designation focused on short sales and distressed properties.

Minnesota Realtors are becoming more of a factor in preventing foreclosures in Minnesota than anytime in history. Twin Cities Realotrs Report

For this week the Minneapolis Area Association of Realtors came out with data that points to a seasonally driven ascent towards some decent buyer activity. The most positive piece of data shows that affordability in the Twin Cities is up roughly 5% over last year. Essentially meaning more Minnesotans can now purchase a home.

Minnesota Homes For Sale

Any Realtor in our market will tell you its still a buyers market. The data drives that point home with 8.4 homes for every 1 buyer. This is up 42% from last year.

The Good News for Minnesota Sellers

We say the smallest increas in inventory since August of 2010 proving that the run up in inventory is slowing as the tax credit hangover is loosening its grip.

Mn Short Sales

The Short Sale transactions that we have been a part of this month have proven to all have challenges. Mostly due to the banks lack of training with their negotiating and processing department. Most of the Short Sales in Minnesota that we negotiate are taking between 45 and 90 days depending on the lener or lenders that are involved.

Look for even more sellers to do short sales throughout 2011. Virtually 60% of the calls we are getting regarding listings involve short payoffs. Pricing will surely be affected but not at the level it would be if those sellers were giving their homes back to the bank.

A couple of Eden Prairie Short Sales that we have been working on have actually sold above where we predicted them to. This has told us buyers are not as turned off by them as they were a year ago.

Eden Prairie is starting the year off a bit slow according to the Realtors located in Eden Prairie that we have spoke with in the past couple of days. Showing traffic in the upper bracket houses has picked up slightly, but offers based on our experience over the past couple of weeks as well as the experience of our Realtor network.

All MN Realtors we have spoke with, have noticed a slow start transaction wise over the past few weeks. Everyone is still cautiously optimistic but everyone has buyers still sitting on the fence.

Can You Do a Successful Short Sale After The Sheriff's Sale

MN Short Sales can be done after the Sheriff's Sale

After a homeowner misses 3 consecutive payments most banks will begin the formal foreclosure process. This will involve sending collection and acceleration letters on a couple of occasions. Then they will refer the loan to a local attorney to begin the foreclosure.

Minnesota has a redemption period of 6 months after the foreclosure or sherrifs sale

Each state is different but Minnesota has a redemption period which allows a homeowner to redeem or payoff the amount due to the mortgage company within 6 months of the date of the Sheriffs Sale. There are exceptions to this, but 99% of Foreclosures in Minnesota work this way

Homeowners can avoid a public Foreclosure being recorded

By selling the home or completing a short sale by the end of the redemption period, homeowners can avoid the worst possible credit mistake of having a separate public record of Foreclosure filed against them at the county. This is the primary goal for us when a client comes to us late in the foreclosure process. We want to insure that public judgement does not go against them. These public records can show up on employment applications, random background checks by employers and certainly anytime you apply for credit in the next decade.

As Mn Realtors for the past decade, we have see the market go up and then lets just say correct itself. For the past several years everyone talks about the potential of a recovery that never seems to come. We have been flooded with foreclosures and the promise of even more distressed sales, regardless of how optimistic we have become.

In our Real Estate practice we have tried to avoid using the word recovery and instead use "reality" as the buzz word for our office. The reality is the market that's here, is the market we have. Regardless of how everyone wishes prices would go up again, we have all come to realize the show will go on, and people will need shelter aka: housing. Therefore there will be a certain number of real estate transactions each and every year, the question is: how do Realtors position buyers and sellers to make the most of their current situation?

In moving forward through 2011 its vital to look back and see what the data says.

The data is complete for 2010 and the Minneapolis Area Association of Realtors published the following data on their weekly report:

2010 BY THE NUMBERS

• 82,127 new homes introduced to the marketplace, down 1.4 percent from 2009 and the lowest level in eight years.

• 37,608 homes sold, down 16.8 percent from 2009 levels and also the lowest level seen in eight years.

• $169,900 median sales price, up 2.3 percent from 2009.

In 2010, the tax credit shifted the typical Twin Cities buying season to spring. There were year-over-year price gains for the first seven months followed by declines in four of the last five months.

The 2.3 percent gain in median sales price was likely the result of two primary factors: strong demand early in the year coupled with more upper-bracket homes selling. Improving oversupply issues also helped the market rebalance itself and stopped the price free-falls we saw in 2008 and 2009.

"Low mortgage rates coupled with low prices and plenty of supply have created one of the most favorable buying environments in generations," said Jennifer Snyder, president of the Saint Paul Area Association of REALTORS®. "Foreclosures, short sales and lower-priced homes continue to be key lures for buyers."

The October 2010 Housing Affordability Index of 220 was the highest level on record-going back at least several decades. This means that the median family income was 220% of the necessary income to qualify for the median-priced home using a 20 percent downpayment and 30-year fixed mortgage.

"Unemployment is still higher than normal for our region, but it has come down lately because of fewer layoffs and an improving jobs picture," said Cari Linn, president-elect of the Minneapolis Area Association of REALTORS®. "If we can avoid more job losses, which often result in more foreclosure inventory, we should see improvement as we progress through 2011."

Selling your home in Minnesota or elsewhere this year? Consider these items when evaluating when to sell and how to protect your equity-

1. Distress Sales in your immediate neighborhood

For most Minnesota homeowners your neighborhood will be affected by distress sales such as foreclosures and short sales. One of the pieces of advice that we give our sellers is to watch your neighborhood closely, and don't sell if there is a current foreclosure on the market in your immediate area. Put some time between selling your home and the most recent distressed sale. For example in Eden Prairie and Lake Minnetonka- two areas we sell in frequently, most neighborhoods will not have the relentless presence of reo or foreclosures properties. They will periodically show up throughout the year and sell at various levels ranging from terrible to just below average. This will obviously put downward pressure on prices but it will not force you to compete with those homes unless you are on the market at the same time.

2. An outdated home

Is your home outdated? If your home is more than 10 years old you may need to freshen it up to get the most money out of it. Statistics show that sellers who take care of their home and invest in frequent updates get more return on their home that homeowners that simply defer these updates.

3. Overpricing your home

First of all do your own research so you know the basic facts of your market. Real Estate websites like Trulia.com and Zillow.com will provide you with unbiased data on the current housing market. Then hire a Realtor that has experience selling homes in your general area. Also make sure your Real Estate Agent is bold enough to tell you the truth and not just buy your listing by overpricing it. In over 1000 transactions we have done, this is consistently an item we run into. Agents want a listing so they tell the seller what they want to hear. 1 Year later the home is "market worn" and gets little attention from buyers since its been sitting on the shelf for so long. This forces sellers to over compensate by getting to a level of value that brings people in on price alone.

4. Lack of Financing options

If your home is in the upper end, financing may be extremely difficult unless the buyer has lots of cash. If your home is a starter home it may need some work and probably wont qualify for low down financing due to tougher lender guidelines. Our advice is to be creative regarding the buyers financing. If you have a ton of equity it sometimes makes good business sense to carry back a second mortgage. This will allow a traditional lender to fund the large percentage while controlling their risk. If you don't have a ton of equity, line up an investor who would be interested in carrying a mortgage for a buyer. The interest rate will be higher but the terms may be better and most likely easier for a buyer to qualify than a traditional bank

5. No Strategy or Plan for Selling.

As Realtors in MN we run into bad marking plans as well as good ones every single day. The difference between success and disaster many times comes down to being strategic and understanding the specific game plan for marketing and selling the home. This includes looking at a detailed marketing plan and honing in on who the target buyers will be. This can save time and therefore equity. If you put better quality buyers in front of your home more frequently, you will sell quicker and for more money without question. This can only be achieved by having a game plan and executing that plan everyday.
