Downtown Austin,Texas is really changing its look. There are over 30 different projects going up around town. Well a few of them have stopped or are going to stop. I am sure in a year or so it will start again. So maybe now is the time to get into a new condominium before the next boom. Don't wait till it is happening. I have been busy with my Growthleader site. I am getting a few people a week and staying in touch with a lot of them.
I really like the personal feel of the site. I have had many people come to the site and just enter a bad phone number. Then after awhile they change it to or add their correct number. I think it's because the site has a one agent feel. This means that it is not a huge corporate site that the client gets lost in.
Another thing I like about the site is the ability to keep up with clients. So many times in this business you can lose track of a clients progress, but with the site you can see the moment when a client really starts to look at more homes on your site. The client will start saving homes and fine tuning their search criteria. At that point you can re-call them and see how they are doing and move forward with them.
The Guaranteed Rural Housing Program is designed to assist households in obtaining adequate but modest, decent, safe and sanitary dwellings for their own use in rural areas.
The United States Department of Agriculture has made available a Guaranteed Loan Program to assist lower income families in rural areas. These are up to 100% Loan to Value, 30 year Fixed Rate mortgages with absolutely no Mortgage Insurance.
That's right...NO Mortgage Insurance is factored into the monthly payment for the borrower as all of these loans are guaranteed by the local Rural Development office.
These Mortgages are NOT restricted to a minimum credit score and also allow closing costs to be financed if they can be supported by the appraised value of the property...allowing those buyers with limited assets to qualify. Up to 6% in Seller Contributions are permitted.
This program is applicable for one-unit primary residences including Rural Development approved Condo's and PUD's.
Sorry it has been awhile since I have updated. I went to LA for a week and was busy.
I have been keeping up with my Growthleader clients and I am happy to say I am going on my first showing.
It took a bit longer than I thought. I have been talking with clients and emailing back and forth, but no one was going out to look.
Then I get the e-mail I have been waiting for. I am showing a few homes this coming week.
I really like that Growthleader show how my clients are using my site and how many times they come to my site. The site shows me who is active and who is not.
The people that are not active usually get a call or email from me. I just want to keep them in front of me.
This month is sure going by fast. It is going to be Feb soon. WOW. Things here are still going well. I have been working with some clients and even wrote a few offers. My Growthleader site is still getting about 1-2 clients a day now. I am still getting a lot of people just browsing.
Looks like they are waiting to see what the new Pres does and how the economy will be affected. Hopefully the new stimulus package will come through and peoples confidence will start to return.
One of the features, of GrowthLeader, that I like is the fact I can change my home page. I really like to make it more personable. There are now a million sites out there offering people the chance to look at homes and I want to try to make mine just a little bit more friendly. I have a few active people that have been coming to the site for awhile. I am hoping to show them in the next few weeks.
I am looking forward to write a few offers over the next few months.
