SHORT SALE - LONG CLOSE | A REAL ESTATE BROKER’S EXPERIENCE December 11th, 2008 categories: Uncategorized
In a down market, new solutions are required to “move properties.” During the 80’s, I worked in the commercial side of real estate.  I remember working with our real estate clients, helping them renegotiate transactions with their Lenders in order to prevent foreclosure.  Loan terms were changed, lender’s took interests in property and all other sorts of creative arrangements were made.  In this current market, we are doing the same or similar things with our residential clients.  Creativity, perserverence and patience are the key characteristics … (0 comments)

RECESSION? WHAT RECESSION IN GILLESPIE COUNTY? NOVEMBER SALES UP!!! December 4th, 2008 categories: Assessing the Local Market
Everyone these days is talking about the Recession. Believe it or not, Gillespie County Real Estate Sales were actually UP in November. Sounds great! Huh? Actually, the number of properties sold was less than one-half of last year’s (13 this month compared with 22 last year, same month) but what did sell was high dollar. One commercial property at $2.95Million, 2 Ranches totaling $1.7 million, and 2 upper end homes totaling $1.33 million. I guess the moral of the story is that if you … (0 comments)

Kerr County Area real estate sales were WAY down in November (just 45% of last year’s total). Residential Sales were just 57% of last year. Commercial and Farm and Ranch Sales were pretty much non-existent during the month of November. Lot sales were only one-third of last year.

REAL ESTATE TURN AROUND? COMFORT, TEXAS NOVEMBER SALES December 2nd, 2008 categories: Assessing the Local Market
Total Sales for the month of November in Comfort were $700,790 slightly down from last year’s figure of $764,000 but much better than previous month’s ratios. There were two Residential Sales under $150,000 and two Land Purchases (A 25 Acre Tract & and a 33 Acre Tract).
Buyers continued to get better overall purchase prices. The Last List Price as compared to the Ultimate Sales Price fell from 93.5% to 91.6%.  This number actually is a little skewed as there were several sales that had … (0 comments)
