If it's a Race.....Why Not Take an Early Lead? - 02/29/08 01:14 PM
Statistics prove that when people go through a major change in their lives, this sometimes causes them to purchase a new home. When a couple is a bout to have a child or does have a child , for example, they sometimes need more room. So, sometimes they need to buy a new home.
Now, keeping all of this in mind, what is another life changing event? Hmmm..........How about getting married.
As I recall correctly, that is a very large event in our lives. And guess what my wife and I did when we got married. We put our old house on … (2 comments)

Sometimes You Just Have To Take a Stand!! - 02/27/08 11:46 AM
This past Saturday evening, was the 19th annual Regal Awards. If you are unfamiliar with the Regal Awards, they are given to those that excel in new home sales. You must sell at least 1 million dollars worth of new homes in order to qualify for a Regal award. If there is a co broker involved, you and the co broker split the sale 50/50. My lovely wife wife landed in the 4 million dollar Regal Circle and sold nearly 7.5 million dollars worth of new homes in her community of Brookhaven for Mungo Homes. But, enough bragging about her, I came … (2 comments)

Pharming Your Fellow Realtors - 02/26/08 11:20 AM
Do you ever pharm other Realtors? For example, most new home agents in my area are only allowed to sell homes in their specific neighborhood or for their specific company. Therefore I have become friends with several new home agents who refer business to me.
If someone comes to their neighborhood and they do not have anything that the customer is interested in, they contact me to see if I can help. Also, if a customer wants to buy a house from them, but has a house to sell, I get those referrals as well.
This is not an exclusive process to be … (4 comments)

Are you a Salesman or a Realtor? - 02/14/08 03:14 PM
Do you see yourself as a salesman

Or as a Realtor?

Is there really any difference between the two? I for one do not use any high pressure sales techniques in order to sell houses. Though we all have to be somewhat a salesman, I believe that houses really sell themselves.
There has been much debate on this subject, and many Realtors have been successful by both high pressure and low pressure tactics. I guess for me, it feels unnatural for me to be high pressure. Usually, you are better off if you just be yourself in any situation. … (24 comments)

Racism and Real Estate....Do you Have the Courage to Stand Your Ground? - 02/13/08 04:05 PM
Do you have the ability to turn down listings for all the right reasons? What if it's a really great listing, and it costs you a few deals in the process? Can you still stand beside your convictions and do what you know is right?
About a month ago, I made contact with a young lady who wanted to buy a home. She would be a first time home buyer and she was already approved for $150,000. I was happy to see that she was very serious and very motivated. So, I sat out showing her and her boyfriend properties that she was … (20 comments)

Northeast Columbia Market Report - 02/07/08 02:03 PM
The Northeast Columbia, SC real estate market has remained strong. This is despite all the negative attention the housing market has received in the local and national media. Our sales are down somewhat however, they are not down by much.
For the month of January 165 houses were sold in Northeast Columbia. This is down from 188 sold last year in the same time period. But compared to the problems in California and some other parts of the nation, I'd say we are hanging in there just fine. 2005 and 2006 were both record setting years for Columbia, SC real estate, … (0 comments)

Euros Welcome Here - 02/07/08 10:28 AM
With the value of the American dollar now on the decline, many shops in New York have begun to except Euros. This largely due to the fact that now Europeans have begun to flood New York to take advantage of shopping. With the Euro currently more valuable than the U.S. dollar, they can get a great exchange rate.

Now, shops and stores in New York are making it even easier for all those European shoppers. Rather than having to go exchange their Euros, the store have begun to except them. I can't really blame the stores, their owners are simply … (8 comments)

Frustration Setting In - 02/06/08 02:29 PM
Many of my fellow Realtors have begun to show signs of frustration. When they entered the market, everything was booming. Now that houses are not flying off the shelf the way they were back in '05 they are starting to feel a little disheartened. I myself have had a run of bad luck here lately, but there are signs of hope on the horizon. The fact is, if you give up too soon, you will never know what you could have done.
Whenever I feel like times are bad for me, I think about a very close friend of mine named Larry. … (2 comments)

Mind Your Own Business! - 02/04/08 06:41 PM
Isn't it a shame that apathy has become the norm. This is an all too acceptable practice. Are you afraid that you might burden yourself with the few seconds that it takes to give a damn? I'm not saying that one person could change the world completely, and this isn't a plea for world peace, but does it bother you at all that people in general no longer seem to care.
How many of you really get to know your neighbors and help them when they need it? One simple, random act of kindness can truly go much further than you think. … (7 comments)

Northeast Columbia....A Great Place to Call Home. - 02/04/08 11:21 AM
Northeast Columbia continues to grow. The Honda dealership off the Killian Rd exit and the new comedy house are just a couple of the new businesses in the area. I myself attended the comedy house to see John pP Morgan the other night and had a great time. The new location is great. It's bigger and better than ever. I also attended a chamber of commerce event at the Honda place a few weeks ago, and it is also quite impressive.
The Village at Sandhills continues to grow and expand and it appears that this will not stop anytime soon. With all … (1 comments)

When Someone is a Jerk.....Do You Point it out to Them? - 02/03/08 04:40 PM
How often do you find yourself in a situation where you completely disagree with the jerk in front of you, but you bite your tongue. I must admit, that I don't find myself in that situation nearly as often as my wife would like for me to. I have the tendency to simply blurt out whatever is on my mind.
This has not always been the best practice, frankly sometimes I offend people. But frankly, I don't really care all that much either. The fact is that if someone is being rude, or really getting on the nerves of everyone around them, … (12 comments)
