Why Give a Bonus Rather Than a Price Reduction - 03/31/09 12:41 PM
The simple answer to that question is, for the life of me I have no idea. Will Realtors sit up and take notice of the fact that there is a bonus attached to the listing, absolutely! I see listings on our MLS that offer $5,000, $10,000, and even one I noticed lately that had a $20,000 bonus to the selling agent. Don't get me wrong, I myself would love to get that $20,000 bonus, but the fact of the matter is that if my clients do not like the home itself and feel that it is priced fairly, then no bonus … (20 comments)

A Walk Through The Village at Sandhill - 03/30/09 11:56 AM
Conveniently located at the corner of Two Notch Road and Clemson Road in Northeast Columbia, The Village at Sandhill has arguably become Columbia's premiere shopping experience. No matter what your day of shopping has you in search of, you are sure to find it here. With tons of shops, stores, restaurants, and specialty shops, you are sure to find something for everyone.
This roughly 300 acre outdoor mail is a main attraction to the rapidly developing area of Northeast Columbia. It is an ambitious project taken on by Kahn construction and has tons to offer and more to come. Whether … (5 comments)

Local Spotlight - Corked Wine Shop, Columbia SC - 03/27/09 02:29 PM

Nestled within the confines of The Village at Sandhill in Northeast Columbia, is one of my favorite local haunts. Corked is a small locally owned wine shop that offers a little bit of everything from the world of wine. Everything from gift baskets, to wine stoppers, even wine tastings which are a favorite amongst the regulars that I know.
You don't have to be a wine expert to enjoy the friendly and laid back atmosphere of this fantastic establishment. I myself am a novice in the world of wine however, the stores owner, Kevin Niemann, and his years of … (26 comments)

Is That Good News I'm Reading? Recession Turning Around - 03/26/09 03:38 PM
I don't know for the life of me how much stock anyone puts into reports they read on Yahoo, but if you haven't read the latest on about the recession, it's pretty optimistic. Financial experts are claiming that the recession should see an end by the end of the year. At this point, companies should begin adding jobs back to the market and unemployment should top out somewhere around 10%.
There's even good news for the housing market, as the same experts say that the housing market should start to pick up as well. Home sales should start to pick up … (9 comments)

The Octumom is doing her part to save the Economy, ARE YOU! - 03/26/09 10:35 AM
Well unless you've been living under a rock here lately, then you have likely heard of the Octumom! And hell let's face it, even if you've been under a rock, someone has crawled under there to tell you about her. She is now the mother of 14 children and a media sensation. She and her situation, due to her lack of a job or any other way to independently take care of her children, have become the topic of many heated debates. This will likely continue for some time now, at least until Britney Spears is seen without underwear again and … (23 comments)

Drawing a Line in the Sand - 03/25/09 10:33 PM
Remember when you were a kid, for those of you who actually grew up, and there was always that one guy on the playground that no one wanted to be around. There was always that one guy that everyone was afraid of and you just wanted to go the duration of recess in the hopes that you were unnoticed and you wouldn't have to deal with him. That's right guys, I'm talking about the bully. Every school had one and everyone has at least known one whether they were affected by them or not.
 Well that's exactly what I see today's … (20 comments)

Facebook....A Study of the Socially Unacceptable - 03/24/09 12:26 PM

Since I joined the millions of other members on Facebook, I have reunited with friends that I haven't seen in years. I have also made new friends and found it as an excellent tool to stay in touch with people and dare I say it, yes have a little bit of fun in the process. One of the first things that struck my about Facebook, was the overwhelming amount of requests that I receive on daily basis. If you were to answer each and every request, I'm not sure that you would have much time in your day to do … (27 comments)

Are You There For The Inspection - 03/21/09 10:01 PM
I know a lot of agents that forgo making an appearance at the inspections of properties that they sell or list. When they sell a home, they open the door, hand the inspector a check and go on about their business. I have only had one listing agent come to a home inspection when I represented the buyers. I guess it's really just a matter of opinion on whether a Realtor feels that they should be there or not during this process.
I for one go to each and every home inspection on deals that I am involved in, whether I … (34 comments)

Why Do Sellers Sell - 03/15/09 05:49 PM
It's a question that I inevitably get from interested buyers on listing. It seems like a simple and innocent question that is done completely out of curiosity, and I can't really blame anyone for asking. However it is a difficult question to answer from time to time depending on the situation and what the answer really is and in the end the only thing that matters all that much is the fact that the seller wants to sell their house.
There can be an endless amount of reasons for why a seller wishes to sell a house. They could be upgrading … (22 comments)

I am not Socially Awkward.....At Least not in General - 03/11/09 10:29 PM
I would have to say that in general, when it comes to social situations, I am not a typically socially awkward person. I tend not to over react to outside stimulus and even though most of the time I would rather just be left alone, I am not at all uncomfortable in public or around a lot of people. I really don't even mind public speaking, but I really don't have to do such a thing all that often.
For the most part, I seem to run through the paces of dealing with people pretty seamlessly. However, lately I have noticed … (33 comments)

Of Heroes - 03/09/09 11:28 AM
Do you notice the overwhelming amount of super hero movies blowing up the box office over the past few years? Spider Man had three movies, there have been countless Batman movies that last of course was the Dark Knight. The new Superman movie, Fantastic 4, The X-Men, now The Watchmen and I am sure that I have missed quite a few and that there are many more to come as long as they are making money.
I have nothing against comics and nothing against super hero movies, I myself have actually seen the majority of these and I even went with … (28 comments)

Spring Has Sprung, But Have You - 03/07/09 04:06 PM
Now that it is time to once again reset the clocks and enjoy longer days of daylight, the grass is starting to green in certain areas and soon the flowers will start to awake from their Winter slumber. We all know that Spring is just around the corner and we can sense the delight that it will bring by thawing the frost and making the world look new again. Mother nature is ready and you should be too.
Now is the time to start the arguous and preparing fa the months ahead in order to embrace the bounty that they bring. The … (51 comments)

Old School vs. New School Real Estate....Why Not Use Both? - 03/07/09 01:07 PM
From time to time I read posts and am involved in conversations with people about old school real estate tactics and the new school approach of using the Internet. If you noticed, I said conversations up there and I mean just that, not a text, at tweet, a blog, or an update on Facebook, but an actual live conversation with an individual standing in front of me. The fact of the matter is that this is still a people business and relationships are still a large key to your success within it.
I am a firm supporter of the new school … (15 comments)

Sometimes You Just Need to Kick Back and Relax - 03/06/09 05:47 PM

Sometimes this life and our business can become completely overwhelming. With endless calls to make, papers to file, clients to show, and everything else that goes on we can all feel bogged down once and a while.
But once and a while you just have to kick back, relax, and take it easy. You never know a what point you're going to burn out and that's the last thing you need. You have to clear your mind and rejuvenate yourself before fatigue takes it's toll.
There's something to be said for just spending a day enjoying yourself when you get … (26 comments)

What Do You Mean I Have Competition, No One Is Buying Houses. - 03/05/09 03:56 PM
I had some buyers recently that completely got the idea of making a serious offer. They embarked on the journey of finding their first home with yours truly, and after only a couple of trips out they found a home that they wanted to make an offer on. I called the listing agent to ensure availability, and she told me that we would be in a multiple offer situation. I asked her how many people were gunning for the place and she informed me that they had already recieved four other offers to purchase.
This was a nice REO property that … (16 comments)

It's Called Social Networking for a Reason - 03/03/09 08:40 PM
It gets it's name from the fact that it is a network on which people are supposed to social. If you have entered your social networking experience with huge plans of how you are going to derive business from it, then that in itself is part of the problem. It's like going out and making friends with the purpose of future business being the only goal in mind. Most people will take offense to that when they catch on to what you are up to.
When you look at sites like Facebook, Myspace, and Twitter, the people that seem to garner the … (35 comments)

Are You Participating in this Recession? - 03/03/09 12:18 PM
I know that we are in a recession, I just refuse to be a part of it. I am well aware that this is a foolishly optimistic statement, but if you read my post on ignorance, then you know just how proud I am of mine. So, I will remain foolish in my pursuit of success and my belief that I can survive anything including the current state of affairs with our economy. The truth of the matter is though, that if our nation suffers, then we are inherently affected in one way or another simply though our citizenship. We all … (17 comments)

Stand Up and Scream - 03/02/09 11:52 AM
There is one huge thing that I see spiraling this country out of control. Apathy has gripped our nation like never before and we just no longer see the need to stand up and make our voices heard. I read back through history and see tons of cases and examples of tiny revolutions that manifested in a way that changed the world as we know it. And this all started because a hand full of individuals had simply had enough and started screaming at the top of their lungs.
Our Government no longer respects us, much less fears us the way … (41 comments)

Don't Waste Your Seconds - 03/01/09 05:06 PM
There are 31,556,926 seconds in a year. That's a lot of split seconds that could make a drastic difference in your life and the lives of those around you. Each one passes in the blink of an eye quite literally, but it's all relative to how you look at things. Life in general is nothing more than a string of moments connected together to make up an existence. Each and every one of them is an opportunity and time itself is not so much the important thing, it's what you do with that time.
A single second or just a few … (22 comments)
