The Ball is Always in Your Court

I overheard a conversation the other from a gentleman in sales, that he had contacted a prospect a month ago and heard nothing in return. His friend went on to ask him if he had tried to contact the prospect again, and the salesman replied no that the ball was in the other guy's court now. He seemed quite angry that he had received no return call yet he also seemed unwilling to make a second call himself. He was content to simply brush aside this prospect and move on.

Well guess what, if you want business then the ball is always in your court. You may have called and left a message and expect a return call, but that doesn't mean you are through if you want this person to work with you. After all, it's you that wants their business, not the other way around.

I write this to remind myself as much as anyone else, because it's always the basics that we overlook. This goes right back to the most basic principal of all, which is ask for the business. Did you ever think that maybe your number didn't come through on the message. Maybe they were extremely busy or completely missed the message altogether. The fact of the matter is we have no idea what is happening on the other end, but we are completely responsible for what happens on our end. So remember if you want to play ball, do it right and don't sit around waiting for the other person to toss the ball back in your court. That's how you end up on the bench.

It's Not About You

One of the most difficult hurdles I have seen agents in this business get over is themselves. That's right, I am talking to you. It's not an easy thing to do, I will be the first to admit. But at some point, you are going to have to get over yourself in order to have any success at all and that's regardless of the market.

Now give me a moment to explain. I'm not just talking about your ego, Lord knows there are times when my head will fill a room too. You also have to get over taking everything personal as well. For your clients this is personal, for you this is business. This is the profession you have chosen and now it's time to be a professional.

That means it's not about you. It's all about your client and what it is that you can do for them.

You have to consider the fact that your entire job is based on giving the client what they want. Good service, good advice, and a closed transaction. Guess what, in the end that's exactly what you want too so why not go ahead and give your client what they want. Because in the end, no matter how you slice it, this isn't about you. It's about them.

I think it was Zig Ziglar that said, " You can have anything you want in life, you just have to help enough people get what they want first". So keep that in mind the next time you start thinking of yourself throughout the process. Just help your clients get what they want and in the end, you'll get where you need to be too.

10 Things Your Agent Might Not Want to Tell You

These days price and condition are more important than ever. Maybe dogs are flying off the shelf elsewhere in the world, but since the market has cooled in most of the country, you need to pay particular attention to the key factors that will enable you to successfully sell your house. That being said, most people do not like their personal tastes to be critiqued and that can cause a great deal of stress for your agent. Especially if your personal taste is horrible and hinders the sell of the property. And since your agent is a little too nervous to say what really needs to be said, I am going to do it for them.

10 - Shag is a dance, it should not be a carpet. I will admit that from time to time I have seen shag carpet and thought that it was pretty cool. But each time, it was in a scene from a movie based in the 60's such as Austin Powers. Most buyers will agree with me, so lose that shag if you want to sell.

9 - I should not hear your kitchen before I see it. Or any other room for that matter. Just because you think that a color of yellow so bright that it can knock out an elephant is a cool thing, it doesn't mean that 99.9% of the rest of the world would agree with you. Remember, there are people who suffer from epilepsy and you don't need an agent or a buyer going into convulsions in you house.

8 - Raising your voice is not a form of negotiation. I know that you've seen several movies about high powered people who get their way just by demanding it and you think that's the way things work, but that movie is only for entertainment. Screaming that you don't want to lower the price doesn't suddenly make the rest of the world think your house is more valuable.

7 - Buyers don't care about you. I know that sometimes you think it's nice to ask your agent if they will communicate to the would be buyer all the reasons that it would be a great burden on you to go through with their demands, but they just don't care. They want a good deal and that's about it, so our broken leg, two jobs and inability to have the carpet replaced really means nothing to them.

6 - Dirty cloths are not a fashion statement. I could care less if you are wearing dirty cloths or not, that's more your business than mine. However, you don't need to scatter your dirty cloths that you are not wearing all throughout that house. They make dimmer switches if you want to set the mood, don't do it with a T-shirt draped over your lamp.

5 - It's not your home anymore. For whatever reason you have now decided to sell your house, therefore you no longer intend for it to be your home. So stop taking everything so personal, put on your big boy pants, and do what needs to be done to attract a buyer that will make it their home.

4- Jungle taming is not a favorite past time for buyers. If your lawn looks like you would need a machete to get through, then the buyer not even get out of the car. The only thing you do with an ugly yard is send the message that you don't care and it makes the buyer think you didn't take care of anything else either.

3 - Testing the market only tests my patience. The price your agent said the house should be listed at is usually a good indication of a price that the house should be listed at. I know, you glanced at Zillow and added $20,000 to their Zestimate to come up with your number and you want to "just give it a shot at this price." Or you could just go ahead and price it right from the start and not waste anyone's time including your own.

2 - I know less is more sounds wrong, but let's lose the chicken figurines anyway. The last thing you need to do is draw attention to how little counter space already have by overloading it with crap you don't need. I understand that some of these things may have a great deal of meaning to you, but that's all the more reason to store them out of sight so nothing happens to them.

1 - It's not worth more just because you lived here. Let's lose that ego, because unless you are very famous or are perhaps a historic figure, then your living here doesn't really add value here. I apologize if you are famous, but in case you haven't heard stars are losing money on their houses left and right these days too. So if you're just Joe Blow from the local corporate conglomerate, then I'm sure you're a great person and your family loves you, but see number 7 would you.

Being Well Liked Doesn't Always Make You Good at What You Do

Everyone wants to be liked, it's just part of human nature. I'll bet that you can scour the Earth and never find anyone who wakes up in the morning and says, " I hope someone hates me today."And more than we want anyone else to like us, we want clients and potential clients to like us. That means business my friend.

But guess what, liking what you have to say in the long run can create a lot of future problems for you and your business. Telling people what they want to hear just to get the listing will only come back to bite you down the road. Every seller wants to hear that their home is worth a ton of money and you can sell it in no time flat. But if that's not the case, then you need to be the voice of reason that explains otherwise.

Sure your chances of getting the listing might improve when you tell the what they want to hear, but your chances of the house not selling at having an angry client also increase drastically as well. So here's a wild idea, tell the truth. It may not make you the most popular guy at the time, but you'll keep your integrity and you won't waste your time or the seller's.

10 Things I Have Learned from Becoming a Father

10- There is nothing beautiful about the act of childbirth- Trust me, those of you who have seen this already know and those of you who do not believe me are not parents yet.

9- Many new born children really favor Danny Devito- They are short, fat, and nearly bald if not all the way bald. If you ask me, that's a lot like Danny Devito.

8- When you are already half asleep and exhausted, no one speaks your native tongue- They may be speaking English when they talk to me, but I have no idea what they are saying.

7- New born children know the exact moment that you get comfortable- In fact, their volume while screaming is directly linked to how comfortable you are at the time.

6- Leaving the ribbon off of your door and mailbox fools no one- People inherently know when you have brought a child home from the hospital and really need your rest. They will show up on your doorstep in droves.

5- Facebook starts to suck more than normal- All the sudden you will come very curious about the guy in China that's a "friend" of a "friend" and is commenting on a picture of your 2 week old because your sister in law just had to post a new one.

4- New born children can be used as a weapon- When I no longer want you in my home now, I feed my Son, then shake him up, and hand him to someone I want to leave. Those of you who have had an infant know what will happen next, those of you who have yet to become parents will learn on your on.

3- You had a plan- Had is the key word of that statement and planning is a nice thing to think you can do. But in all honesty, it's like a boxing match, everyone has a plan until they get hit and then it's just a fight.

2- Before the child arrives, you will think that you have way too many diapers stored. Then you realize that they really go through those things faster than you could have imagined.

Clean cloths make infants sick- Literally! If you are wearing nice, clean cloths what ever you do, do not pick up they child.

Realtors Using the "N" Word

There are simply times when being a Realtor, our any other form of sales person for that matter, will require you to use the "N" word. As dreaded as it may be and I have seen many people who just can't say it to save their lives, you need to learn the proper use of the word NO.

It can be one of the most difficult aspects of this business to learn,but knowing the right time and place to use that little two letter word can save a lot of hassle and heartache. No one likes to take a pass on a new listing, that means you have no chance of selling it and no chance of receiving sign calls as a result of said listing. But if the seller is completely unreasonable and you just know that things will not turn out well, then with all due respect why put yourself through the headache of fighting a battle you were going to lose from the very start.

If a buyer is not willing to take the proper steps to make a purchase, then all you're really doing is offering a free tour. I request that all buyers speak with a lender prior to showing them homes for sale in the area. They need to know where they stand, what their price range is, and if they can even buy a home. This is good for them and myself as well. There is no more need to waste their time than it is to waste mine, and a lender can sum things up for us pretty quick.

Frankly, some of the best decisions I have made since entering this business is saying no in certain situations. Buyers and sellers that I have passed on to another agent or passed up altogether. Like it or not, this is a business and you have to treat it like one. How many businesses do you know that want to fail at turning a profit because they took on too many bad investments?

Get Serious or Get Comfortable

If you are trying to sell a house these days, then you have likely come to the realization that they are not flying off the shelf. Though we are seeing activity, in Columbia, SC new home sales drive the market, and new home communities will always be your largest competition. There's nowhere you can put a house on the market that isn't close to a new home community here.

That doesn't mean that you can't get it done. In fact, it's entirely possible to compete with builders as well as the other resales around you. You just have to come to another realization.

You need to get serious or you need to get comfortable. If you truly want to sell your house, then you need to do the things it takes to accomplish that task. If you are not willing to do what it takes, then you may as well make yourself at home, because you won't be going anywhere anytime soon.

These days with a reduced number of buyers on the market, you have to make you house as attractive as possible. If you're not willing to do this, then you have little if any hope of selling your house.

1- Price it right -Price is far and away the most important thing in selling your house. You have to put the right price on it or the house may not even show much less sell. Buyers know what's out there and how far their money will go.

2- Condition - If price is the most important part of the puzzle, then condition is a close second. Fresh paint, new carpet is yours is damaged, fresh landscaping, and a clean house is a great start. It sounds like a lot, but if you're not willing to do what it takes, then there's no need to even try. If a buyer can get a brand new home for cheaper than they can buy your house that's not in great condition, then guess where that buyer is headed every time?

3- Depersonalize - It's part of the process of going neutral and allowing the buyer to picture themselves living in the home. They don't need to see a thousand family photos or your collection of 50 rooster figurines in the kitchen. You can put those up in your new home, but if you really want to sell, then this isn't your home anymore.

4- De-clutter - This is another incredibly important factor. I live in a house myself and I know how easy it is to accumulate more stuff than you really have room for in your house. I also know how easy it is to pack up all that stuff and put it out of sight and out of mind. It doesn't leave a good impression of the house when you have too much stuff crowded around all the rooms and it makes the place look smaller than it actually is in the end.

These are just a handful of things that you can do to give yourself the best chance at selling. If you have really made up your mind that you are ready to move on, the you need to take it a step further and go through the motions necessary to make that happen.
