northeast columbia real estate: Another Mortgage Crisis on the Way - 07/14/09 01:02 PM
Many of us have seen an increase in traffic from first time home buyers looking to cash in on the $8,000 tax credit. As time draws closer and closer for the credit to slip back into the abyss, we now have rumors of more credits, extending the current credit, and we have first time home buyers in a race to pick up their new home. This is of course an effort not to miss out on the tax credit, which at this time, will expire December 1st of this year.
So, what about the buyers who are in that race to … (23 comments)

northeast columbia real estate: The Five W's of Buying a New Home - 06/10/09 02:43 PM
The five W's are still important in making decisions. They simplify the process and make a direct connection to what you need and want to accomplish and how you want to do so. It may not be the most advanced way to think things over in this world of technology, but it still works. Let's say for example that you are planning on buying a new home, then pull out a pen and paper and sit down. Then think of the five W's
1- Who will be living in the home. Sit there and think about what you really need out … (12 comments)

northeast columbia real estate: Can the Internet Really Replace Realtors? - 06/04/09 09:31 AM
There's a lot of buyers and sellers these days that do their research online. It's hard to say that I blame them, in fact, I think they should do just that. No matter what you intend to do research on, there is an abundance of information right at your fingertips and all you need is an Internet connection and the ability to type in Google. From there it's simply a matter of making a search and sifting through the results to find the best tips, advice, and information to aid you in the process of achieving your goal.

northeast columbia real estate: Columbia, SC Foreclosures - Do The Math - 06/02/09 11:15 AM

Lately with all the talk and buzz about foreclosures, that seems to be the major starting point for most buyers. With nervous anticipation of claiming the deal of the century as their very own, buyers jump into the mix by immediately searching out foreclosed homes for sale in an effort to save money. All and all, I can't say that I blame them one bit. If I were in their shoes I would likely do the same in this day and age.
However, the major thing to consider is that all markets are local and this affects foreclosures as well … (12 comments)

northeast columbia real estate: The Death of the Multimillion Dollar Producer - 05/09/09 02:29 PM
Lately I have noticed a trend on the part of local Realtor boards and real estate companies to downplay the use of the phrase multimillion dollar producer. I have discussed it with several agents, brokers, and instructors from out local Realtor board. It seems the decision to do so stems from misconceptions on the part of the public as to the exact definition of a multimillion dollar producer in the industry.
You see, many consumers hear the phrase and immediately think that it means the carrier of the title makes millions of dollars by selling real estate. This is not at … (7 comments)

northeast columbia real estate: Misconceptions on Commission - 04/15/09 10:33 AM
Lately I have started to hear a trend amongst buyers do to a misconception where commission is concerned. When a buyer purchases a home for sale in Columbia, SC or really just a bout anywhere for that matter, they realize that their representation from a Realtor is free for them. Sellers pay commission and that commission is split between the listing and the selling agent. If the listing agent represents both side, the buyer and the seller, then they claim the full commission for the transaction and their is no split.
I have heard however, from more than one would be … (9 comments)

northeast columbia real estate: My Magic Eight Ball and the Current Market - 02/09/09 07:12 PM

I get questions all the time about the current state of the market and what is going to happen in the future. Just for the record, I can assure you that I am not the only person in the world that has noticed we have never seen a headline in any paper that reads psychic wins lottery. That's mainly because no one can predict the future or what lies ahead for any of us. This market has presented many challenges that many people have never faced. It will simply take time for everything to come around, level off, and … (25 comments)

northeast columbia real estate: Northeast Columbia....A Great Place to Call Home. - 02/04/08 11:21 AM
Northeast Columbia continues to grow. The Honda dealership off the Killian Rd exit and the new comedy house are just a couple of the new businesses in the area. I myself attended the comedy house to see John pP Morgan the other night and had a great time. The new location is great. It's bigger and better than ever. I also attended a chamber of commerce event at the Honda place a few weeks ago, and it is also quite impressive.
The Village at Sandhills continues to grow and expand and it appears that this will not stop anytime soon. With all … (0 comments)

northeast columbia real estate: What Did You Expect? - 01/20/08 04:34 PM
I hear a lot of Realtors that complain that they have no prospects. Well, everyone that you pass is a prospect if you're willing to give it a try. No secret business has ever been successful, that's why you advertise.
What did you think was going to happen when you got into real estate.....Suddenly everyone was going to seek you out and beg you to represent them......I just doesn't work that way!!!
The Columbia, SC real estate market is a strong market. There is also quite a bit of competition in the market. That's what happens guys, when there are businesses doing well … (9 comments)

northeast columbia real estate: Have You Ever Considered Just Believing in Yourself? - 01/19/08 03:22 PM
I have seen so many people in my life fail for no other reason than the fact that they listened to everyone else. If I listened to the majority of the people that I know, I would be a lot different than I am today. I'd be a lot less successful. I love it when people tell me that I can't do something. Or that what I am trying is way too difficult. Just because their too afraid to give it a shot, doesn't mean that I am. I love to prove non believers wrong.
I had a ton of people tell … (4 comments)

northeast columbia real estate: Why are link markets Bad? - 01/17/08 12:07 PM
Just thought that I would pose this question for any experts out there that may know the answer. I have learned that apparently link markets and link farms are sometimes penalized by Google and I wondered if anyone could tell me why.
How do you know if your site has been penalized? Unfortunately when I first began my website, I did join a couple of link markets and I began trading links with other Realtors. I thought that this was a good idea in order to boost my link popularity. I managed to get my website on the first page of … (4 comments)

northeast columbia real estate: Now's the Time to Buy - 01/15/08 04:02 PM
The Columbia real estate market has remained strong throughout the year. It closed 2007 about 5% down from 2006. However, 2005 and 2006 were two record setting years for the Columbia, SC real estate market. Therefore, closing out 5% down from two of the best years on record is really not that bad.
We are however a little over-saturated in the market at the moment. Many of the builders in the area are still offering a lot of incentives in order to sell off their excising inventory. The vast majority of these incentives are coming in the form of lowered prices. … (0 comments)
