It may or may not be fraud, but it is a total scam. Many people who bought homes last year are receiving letters that imply you should buy a copy of your property deed.
The problem is this company is charging $157 to get a copy of the deed to send you. Why is this a problem? You got one shortly after escrow closed. If you didn't the escrow/title company will gladly get one for you, or you can go to the Maricopa County Recorders Office and order an official copy for a nominal fee usually about $1.00 per page.

That's right folks, the first Minnesota License Plate of the season.
Why would I care? It is one of the first signs that summer is over and the fall season will soon arrive. Often this plate is the first sign that our winter residents will be here again. Why wouldn't they? We have over 300 days a year of sunshine, an abundance of things to do and see in this beautiful state.

Yesterday I posted that the Greater Phoenix Az area was rated number 1 in the nation for affordable retirement housing. You can read that post here.
I decided to do a little research and find out how many homes were on the market that could be bought for a house payment of $600 per month or less. I used the same criteria U.S. News & World Report did, which is the standard 20% down 80% loan. In other words, a conventional home loan.

I can short sell my home with no cost. Not necessarily. Though Arizona has an anti-deficiency statute, it my not be applicable to your situation. I am concerned about this one since many agents will make the statement that there will be no cost to you. Short Sales don't work! Again, not necessarily. Since April, most lenders have begun applying Treasury Department guidelines to short sale/ loan modification requests. arizona: Foreclosures down in Phoenix Area - 02/10/10 05:52 AM
Today 2/10/10, the Arizona Republic anounced that foreclosure filings were down significantly in metropolitan Phoenix. this is the first time since Novembeer 2008 this has occurred.
What caused the drop is not certain, perhaps loan modifications are finally working, or more likely, since pre-foreclosure notices are down also, people are now able to pay the mortgage.
Employment was also up in December and January, and the Science Foundation of Arizona announced that the high tech industries in Arizona maintained a fairly stable employment rate. (house of clowns, otherwise known as the legislature, pay attention here.)

arizona: 2009 Sun City Year End Market Report - 01/02/10 12:31 PM

Here is the year end summary for the Sun City AZ real estate market. As you can see, homes and condos are selling, with an average time on the market of 167 Days on the Market (DOM).
Looking deeper, you can see that houses sell faster than condos, 50 Days faster in fact.
Houses also sell for $15 per square foot more. Obviously, the market is valuing houses much more than condos.

It is always a big thing in Sun City when Fall comes. Up in the northern areas of the country, you probably mark the day you first see geese heading south. Here in Sun City, we count the first Minnesota license plate sighted. It is a better measure of the season than the weather, which still is in the 100 degree range. The nights are much cooler now, and the days are a little bit shorter.

The answer is at once simple and complex. The Phoenix AZ market is currently driven by the lenders selling foreclosed properties. In addition, there are many people who face foreclosure. Currently there are over 40,000 notices of default pending. These  factors depress listing prices.
Buying activity is centered on these foreclosed homes, with the dominant players being investors chasing these homes with CASH. It is very difficult for the traditional buyers to successfully compete in this market.

He chose Arizona to make this speech since it is one of the states most affected by the current housing and foreclosure crisis. Now that I have your attention, I learned early on that there is no such thing as a FREE LUNCH.
Why do I bother to write about free lunches? Because, living and working in Sun City AZ, it is rare that a week goes by without my mail including an invitation to a FREE LUNCH.

arizona: The Fed Did It!!! - 09/18/07 08:10 AM
Good news for home buyers and sellers in Sun City, Surprise, Peoria AZ, Glendale and the West Maricopa county. 
Today, the Federal Reserve Board of Governors lowered the federal funds rate by 1/2%. Since many, if not most analysts predicted no more the 1/4, this is good news indeed.
This is the first reduction of this key interest rate in 4 1/2 years, clearly saying the Fed is serious about stabilizing the financial markets and stimulating economic growth in all areas of the economy.
