homes for sale: 2011 Market Report - 12/28/11 11:15 AM
As the end of 2011 approaches, I decided to do my year end blog a couple of days early.
The following table shows the year to date sales of real estate by agents during 2010, followed by 2011 figures.
I can't say it was an exciting year, but we did sell afew mor homes, 105 to be exact. Some things also remain relatively constant, the percentage of list to sales price for example.

I just had a sale fall out of escrow! This listing was in Surprise AZ. What a great thing. My seller immediately got an offer for $20,000 more!!!!
Also this week, I listed two nice homes for sale here in Sun City Az. One is a Gemini or Duplex, You can see it below. The other is a nice 2bedroom 1 bath condo. When I get the pictures and virtual tour loaded I will add it.

Canadians have long been a factor in the Arizona economy, with many coming to visit during their long cold winters. We also see some buying homes either as second homes or investment opportunities.
I was talking to a Canadian from Vancouver B.C. the other day. We were talking about homes for sale in Sun City AZ. His comments "homes are 1/10th the price in Vancouver".
The Canadian dollar is near parity now, making Arizona real estate very attractive to Canadian buyers again.

Not my words, this is the headline from a Business Week writer, Marc Roth.
His position, interest is at ~5% for a thirty year fixed loan. This is a historically low rate, the lowest in 40 years. You can read the original article HERE.

I checked the numbers for single family homes in Sun City today.
Active Listings, Up 415 houses listed Pending Sales Up 84 under contract Sold for the month Up 61 closed for month to date Sales year to date 758 Sold price per square foot up This is happening as our winter visitors are arriving. It looks like they will have a good inventory to choose from, but they did seem to miss the "bottom".

homes for sale: Mortgage Update 8/10/07 - 08/10/07 11:35 AM
Yesterday, Freddie Mac (the Federal Home Loan Mortgage Corporation) reported that mortgage rates were at a 2 month low.
30 Year fixed rates averaged 6.59%, down from last month's rate of 6.68% and the year's high of 6.74%.Freddie Mac also reported 15 year fixed rates at 6.26% from last month's rate of 6.32%.
In spite of news articles to the contrary, mortgage loans continue to be available to qualified buyers at reasonable interest rates. There does not seem to be a factual basis for people to hold off buying any more.

The monsoon season has finally arrived in the valley. Rainfall totals exceeding 2" in some communities have been reported, with the typical street flooding and flooding washes.
This is a good time to remind everyone about the "Stupid Motorist Law". This law makes it illegal to pass traffic barriers and cross a flooded wash. Violators who have to be rescued will be required to pay for their own rescue! Don't think about it. In Arizona, the typical listing agreement will include specific permission to do 2 things.
First, permission to put up a for sale sign. For most people with homes for sale this is a given, of course they want a sign. In Sun City and Sun City West, these signs are the best advertisment you will have. Many people like to drive the streets and see what is available. We get more calls from signs than newspaper ads.
