sun city: A GREAT WEEK!

I just had a sale fall out of escrow! This listing was in Surprise AZ. What a great thing. My seller immediately got an offer for $20,000 more!!!! Also this week, I listed two nice homes for sale here in Sun City Az. One is a Gemini or Duplex, You can see it below. The other is a nice 2bedroom 1 bath condo. When I get the pictures and virtual tour loaded I will add it. Not a bad week in Sunny AZ is it?
That is a picture from the clubhouse on Willowcreek Golf Course, yes that is snow on the peaks in the background.
As you can see, we suffer greatly here in the winter!

Yesterday I posted that the Greater Phoenix Az area was rated number 1 in the nation for affordable retirement housing. You can read that post here. I decided to do a little research and find out how many homes were on the market that could be bought for a house payment of $600 per month or less. I used the same criteria U.S. News & World Report did, which is the standard 20% down 80% loan. In other words, a conventional home loan. There are 840 homes in Sun City AZ that are for sale. U.S. News & World Report said in an article on September 24, 2010 that the Phoenix area was the number 1 place to buy a retirement home. You can read the article here. The writer was investigating locations in the United States where you can buy a home for less than $600 a month. The writer also takes into consideration such amenities as golf courses, (over 200 in the metro, 9 in Sun City alone.), sports, hiking, and cultural events. I can short sell my home with no cost. Not necessarily. Though Arizona has an anti-deficiency statute, it my not be applicable to your situation. I am concerned about this one since many agents will make the statement that there will be no cost to you. Short Sales don't work! Again, not necessarily. Since April, most lenders have begun applying Treasury Department guidelines to short sale/ loan modification requests. Here in Sun City, you always know summer has arrived. Unlike many parts of the country, we don't look at the calendar, June 21 has little meaning. Summer is defined by when the coffee you left on the dash in the morning is still warm in the afternoon. In my case recently, the coffee I left YESTERDAY was still warm THIS AM. The NextGen club of Sun City got off to a great start! I wrote about the first meeting of this club dedicated to the baby boomer generation now moving into Sun City HERE. Attendance was fantastic, with over 100 people attending. All were enthusiastic, the club will be off to a good start. In the year of its 50th Anniversary, Sun City welcomes the newest of many clubs for residents. A new club is being organized for "Baby Boomers".
The club is to be tenatively called the Next Gen club and will welcome the boomers with activities relevant to them, and meeting times convenient, now scheduled for evenings since so many of us work. Just a couple of nice items in today's news. Fourth quarter GDP up 5.7%, highest improvement in six years. Let us hope it continues. Meritage and Lennar have both announced grand openings on NEW developments in the Phoenix area for tomorrow. 1/30/2010. This is HUGE to me. New home building means JOBS. In my Sun City Neighborhood, I have personally had several of the best open houses since 2000.
