I thought I would post a few photos taken today, New Years Day 2011. That is a picture from the clubhouse on Willowcreek Golf Course, yes that is snow on the peaks in the background. As you can see, we suffer greatly here in the winter! This is the view north on 99th AVE. near Beardsley Rd. in Sunny Sun City AZ. U.S. News & World Report said in an article on September 24, 2010 that the Phoenix area was the number 1 place to buy a retirement home. You can read the article here. Prices have declined to 2003-2004 levels and are bottoming out. You don’t have to pay an over-inflated price. There is still a little room to negotiate with the sellers. Interest rates are a historic lows, but Treasury has already stated the interest subsidies will go away next spring. Tax credits of $6500 to $8000 are still available to many buyers of homes. There can be substantial tax benefits if you finance your purchase. I anticipate interest rates will rise to 6% in the spring. Higher interest rates will lower buying power. Fall is here! It may be only for a few days, but this first day of fall was glorious! I'm sure we will have some more triple digit days before Halloween, but today was great. While the home resale market declined in August Sun City was a bit of a bright spot. Recordings in Sun City for August 2007 units sold were the same as August 2006. Median prices were down somewhat, but the difference may be accounted for by the higher percentage of condos for sale vs. houses for sale. Sun City West and Surprise units sold were down between 10 and 12%, fairing very well when compared to Peoria and Glendale AZ. Glendale was the biggest loser with a decline in units sold of almost 33%. September should show some slight gains because of the recent actions

NAR has reported that in recent years the rateĀ of increase in the number of agents was greater than the increase in homes sold. We now have in excess of one million agents nationwide. Conventional wisdom would imply that more agents = more competition, which is supposedly good for the final consumers. In this case, buyers and sellers of homes. Yesterday, Freddie Mac (the Federal Home Loan Mortgage Corporation) reported that mortgage rates were at a 2 month low. 30 Year fixed rates averaged 6.59%, down from last month's rate of 6.68% and the year's high of 6.74%.Freddie Mac also reported 15 year fixed rates at 6.26% from last month's rate of 6.32%. In spite of news articles to the contrary, mortgage loans continue to be available to qualified buyers at reasonable interest rates. The housing market in my area is spotty, with Sun City and Surprise homes selling at a slightly increasing rate, while Sun City West, Peoria and Glendale flat. Prices are, in,fact, down from the 2005 record prices. Inventory is high in all areas, and the "I'll sell if I get my outrageous price" folks have been dropping out of the market. It is a Buyer's Market! Oh really? In that case, where are the buyers? Why aren't they buying? In Arizona, the typical listing agreement will include specific permission to do 2 things. First, permission to put up a for sale sign. For most people with homes for sale this is a given, of course they want a sign. In Sun City and Sun City West, these signs are the best advertisment you will have. Many people like to drive the streets and see what is available. We get more calls from signs than newspaper ads. The second permission is for the use of a lockbox.
