Yesterday I posted that the Greater Phoenix Az area was rated number 1 in the nation for affordable retirement housing. You can read that post here.
I decided to do a little research and find out how many homes were on the market that could be bought for a house payment of $600 per month or less. I used the same criteria U.S. News & World Report did, which is the standard 20% down 80% loan. In other words, a conventional home loan.

U.S. News & World Report said in an article on September 24, 2010 that the Phoenix area was the number 1 place to buy a retirement home. You can read the article here.
The writer was investigating locations in the United States where you can buy a home for less than $600 a month. The writer also takes into consideration such amenities as golf courses, (over 200 in the metro, 9 in Sun City alone.), sports, hiking, and cultural events. The Valley of the Sun ranks high in all of these.

Suprise Tennis and Racquet Complex:  14469 W Paradise Lane, Surprise AZ
The state of the art Surprise Tennis and Racquet Complex had a soft opening on Monday. It features 25 courts, one of which will seat up to 5,000 spectators. The grand opening is scheduled for September 8, 2007. 17 of the courts will be lit for night-time play, something very important in Arizona's heat.
Plans for the use of the complex include lessons and tournaments for the young players, including some smaller courts, up to hopes to get USTA sanctioned and senior matches.

Home of the "Jiffypop" stadium.
Officially known as the University of Phoenix Stadium, home of the Cardinals football team, to those of us old enough to remember, the stadium looks like the Jiffypop popcorn containers. Yes folks, that was before microwaves, let alone microwave popcorn. 
Not only does Glendale host the Cardinals, but the NHL Coyotes call Glendale home, and the Los Angeles Dodgers are bringing their spring training facility to Glendale in the near future, to be near the other Cactus League teams

That is one good reason to live in Arizona during the summer. As I turned around and looked behind me, I found another one.
These pictures were take with my Treo 700p Phone after a monsoon storm yesterday. Obviously right at sunset.
The rainbow was particularly spectacular, as it occupied about 240 degrees of the sky. We get used to beautiful sunsets here in Sun City, but the rainbow was a special treat.

The monsoon season has finally arrived in the valley. Rainfall totals exceeding 2" in some communities have been reported, with the typical street flooding and flooding washes.
This is a good time to remind everyone about the "Stupid Motorist Law". This law makes it illegal to pass traffic barriers and cross a flooded wash. Violators who have to be rescued will be required to pay for their own rescue! Don't think about it. Crescent Crown Distributing has announce that it will build a regional headquarters an distribution facility at the Surprise Pointe commericial park.
Crescent expects to employ 250 people initially, growing to 600 jobs in the near future. The company also has a distribution center in Phoenix, which it will keep open. That facility employs nearly 600 people.
Crescent is a beer distributor, representing many high end brands such as Heineken, Miller, Labatt and others. The company expects to sell more than 16,000,000 cases of beer in Arizona in 2007.

Countrywide Financial, one of the largest mortgage originators reported that They made 45 Billion dollars in mortage loans in June. This is a 4% increase over June of 2006. The company accomplished this in spite of vastly reduced activity in the sub-prime and adjustable rate mortgages.
The company still finds the housing market soft, but a 4% increase in same month production is nothing to sneeze at.
In addition to the higher volume of loans, the company is also hiring new people, adding 830 new jobs since May. This in a time many lenders have cut their work force.

An article in today's Arizona Republic, http://www.azcentral.com/business/articles/0504biz-money0504.html, says Private Mortgage Insurance is now on the comeback.
Since the market is adjusting, and the news is all bad on option arms, 100% subprime, piggyback loans,ie 80/10/10, and all of the other creative programs PMI is no longer a bad word.
Some of us can remember when there was FHA, VA, and 80% conventional loans only. What a revolution when PMI came about. Someone with as little as 5% could buy a home! We will continue to have many more programs than we did then, but now PMI is becoming an economic option again. No … (0 comments)

Over the last two weeks, much has been said about the Arizona Republic's report that Arizona Board of Appraisers have issued cease and desist orders against Zillow for "giving appraisals without a license". This mornings news said that the legislature is addressing this issue, apparently in Zillow's favor.
My question is why now? The first cease and desist order was in July 2006, the second in November. Neither has been enforced, Zillow has continued giving Zestimates. If the Board was correct or serious, why didn't they enforce these orders? If they weren't why did they issue them in the first place?

Right now is an excellent time to do so. Builder inventories are high, there are a lot of spec homes and back from sold homes. Many of these have upgrades as well. Builders are often offering incentives to move this stock.
WARNING!!! Get a Realtor first! You need someone who represents YOU!!!
Do you think the nice salesperson who greets you at the development is your agent? Think again, they work for the builder and only the builder. If you get a Realtor, that person works for you.
