west valley: The Fed Did It!!! - 09/18/07 03:10 PM
Good news for home buyers and sellers in Sun City, Surprise, Peoria AZ, Glendale and the West Maricopa county.
Today, the Federal Reserve Board of Governors lowered the federal funds rate by 1/2%. Since many, if not most analysts predicted no more the 1/4, this is good news indeed.
This is the first reduction of this key interest rate in 4 1/2 years, clearly saying the Fed is serious about stabilizing the financial markets and stimulating economic growth in all areas of the economy.
As the financial world digests this, I hope to see a little loosening of credit, more liquidity, and far less … (1 comments)

west valley: A Worthwhile Organization - 09/05/07 02:05 PM
Domestic violence touches all of us. Young, old or in-between, male or female alike.
One of my associates at Ken Meade Realty, Barbara Levy is active in helping Eve's Place, a sanctuary for women and children victimized by domestic violence in the Northwest Valley.
In writing this post, I hope to provide a little more awareness of the activities of this fine organization. If you can help, they have many fundraising activities throughout the year, the next one will be a golf tournament at the Briarwood Country Club in Sun City West on September 24th.

west valley: Facts About Glendale Arizona - 08/09/07 12:22 PM
Home of the "Jiffypop" stadium.
Officially known as the University of Phoenix Stadium, home of the Cardinals football team, to those of us old enough to remember, the stadium looks like the Jiffypop popcorn containers. Yes folks, that was before microwaves, let alone microwave popcorn.
Not only does Glendale host the Cardinals, but the NHL Coyotes call Glendale home, and the Los Angeles Dodgers are bringing their spring training facility to Glendale in the near future, to be near the other Cactus League teams
Glendale is located in the rapidly-growing northwest Phoenix metropolitan area. Glendale is known for its excellent medical and educational … (5 comments)

west valley: Here is the Pot of Gold! - 08/02/07 11:30 AM
The pot of gold is in a house in Sun City. It is at the end of my street, So I thought I would share this picture taken last night. (8/1/07)
That is one good reason to live in Arizona during the summer. As I turned around and looked behind me, I found another one.
These pictures were take with my Treo 700p Phone after a monsoon storm yesterday. Obviously right at sunset.
The rainbow was particularly spectacular, as it occupied about 240 degrees of the sky. We get used to beautiful sunsets here in Sun City, but the rainbow was a special treat.

west valley: Thoughts on the Flat Housing Market, and Mortgage Crunch - 07/29/07 11:42 AM
The housing market in my area is spotty, with Sun City and Surprise homes selling at a slightly increasing rate, while Sun City West, Peoria and Glendale flat. Prices are, in,fact, down from the 2005 record prices. Inventory is high in all areas, and the "I'll sell if I get my outrageous price" folks have been dropping out of the market.
It is a Buyer's Market!
Oh really? In that case, where are the buyers? Why aren't they buying?
Conventional wisdom on this and other forums, and in the media says it is "greedy" sellers who won't lower prices that is to blame.
It is an … (4 comments)

west valley: Think Foreclosures are a Good Deal? Really? - 07/28/07 11:45 AM
Want to Buy a Foreclosure? Think about it first.
Many buyers are coming to me with the intent to buy a foreclosure property.
Why? They think they will save a lot of money. After looking at many, most decide not to do so. They find the costs to be much more than they expected.
Reasons are:
The former owner couldn't pay the house payment. Do you really believe they did any repairs? The first thing a lender does when foreclosing is to stop any maintenance, and turn off the uitilities, including often the water. With the water turned off, what do you think happens to the … (3 comments)

west valley: The Monsoon is Here - 07/26/07 12:27 PM
The monsoon season has finally arrived in the valley. Rainfall totals exceeding 2" in some communities have been reported, with the typical street flooding and flooding washes.
This is a good time to remind everyone about the "Stupid Motorist Law". This law makes it illegal to pass traffic barriers and cross a flooded wash. Violators who have to be rescued will be required to pay for their own rescue! Don't think about it. It is a dangerous practice, not just for the violator, but for the emergency crews who have to risk their lives to rescue them. The nice thing about monsoon … (0 comments)
