Glen Beck is hosting a really great segment right now!  We had a nice cook out today & celebrated my son Clint's 16th birthday early.  His actual birthday is Wed the 27th.  It seems like yesterday when he was born, time really does fly by!  It won't be much longer and we will be shopping for a home for Clint and I am sure that the way we work our business will be much more technical than today. 

I can envision a way that we use our lock boxes to program all address and it map out turn by turn directions for us........I wonder what techy gadgets we will have by then to help buyers and sellers with their experience.... it will be interesting to see what develops.  I hope to have my CCIM designation by then.......

Will you need a mortgage when you buy a home?  Chances are if you are like most people you will need one.  Doesn't it make sense to get approved ahead of time and get a list of all the documents that you will need in order to get approved so you can be prepared?  I mean what if you are looking, and looking and looking and then all of a sudden bam...you find the perfect home.  Put it under contract and then discover that your W-2 form is missing and that last paystub well you don't have it!!!  Yikes you could lose your earnest money for not closing on time......since you after all don't have the proper paper work.....

This past week was really busy for me....I am very thankful for all the clients that trusted me to help them this past month as always I would like to thank them!!!! 

I sold 2 homes that were resales that were NOT foreclosures at about 98.5% of list price!  That is a good sign that the market is shifting again.  I also sold 2 more properties that were foreclosures. My brother in law is trying to refinance and the mortgage broker is trying to hose him and charge

1% loan origination $350 processing  $750 administration fee I have no problem with these fees.  What I have a problem with is the additional 2.6% for a mortgage brokerage fee being over $3,600!  This fee is absurd.  so now instead of net back to him being 9,000 it is only about $4,400!!!

Does anyone out there know of a GOOD, FHA direct endorsed lender that is honest and won't gouge my brother in law on closing costs?  He has perfect credit and been on his job over 5 years. He is currently locked at 4.875% Thanks for your help!  THe loan amount is $137,750 the house appraised twice once at $155,000 the 2nd time at $145,000.  Please fax your GFE to 706-378-9502 or e-mail me at exitjennifer@aol.com and help me out.  His name is Robert Hillegas and I will review the GFE and get the loan transferred to your company if you closing cost are less than 3%. plus the cost of escrows of course.  I would do it for him if they were in GA but I can't close on a Pennsylvania loan.  Thanks again!!!
