      <description>&lt;p&gt;Glen Beck is hosting a really great segment right now!&amp;nbsp; We had a nice cook out today &amp;amp; celebrated my son Clint's 16th birthday early.&amp;nbsp; His actual birthday is Wed the 27th.&amp;nbsp; It seems like yesterday when he was born, time really does fly by!&amp;nbsp; It won't be much longer and we will be shopping for&amp;nbsp;a home for Clint and I am sure that the way we work our business will be&amp;nbsp;much more technical than today.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can envision a way that we use our lock boxes to program all address and it map out turn by turn directions for us........I wonder&amp;nbsp;what techy gadgets we will have by then to help buyers and sellers with their experience.... it will be interesting to see what develops.&amp;nbsp; I hope to have my CCIM designation by then.......&lt;/p&gt;

      <description>&lt;p&gt;My brother in law is trying to refinance and the mortgage broker is trying to hose him and charge&lt;/p&gt;
&lt;p&gt;1% loan origination&amp;nbsp;$350&amp;nbsp;processing&amp;nbsp; $750 administration fee I have no problem with these fees.&amp;nbsp; What I have a problem with is the additional 2.6% for a mortgage brokerage fee being over $3,600!&amp;nbsp; This fee is absurd.&amp;nbsp; so now instead of net back to him being 9,000 it is only about $4,400!!!&lt;/p&gt;
&lt;p&gt;Does anyone out there know of a GOOD, FHA direct endorsed lender that is honest and won't gouge my brother in law on closing costs?&amp;nbsp; He has perfect credit and been on his job over 5 years.&amp;nbsp;He is currently locked at 4.875%&amp;nbsp;Thanks for your help!&amp;nbsp; THe loan amount is $137,750 the house appraised twice once at $155,000 the 2nd time at $145,000.&amp;nbsp; Please fax your GFE to 706-378-9502 or e-mail me at &lt;a href="mailto:exitjennifer@aol.com"&gt;exitjennifer@aol.com&lt;/a&gt; and help me out.&amp;nbsp; His name is Robert Hillegas and I will review the GFE and get the loan transferred to your company if you closing cost are less than 3%. plus the cost of escrows of course.&amp;nbsp; I would do it for him if they were in GA but I can't close on a Pennsylvania loan.&amp;nbsp; Thanks again!!!&lt;/p&gt;

      <description>&lt;p&gt;Just a quick post to see how many of you guys are using the Buyer's Brokerage Agreements????&amp;nbsp; The ones that are published for 2009 have a new paragraph which allows for the Realtor to represent and charge a retainer that is non refundable if the client doesn't buy.&amp;nbsp; However, if the buyer does close a transaction the retainer is refunded to the buyer and the seller pays the buyer's Realtor's commission.&amp;nbsp; I had a question come up today about which account to deposit the retainer check into.&amp;nbsp; I think that it should go into the escrow because it is being held in trust until either the BBA is disolved or the transaction is consummated.&amp;nbsp; Is anyone else using this really important form and if so where is the retainer being deposited????&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;Since opening my office and creating it from scratch, yes you read it right from scratch.......I started this company all by myself and here we are 3 years later with out a profit yet.........I thank GOD everyday for infinite banking and the startegies that build wealth using it because while I build this magnificent, highly profitable, well educated, sound financially, wonderful customer serving, mega power house business, the details are getting worked out as to HOW the plans will fall in place.&lt;/p&gt;
&lt;p&gt;So here are the goals.&lt;/p&gt;
&lt;p&gt;1. Find and secure a buyer for 310 of the most gorgeous acres in Floyd county at Mount Alto and create a plan for a major residential/resort development to be done in 2008.&lt;/p&gt;
&lt;p&gt;2. Write a check to PAYOFF the mortgage on my gorgeous 101 year old office that is full equiped and roomy enough to grow and house at least 8 more Realtors!&lt;/p&gt;
&lt;p&gt;3. Locate and interview and chose the 8 other Realtors that will work at our magnificent office by the end of 2008.&lt;/p&gt;
&lt;p&gt;Once all this is finished the office will have each agent with inventory of at least 15 listings and 2 deals per agent every month going into 2009.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;Did anyone hear if the deletion of DPA get approved through the house and the senate today?&amp;nbsp; I hope that it doesn't pass because the stats are in 94% of the FHA Nehemiah loans and other down payment assistance loans are still in GOOD standing!!!!! I think that President Bush is very passionate about people owning homes I think he would veto this bill!!!!!&amp;nbsp; I have been searching to see what the verdict was today..........let me know if you find out anything..........I am nervous about this program it would be very detrimental to our industry if they cancel these programs.......&lt;/p&gt;</description>

      <title>Citifinancial SAGA continues!</title>
      <description>&lt;p&gt;Part 2 of the Citifinancial debacle that has engulfed another unfortunate homeowner!!!!!!&amp;nbsp; It is now going on week 16 that we have been trying to get Citifinancial (Junior Lien holder) to accept a lower pay off on a 2nd mortgage and restructure the remaining debt but yet give a lien release so that the 1st mortgage can be sold as a short sale.&amp;nbsp; Once again the manager at the branch office has lied to us!!!!!&amp;nbsp; She has sent a letter to the homeowner indicating that she was starting wage garnishment procedures.&amp;nbsp; The 1st is scheduled to foreclose in September, so if the homeowner goes and pays Citi a payment then the garnishment won't happen but the foreclosure will so who do you think loses in the end???????&lt;/p&gt;
&lt;p&gt;We all know the answer and the very one that stands to lose is too stupid to try to "work out" the problems and they even advertise about how they help people with the worst credit get loans!!!!! HHHHMMMMMM?????? not so!!!!&amp;nbsp; NEVER USE CITIFINANCIAL it will be a big mistake!!!!!&amp;nbsp;&lt;/p&gt;

      <title>Never use Citifinancial !!!!</title>
      <description>&lt;p&gt;After 4 months of marketing (a short sale) and negotiating 4 offers on a home that has a 1st mortgage with WAMU and a personal loan as a 2nd through the local branch of Citifinancial our deal is dead!!!!&amp;nbsp; All because WAMU's investors will only ALLOW Citi to get $1,000 as a payoff for a $15,000 loan.&amp;nbsp; The seller's have been trying to get CITI for 5 months now to use something else as collateral so that way CITI didn't have to lose so much money!!!!!&amp;nbsp; WOW that is generous!&amp;nbsp; As we all know if WAMU forecloses then CITI doesn't even get $1,000.&amp;nbsp; I cannot GET ANYONE at CITI to pay attention and MAKE the DECISION to give us a lien release for the $1,000 settlement.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;YEAH you can guess how the buyer feels after loading up the truck etc.&amp;nbsp; THe worst part is the WAMU led me to believe that they had negotiated the payoff with CITI for $1,000 it is as if WAMU is being a bully about the whole thing!!!!&amp;nbsp; Basically WAMU has told us that even if the buyer's wanted to raise their loan amount to cover the cost to settle CITI (which CITI did agree to settle for $9540) then CITI still could not have that money!!!!!&amp;nbsp; All because WAMU's investors will only allow them to give CITI $1,000.&amp;nbsp; So i have called the local, regional, state and home office in Maryland for CITI for the past 3 days. I have been given the run around and lied too every day about the decision that needs to be made,&amp;nbsp; Everyone at CITI is telling me that the Regional Manger can make the decision except the Regional is ssaying he can't, then he left early today and won't be in tomorrow!!!!!&amp;nbsp; I am tempted to file a mechanic's lien for my commission and attach to this property because I have done everthing that I should do, the seller has to deliver marketable title and CITI and WAMU are in the way of that happening...........&lt;/p&gt;</description>

      <title>Show Me the Money!!!!!</title>
      <description>&lt;p&gt;&lt;strong&gt;Dang!!!! It has been one crazy week!!!!!&amp;nbsp; I have been trying to close out 3 deals that have been for various reasons delayed.&amp;nbsp; One is b/c the 2nd mortgage company has a major computer malfunction and is having to do everything manually!&amp;nbsp; The other was my husband's loan and had to go through the underwriting dept of the lender and that always takes more time.&amp;nbsp; The last one has a 2nd that has to be subordinated and the 1st lien amount was not requested high enough so the borrower would need $2,400 in closing and they do not have that much money so I have to redo that one!!!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;To top it off I closed a deal last Friday and the attorney still hasn't give me the money over a 20 ft driveway beside the piece of property that I sold that has nothing to do with my JOB.......I want my checks please!!!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Hopefully tomorrow will be a better day!&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
