The Allendale Real Estate market is holding steady over the past months. Here are the statistics from the New Jersey MLS system for Allendale single family residence for period 8/1/2011 - 8/31/2011. We see a increase of sales as expected at the end of the summer before school starts. Also there are a large number of withdrawals from the market and a decrease of total inventory. Expect some of these to be relisted in the next couple of weeks. The biggest note that I see is a decrease is sale price to list price of 3% to 91.2 %.

The Allendale branch of the Veterans of Foreign Wars, will host the 2011 Allendale Memorial Day Parade on Monday, May 30. Assembly will be at Talman Place off Myrtle Avenue starting at 9 a.m. with parade step off at 9:30 a.m. The parade will march through the center of town, past the A&P shopping plaza and then turn right onto Orchard St and end at Memorial Park where Memorial Day services will be conducted. All civic organizations such as the Boy Scouts, Girl Scout's, softball & baseball rec teams, the Holiday Observers, Women's Club and others are invited to join the parade.

Here are the statistics from the New Jersey MLS system for period 4/1/2011 - 4/30/2011 Thii month is very much the same type of numbers from last month comparing number of solds and number of homes under contract. The biggest difference is the homes sold average $250,000 more this month. Along with he increase in average sold price , sale price to list price declined 7% as one might expect on higher priced homes. New homes on the market for April were 10 compared to 23 in March. The spring real estate market has hit Allendale! Here are the statistics from the New Jersey MLS system for period 3/1/2011 - 3/31/2011 Although only two homes closed(sold) in March remember there is usually a 45 -60 day period once a contract is written to when the home is closed. The big number to notice for March is 23 homes came on the market available for sale. Did you know only 75% of the Revenue generated by the town is from tax dollars? And where does all town money go? Below are some pie charts posted on the Allendale Website which show these statistics for 2010. I find it interesting that the town receives only 9% of total revenue from the state and this is in the form of Energy Receipts Tax. What are your thoughts about these figures? Yes, you spent from October through December 2010 making the three mile detour to Hopper Ave in Waldwick instead of using Chestnut street cutoff. Now starting in January 2011 for about 10 weeks Chestnut Street will have limited access as PSE&G updates an underground electrical transmission switch. PSE&G is undertaking a project covering a 5.5 mile long stretch along Franklin Tpke from Mahwah to Allendale and onto the Waldwick switching station on Hopper Ave. The upgrade will ensure reliability to the power grid in the area. allendale: Allendale is finding new ways to save money: Recycycling program enhanced for 2011 - 12/10/10 01:06 PM
Beginning January 1, 2011 Allendale will be collecting curbside recyclable items commingled. Residents no longer need to separate recyclables as in the past. This is a major change to the recycling program. The goal of the new program is to reduce number of collections days from three to two saving manpower, faster pickup and less dumping of the trucks also saving manpower and the town is also increasing the types of plastics recycled which should reduce the amount of garbage pickup. All Allendale Children from Pre-K to Grade 8 are invited to participate in the annual Santa Clause gift distribution event on Saturday, December 11th starting at 1:00 PM. The event takes place at the Holiday Observers Christmas Tree located in the center of town adjacent to the Railroad station (alternate site if inclement weather is Hillside School auditorium). Maybe the title of this blog is a little misleading but at least to the Borough tax assessor town home values in Allendale will rise as the town prepares for a property reevaluation to be completed by October 2011 and reflected in the 2012 tax assessment. The Bergen County Tax Board issues the order for reevaluation when a town average property assessment falls below 85% of market value.
