There is so much talk today about the real estate market and just how far values have fallen. The first fact everyone should remember is that real estate is highly localized. In Bergen County, the market can be drastically different from one neighboring town to the next. Towns with good school systems tend to maintain their real estate values. Here are the statistics from the New Jersey MLS system for Allendale single family residence for period 9/1/2011 - 9/30/2011.
The expected decrease in sales for September has proven correct as sold homes dropped from 7 to 4 while the under contract homes also dropped from 7 to 1. Most people usually try to get into a home prior to the school year starting. The average sold price rose to $694,375 a $18,000 increase while the list to sales price came back to a more normal 96% compared to the abnormal 91% in August.

The Allendale Real Estate market is holding steady over the past months.
Here are the statistics from the New Jersey MLS system for Allendale single family residence for period 8/1/2011 - 8/31/2011.
We see a increase of sales as expected at the end of the summer before school starts. Also there are a large number of withdrawals from the market and a decrease of total inventory. Expect some of these to be relisted in the next couple of weeks. The biggest note that I see is a decrease is sale price to list price of 3% to 91.2 %.

The Allendale Real Estate market is holding steady over the past months.
Here are the statistics from the New Jersey MLS system for Allendale single family residence for period 7/1/2011 - 7/31/2011.
While only three homes closed, seven more went under contract and the current inventory maintained at 42 homes. I have added a column to the table which shows Average Days On Market(DOM). This gives an indication of how long a house has been on the multiple listing service.

The spring market brought a 6.5% increase in sales from April to May 2011 for the State of NJ. Good News ! There was also an increase in signed purchase contracts over the same period last year. This was the first increase in sales seen over the past 12 months

It is getting to be that time of year again and I thought it might be nice to repost this blog I did about four years ago.
If you want to know what Allendale is about, you should try and be around the town on the Fourth of July. Some of my earliest memories in town reflect back to this day. The town comes together to celebrate with an all day calendar of field events, baseball games, marching band music and to cap it all off, a fantastic fireworks display. The Allendale branch of the Veterans of Foreign Wars, will host the 2011 Allendale Memorial Day Parade on Monday, May 30.
Assembly will be at Talman Place off Myrtle Avenue starting at 9 a.m. with parade step off at 9:30 a.m. The parade will march through the center of town, past the A&P shopping plaza and then turn right onto Orchard St and end at Memorial Park where Memorial Day services will be conducted.

Here are the statistics from the New Jersey MLS system for period 4/1/2011 - 4/30/2011
Thii month is very much the same type of numbers from last month comparing number of solds and number of homes under contract. The biggest difference is the homes sold average $250,000 more this month. Along with he increase in average sold price , sale price to list price declined 7% as one might expect on higher priced homes. New homes on the market for April were 10 compared to 23 in March.

The spring real estate market has hit Allendale!
Here are the statistics from the New Jersey MLS system for period 3/1/2011 - 3/31/2011
Although only two homes closed(sold) in March remember there is usually a 45 -60 day period once a contract is written to when the home is closed. The big number to notice for March is 23 homes came on the market available for sale. Some of these might have been withdrawn and then relisted but inventory is now up to 33 available single family homes as opposed to 22 last month.

allendale news: EPA Lead Paint Laws Effect Remodeling Projects - 02/26/11 05:05 PM
The US Environmental Protection Agency (EPA) has new lead paint laws that went into affect in April 2010. The new law requires any renovation work performed on houses built before 1978 to be performed by a certified contractor. Obviously this new law is causing some serious moans and groans from both home owners and contractors.
The lead paint laws involve training and certification of remodelers, safe work-site practices, verification and record keeping. The few exceptions to the law are:
Any home or child occupied facility that built after 1978. The repairs are minor, with interior work disturbing less than six sq. ft. or … (5 comments)

Did you know only 75% of the Revenue generated by the town is from tax dollars? And where does all town money go?
Below are some pie charts posted on the Allendale Website which show these statistics for 2010.
I find it interesting that the town receives only 9% of total revenue from the state and this is in the form of Energy Receipts Tax.
What are your thoughts about these figures? Were you aware of the percentages? I would be interested to hear your opinions.
