The National Association of Realtors just released its January 2012 Realtor® Confidence Index Report. Comments and replies indicated that the residential housing markets appear to be on an upswing.
· REALTOR® confidence in the outlook for the housing markets over the next 6 months has increased significantly.

Snow and cold weather contributed to a rather slow housing market in February for Allendale. Wasn't that what I said for January? The statistics look pretty much the same.
Here are the statistics from the New Jersey MLS system for period 2/1/2011 - 2/28/2011
The statistic that jumps out at me is the two sold homes have a sold price average of $396,500! In Allendale? One house that sold was on Myrtle for $309,000 after being on the market for over 6 months. It was a three bedroom one bath, older home that needed work. The US Environmental Protection Agency (EPA) has new lead paint laws that went into affect in April 2010. The new law requires any renovation work performed on houses built before 1978 to be performed by a certified contractor. Obviously this new law is causing some serious moans and groans from both home owners and contractors.
The lead paint laws involve training and certification of remodelers, safe work-site practices, verification and record keeping. The few exceptions to the law are:
Any home or child occupied facility that built after 1978. The repairs are minor, with interior work disturbing less than six sq. ft. or … (5 comments)

Did you know only 75% of the Revenue generated by the town is from tax dollars? And where does all town money go?
Below are some pie charts posted on the Allendale Website which show these statistics for 2010.
I find it interesting that the town receives only 9% of total revenue from the state and this is in the form of Energy Receipts Tax.

The biggest eye opener here is the sale price to list price ratio of 79.337%. This is because of the two sales, one home was originally listed at $1,290,000 and sold for $960,000.
Four new homes came on the market, four are under contract and two came off the market leaving the inventory constant at 19 available homes.

We all like to know where the value of our home is at a given time. At the start of the new year, it is a good time to look and see where we are at.
Statistics from the New Jersey MLS for residential single family homes in town are shown below for 2009 and for 2010.

Our market is currently steady. Properties are not moving very fast but they are not languishing for months either. Given the current interest rate situation we should continue to experience relatively low mortgage rates and thus the market should remain steady for awhile.

Maybe the title of this blog is a little misleading but at least to the Borough tax assessor town home values in Allendale will rise as the town prepares for a property reevaluation to be completed by October 2011 and reflected in the 2012 tax assessment.
The Bergen County Tax Board issues the order for reevaluation when a town average property assessment falls below 85% of market value. Allendale's last revaluation was done in 2001 and the current assessment is determined to be 71.75% or market value.
