Did you know that there are more and more people purchasing investment properties?  I've have been talking to so many people who are considering moving their money into something that they have control over.  While there are risks in any type of investment, Real Estate has always been a strong option for people who don't want to have that "hands off" feeling.

This quote got me thinking today.  How many parties are involved in a Real Estate transaction?  It's not just buyer and seller.  It's not just the title company and bank.  There will be at least 1 appraiser, an underwriter, a loan originator, a seller's agent, a buyer's agent, an inspector, buyer's broker, seller's broker, possibly attorneys, ...the list can go on and on.

Wow, I know we all have stories, but this one is at the top of the list for me!  I had to wait for a bit to process everything, but I think now we can all have something to learn from my experience.
Here's the story in brief:
Great buyer with great credit buying an above average home for our market.  Good lender who is ready in 10 days.  House is vacant.  Seller is upside down.  Way upside down.  $89,000 upside down.  Seller states through seller's agent that he has the money to close, but won't be there on Friday to close … (6 comments)
