      <description>&lt;p&gt;We have finished our series on &lt;a href="http://activerain.com/blogsview/3721196/questions-buyers-need-to-ask-a-real-estate-broker-question-5" target="_blank"&gt;questions buyers need to ask a real estate broker&lt;/a&gt;.&amp;nbsp; Now it's time to look at a similar list, but rather for sellers this time around.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. How much do you charge?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You may think you know the answer to this question.&amp;nbsp; In the Albuquerque/Rio Rancho area it's always 6% right?&amp;nbsp; Not necessarily.&amp;nbsp; Some brokers will charge more just because they have that perogotive.&amp;nbsp; They may offer a higher quality service at this higher rate, but you want to verify that is the case.&amp;nbsp; Some brokers may charge less because they offer a limited service as a broker.&amp;nbsp; Some brokers may offer a discount to you as the seller if they are also representing the buyer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Not all brokers service is equal...nor is the price.&amp;nbsp; Sometimes this price may be negotiable as well, though this is not common.&amp;nbsp; Regardless, a good broker will be worth every penny you spend on their service and to attempt to sell your home any other way will be more difficult.&lt;/p&gt;

&lt;p&gt;You may be able to answer this question by doing your own research about the area, but it is still wise to ask the broker for their input on open space, commercial, building restrictions and such.&amp;nbsp; It would be frustrating to move into your new home only to find that a local grocery is closing down or that a new house is going up where your mountain views currently reside.&amp;nbsp; Be sure you are not surprised by anything by knowing what is currently capable or in the works.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;These 3 common renovation mistakes occur in the following scenarios:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. When a seller decides to renovate their home prior to putting it on the market&lt;/p&gt;
&lt;p&gt;2. When a seller decides to renovate their investment property prior to putting it on the market&lt;/p&gt;
&lt;p&gt;3. When a difficult to sell property gets a makeover after it's been on the market forever&lt;/p&gt;
&lt;p&gt;Sellers, you need to begin by focusing on the goal of the renovation!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The goals of the renovation should accomplish the following:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;a.) Attract buyers by increasing the likelihood they can see themselves living in the home.&lt;/p&gt;
&lt;p&gt;b.) Increase the number of potential buyers. Few buyers want to do renovations unless it's a fire sale.&lt;/p&gt;
&lt;p&gt;c.) Not to decrease the number of potential buyers. Few buyers want to redo a poor renovation.&lt;/p&gt;
&lt;p&gt;d.) Get yourself the most money possible from the sale. Reduce the buyer's reasons to offer less.&lt;/p&gt;
&lt;p&gt;e.) Get your property sold sooner rather than later so you can move on.&lt;/p&gt;
&lt;p&gt;Keep this in mind: When buyers are looking for a home to purchase they are eliminating homes from their list of potential homes in order to find the home they will buy.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The 3 common renovation mistakes include appliances, countertops and flooring.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Making choices that don't help to accomplish the 5 goals above is where sellers fail. Choosing cheap is money lost. Poor workmanship is money lost. Going too high end is money lost. Choosing wisely will help you accomplish your 5 goals and reap the rewards.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Appliances:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;An error in judgement is to install low cost white appliances. Although they may be better than what was there previously, homebuyers will still be intent on replacing them. They are just plain ugly to the majority of buyers. It's likely the buyer will factor the cost of replacement into their decision which reduces their offer price.&lt;/p&gt;

They don't need to be top end, although they will cost more than those cheap plain white ones you will have accomplished what you set out to do which is to attract the buyer. This will work in your favour. Stainless steel appliances are what most buyers want, they are attracted to them. I never said that it was going to be logical.&lt;/p&gt;
&lt;p&gt;If I could show you videos of buyers bee-lining for the stainless steel appliances and touching them you would understand. I've also seen someone hug a stainless steel fridge. Just ask anyone with stainless steel appliances how many finger prints they have to polish off their fridge after each showing.&lt;/p&gt;
&lt;p&gt;As of today's date stainless steel is still a good bet. It will be a while until North America gets hooked on those coloured SMEG fridges.&lt;/p&gt;

You need to educate yourself so don't hesitate to consult a flooring specialist. Choose wisely since cheap options look cheap and potential buyers will judge harshly. You guessed it, a lower offer since they will immediately want to replace it.&lt;/p&gt;
&lt;p&gt;Have you ever walked into a home with cheap laminate and watch people react? I have seen potential buyers get so fixated on how cheap the laminate flooring looks. I can see it in their eyes before they tell me. They can't imagine entertaining in the space let alone live there. Cheap laminate in one condo just helped to sell a competing condo for sale in the same building. In other words the potential buyer bought the property with a more attractive floor choice instead.&lt;/p&gt;

It can be hard to establish the right rate without expert guidance. You will need to have procedures in place for chasing up unpaid rent. Getting late payment from tenants can be difficult and awkward and you run the risk of being not notified about maintenance if they are trying to avoid you. Professional property managers have systems in place to collect rent. This is particularly important if being paid on time is vital to your cash flow.&lt;/p&gt;
&lt;p&gt;Managing your own rental properties is an extensive learning curve, which may be beneficial if you are considering making property your primary career. However, if your intention is just to make money from investing in property, a manager is probably the more sensible way to go.&lt;/p&gt;

Derived from the Greek word "chole" for bile, this thick substance is produced in the liver and is very important to the good health and functioning of the human body. Cholesterol has numerous functions in the body and it is found in the outer layer of every human cell. Among its functions include the following; production of bile, aids in cell membrane growth and production of the hormones estrogen and testosterone. Cholesterol also helps to metabolize fat soluble vitamins in the body.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;We are all focused on hearing about how dangerous cholesterol is but in fact it also serves a very vital purpose to the body. However there is both "good" and "bad" cholesterol and this is where it is important to know the difference. How we produce cholesterol: When we eat animal proteins we produce cholesterol. Fruits, vegetables and grains cannot produce cholesterol and they do not contain any. When meat, eggs and dairy products are consumed they enable the body to make cholesterol. It is a question of eating these foods in moderation as too much saturated fat can lead to elevated cholesterol levels which can be unhealthy and dangerous.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;Types of cholesterol: Cholesterol can be one of three types; HDL, LDL or Triglycerides. Lipoproteins carry cholesterol throughout the bloodstream. LDL cholesterol is what is known as the "bad cholesterol". This is the cholesterol that is carried from the liver to the body's cells. If too much is carried into the body, you will develop excess cholesterol. Excess can lead to many health complications including arterial plaque and heart disease. The "good" cholesterol is known as HDL. It works in an opposite way to LDL because it actually carries the cholesterol away from the cells and back to the liver. The liver then will discard this cholesterol out of the body. HDL can help prevent heart disease. Most fat found in the body is in the form of triglycerides. They are made from the foods that we eat. Normal Cholesterol Levels: There are cholesterol guidelines of what is considered normal and what is considered high. Normal is less than 200mg/dL and high is anything 240mg/dL or higher.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;What high cholesterol can do to your body: High cholesterol can have many deleterious effects on your body and your health. Heart disease is one of the main potential consequences. The arteries can become blocked which reduces blood and oxygen flow to the heart. You will also increase your risk of a heart attack or stroke. Symptoms of high cholesterol: If you haven't gone to see a doctor and get blood work yet you may notice various symptoms if you do have high cholesterol. These may include some of the following; pain in your legs when walking or exercising because the arteries have narrowed and yellow patches on your skin, particularly around the eye area. These patches are actually cholesterol deposits and are a tell tale symptom that you have high cholesterol levels.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;Causes of High Cholesterol: There are several known reasons for developing high cholesterol. It should be noted however, that sometimes there is a genetic predisposition to high cholesterol levels. Poor nutrition: Eating large quantities of cholesterol laden foods such as meat and dairy can increase your cholesterol. Most dangerous are foods that are high in saturated fats. Red meat, sausage and sugary baked goods all have high saturated fat levels. Eat fresh whole foods in the form of lean proteins, fresh vegetables and whole grains and a little bit of fruit.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;Obesity: Excess weight can also increase bad cholesterol levels. Try to maintain a weight that is appropriate for your height and gender. You can refer to a body mass index scale, also known as a "bmi". This chart will tell you the weight range you should be in. Smoking: Smoking of course is an extremely unhealthy habit to have. And it can raise your cholesterol levels as well. Speak to your medical provider who can help create a program for you to follow to quick this habit. Age: Cholesterol levels increase naturally with age. Usually at the age of 50, a man's cholesterol levels will taper off naturally. Women's cholesterol levels will naturally begin to rise after they have reached menopause. This does not take into account of course, for all of the various lifestyle and medical factors that can raise your cholesterol levels as well.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;Lack of exercise: People who do not exercise will more likely have higher cholesterol than people who incorporate exercise into their lifestyle. Additionally sedentary people will tend to have lower amounts of the good cholesterol, HDL, as well. Part of a healthy lifestyle incorporates a regular exercise program. Find exercise that you enjoy doing and try to commit to exercising three to five times weekly for a minimum of 30 minutes. Medical Conditions: There are certain medical conditions that tend to create higher cholesterol in the body. These include diseases such as diabetes, kidney and liver disease.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;Diagnosis: Under the care of your medical provider, a blood test is performed which will check LDL, HDL and blood triglyceride levels. Medication: There are various medications that your physician may prescribe for you if you suffer from high cholesterol. Statins: this drug lowers cholesterol by blocking liver enzymes that produce it. There are various side effects associated with statins and include headaches and constipation but not everyone will experience these effects. Niacin: Niacin will reduce both HDL and LDL levels and it is a B vitamin. Your doctor may prescribe a particular dosage for you. You may experience flushing and tingling side effects. Aspirin: Aspirin is a common medication doctor's recommend taking for high cholesterol levels. If you have high blood pressure along with high cholesterol your doctor may prescribe other drugs such as beta blockers or calcium channel blockers. Your doctor will know what exactly is appropriate for you depending on your blood work, age and health condition.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;You can reduce your cholesterol levels in various ways. By looking at the various causes of high cholesterol you can begin to assess which areas of your life you may change to become a healthier person. Of course, always consult with your medical provider before undergoing any type of lifestyle, nutritional or exercise program, particularly if you are elderly or suffering from any disease or ailment.&lt;/span&gt;&lt;/p&gt;

      <title>Understanding Your Credit Report</title>

&lt;p&gt;Traditionally, your credit report has looked like something out of a data collector's worst nightmare. Codes, lines of data, and mysterious marks made them very difficult to read. In the past decade, things have become much easier to read and understand. All three major reporting agencies follow similar formats for their consumer reports. Direct lender pulled reports are a bit more difficult to understand, but essentially all three agencies have the same information on the reports. Personal, Employment, Public Records, Revolving Accounts, Installment Accounts, Mortgage Accounts, Collection Accounts, Inquiries and Creditor information.&lt;/p&gt;

&lt;p&gt;Personal Information: &lt;br&gt;Every report will contain personal information. Every time you fill out an application for anything, this information generally ends up in your credit file. Information such as telephone number, current address, and former address may be listed.&lt;/p&gt;
&lt;p&gt;Employment Information: &lt;br&gt;On those same applications, you may have had to list you employer. This is especially true in the case of an application for the extension of credit. This information will end up on your file.&lt;/p&gt;
&lt;p&gt;Public Records: &lt;br&gt;A public record listing is any information obtained from county, state and federal courts. These types of records include bankruptcies, civil judgments and tax liens. Each entry should have a file date, case number, balance and other relevant data.&lt;/p&gt;
&lt;p&gt;Revolving Accounts: &lt;br&gt;The term revolving account is often used interchangeably with a credit card. These accounts revolve in the sense that when you utilize them, what you owe is reported as greater and available credit goes down. When you pay it off, the opposite occurs. Understanding how these types of accounts report is fairly easy. The trade line usually reports the last 2 years of payment history, current limit, and current balance. Be aware; Revolving accounts often have a major impact on your credit score.&lt;/p&gt;
&lt;p&gt;Mortgage Accounts: &lt;br&gt;All obligations that are secured by a mortgage are provided here. This will include purchases, refinancing, and home equity lines of credit.&lt;/p&gt;
&lt;p&gt;Installment Accounts: &lt;br&gt;Unlike credit cards, these accounts do not revolve. The account starts with a fixed amount owed that goes down with subsequent payment. The formatting on the report will be similar to those of a revolving account. Examples of this type of account are automobile loans and student loans.&lt;/p&gt;
&lt;p&gt;Collection Accounts: &lt;br&gt;Collection accounts involve third party companies that have either purchased past debt obligation, or are assigned to collect on debt obligation that are alleged to have owed and not paid in accordance to the stipulation of your contract.&lt;/p&gt;
&lt;p&gt;Inquiries: &lt;br&gt;Every time you apply for credit, or there is lender with business justification (collection company checking for new information), the inquiry is recorded and listed for other creditors to see. This information will fall off your report after two years.&lt;/p&gt;
