We have finished our series on questions buyers need to ask a real estate broker.  Now it's time to look at a similar list, but rather for sellers this time around.

1. How much do you charge?
You may think you know the answer to this question.  In the Albuquerque/Rio Rancho area it's always 6% right?  Not necessarily.  Some brokers will charge more just because they have that perogotive.  They may offer a higher quality service at this higher rate, but you want to verify that is the case.  Some brokers may charge less because they offer a limited service … (1 comments)

5. Are there any important future plans for the area?
You may be able to answer this question by doing your own research about the area, but it is still wise to ask the broker for their input on open space, commercial, building restrictions and such.  It would be frustrating to move into your new home only to find that a local grocery is closing down or that … (0 comments)

albuquerque: Questions Buyers Need To Ask A Real Estate Broker - Question 4 - 04/29/13 02:02 PM
We have looked at Question 1, Question 2 and Question 3 in this series of questions you need to ask when buying a home already. It's time for Question 4!

What offers have the owners had so far?
It is always worth asking the real estate broker representing the seller what the terms of their received offers have been.  Likely you will get a response that there have been other offers made, but usually the details are not divulged.  Regardless, knowing whether any offers have been officially submitted is quite valuable on its own.  This gives you an idea … (0 comments)

albuquerque: Questions Buyers Need To Ask A Real Estate Broker - Question 3 - 04/22/13 05:21 PM
We have looked at Question 1 and Question 2 in this series of questions you need to ask when buying a home already. It's time for Question 3!
How did you decide on your asking price?

The Realtor representing the seller should be able to go into some detail about why they are listed at the price they are.  Be sure they provide you with comparisons of homes in the area that have sold as well as those currently on the market.  The Realtor will likely go into specifics about how this listing compares with the others on features and … (0 comments)

albuquerque: Questions Buyers Need To Ask A Real Estate Broker - Question 2 - 04/15/13 06:05 PM
Continuing on with our series on questions to ask your Real Estate Broker when buying a home.

2. How long has the property been on the market?
A house that has sat on the market for more than six months could have underlying issues that are not obvious. It is likely the home has been overpriced.  However, it may have structural issues.  It may need some other major repair or updating work.  Regardless, a house on the market for that long may be more willing to accept an offer that is lower than their asking price.

albuquerque: Questions Buyers Need To Ask A Real Estate Broker - Question 1 - 04/11/13 04:08 PM
Buying a home is certainly exciting, but it can also be stressful. Your own research about homes is a great start, but some questions must be answered by a broker. This series will explore some of those questions.

Why is the owner selling?
A perfect starting point for questioning. The ansewr should give you some great insight to the home and why the homeowner no longer wants the house. If the seller has already purchased another house they may want to sell their listed property quickly. This information can be vital in negotiations. You will also want to ask what … (1 comments)

albuquerque: 3 Common Renovation Mistakes Home Sellers Make - 03/28/13 02:50 PM
When I take clients to view potential homes to purchase there are 3 common renovation mistakes that home buyers notice which they can use to their advantage.

Note to Sellers: Begin by focusing on the goal of the renovation!
These 3 common renovation mistakes occur in the following scenarios:
1. When a seller decides to renovate their home prior to putting it on the market
2. When a seller decides to renovate their investment property prior to putting it on the market
3. When a difficult to sell property gets a makeover after it's been on the market forever

albuquerque: Hire a Property Manager or Take Care of the House Yourself - 03/21/13 07:55 PM
There are a number of factors to consider when you're making the decision about whether or not you're going to hire a property manager to take care of your investment property or if you're going to manage it yourself.
Primarily, the typical goals of property investors are to protect their investment and maximise the returns they make, so the first decision must be financial. Before you hire a property manager, you need to get a good, realistic idea of the costs. Property managers do not work for free. Managers will charge a fee usually based on a percentage of the rent. … (1 comments)

albuquerque: Understanding Your Credit Report - 03/05/13 06:32 AM

In the past decade, things have become much easier to read and understand. All three major reporting agencies follow similar formats for their consumer reports. Direct lender pulled reports are a bit more difficult to understand, but essentially all three agencies have the same information on the reports. Personal, Employment, Public Records, Revolving Accounts, Installment Accounts, Mortgage Accounts, Collection Accounts, Inquiries and Creditor information.

Personal Information: Every report will contain personal information. … (2 comments)
