Phoenix metro home prices are on the decline from a median $443K in June to $435K in July and expected to remain flat in August. Why? Mortgage interest rates increased to a 20 year high of 7.09% nationally per Freddie Mac weekly survey last week. Additionally the Fed indicated last week that another Fed rate increase is expected in September. This in turn may continue to push up mortgage rates this Fall towards 8%. Well congratulations to my first time homeowner client that moved into his detached home for the Labor Day Weekend.
This home on 32nd Ave was a solid block home on a corner lot with RV Gate. Yes some fix up is required but my client was able to move in to a home of his own at a reasonable price.

The Wall Street Journal announced July 27, 2022 that "The Federal Reserve on Wednesday raised its benchmark interest rate by three-quarters of a percentage point for the second straight meeting in an effort to tamp down inflation that's been running at a four-decade high." Expect further mortgage rate increases to follow in the months ahead and into next year. Now may be the time to act if considering the purchase of a home.

Alrighty then! I am not sure if this is a great national ranking to be known for. Although Scottsdale already is in several top National Rankings for a number of categories like "Foodie Cities, Places to Raise Family, Safes Cities" etc, Scottsdale has just been ranked as the number 1 city to be in if one is quarantined! Great!....read on in this article from Kathy Morris of Zippia through the Scottsdale Associaiton of Realtors.
No one wants to be quarantined and everyone is just trying to make the best of it.

Another record month in real estate. For the first time ever the median price of a home in the Phoenix Arizona metro area peaked at $302,500 during March 2020. Generally homes are continuing their surge up comparing year to year prices and are now up from a median of $264,000 a year ago in March 2019.
However, this new record reflects sales for contracts closing in March 2020 which was pre "Shelter In Place" and COVID19 protocol which started in March and now running into April.
