One of the highlighted threads on Active Rain discusses the issues related to third party negotiators. 
On that thread attorney Richard Zaretsky from Florida made and short but powerful post.  (he has made a lot of good posts on his Active Rain blog as well.)....

After the home owner or the homeowner's lawyer contacts the lending institution and asks for the short sale package or pre-foreclosure package.  What should the Homeowner expect? 
The homeowner can expect that the bank will request or need:
1. Information about the value of the house - similar to a CMA/BPO (the lender may also have their own appraisal done.)
2. Information about homeowner's finances.  
3. The bank is also interested in a net sheet.  Which lets the bank know how much it will net after a sale.
