I have been approached by several customers wondering if local banks still have money to lend and the answer is YES.  While there have been numerous (too many to count) changes in lending over the last year, there are still great programs out there with great rates and lower down payments.  Rural development loans are still a great option at 100% financing with no mortgage insurance.  FHA is 3.5% down and those rates have been great this year.  Let me know if I can answer any questions or call me with a specific loan situation at anytime!

Wow! I cannot believe how great rates are right now. They are better now than they have been in a couple of years. It is a great time to buy and maybe refi your current mortgage, perhaps from a 30 to a 15??? Things in the Peoria market are holding… more
