What is Your Market like after the Tax Rebate Rush? - 05/21/10 11:26 PM
Our market place (Southern Wisconsin) has shown a definite drop off of activity.
New accepted offers to purchase for the first 15 days of May are about 45% of the new accepted offers for the last half of April.  I suspect that many of you are experiencing the same type of activity.
We could just be in a state of market where consumers are just trying to decide what is going on.  But, my guess is that we will drop back to last years level of activity.
I am just curious to find out if some else is having the same experience, or worse … (6 comments)

Here is great graph showing the great effect all the money that has been thrown at housing is having. If you missed the news yesterday delinquencies rose to 14.69%. Their highest level in the fist quarter of 2010. Which means foreclosures should also go to their highest  level probably third quarter of 2010 which then translate into a bottom of the real estate market 2nd quarter 2011 maybe 3rd quarter 2011 depending on how fast the lenders bring inventory to market. The Market in Rock County Wisconsin - 05/21/10 12:34 PM
It is hard to say that there is a market trend other than locally.  In Rock County Wisconsin we can say that the Tax Buyer Credits certainly had an effect on the number of sales.
Residential Sales from January 1, 2010 until today, May 21, 2010 have increased 28% over a year ago(573 versus 448).  However, average sales prices continued to decline 8% from a year ago (from $120,283 to $109,866).  This indicates that we certainly have not reached bottom yet.
It would be nice to see a 3 month period of increasing prices.  When that will happen is anyone's guess.

The Calm after the Storm! - 05/06/10 11:41 PM
The tax credit season is over!  Did it's increased activity create some confidence in the local market or will sales dry up!
The next 60 days will still have a lot of closings created by the Buyer Tax Credits.  However, the next 60 days will tell the story by how many new offers get accepted after April 30.
My guess is that the activity will taper off, but hopefully some serious buyers will perist.  There are no current plans for new incentives by the government.  But, if I had to make a prediction, it will be that if the market falls greatly, the administration … (2 comments)
