      <title>Ten Months and Counting!</title>
      <description>&lt;p&gt;&lt;strong&gt;With all off the unfortunate market conditions we have experienced, I guess we should be Thankful, that our local market has shown 10 months of increased activity over those same&amp;nbsp;months last year.&amp;nbsp; Locally our home sales are up 31%&amp;nbsp;over the same 4 month period (January-April) and at least prices seem to be leveling off.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Maybe by the end of the year we will see some increase in prices.&amp;nbsp; Markets are local and yours may be better or worse, but I think&amp;nbsp;many real estate practitioners can see that we are working our way through the myriad of distressed properties.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Improved short sales rules and bank processing have made the impossible, possible.&amp;nbsp; I am sure we will be working through that inventory for several years to come.&amp;nbsp; But increased numbers of sales do add money to the community because&amp;nbsp;many service providers get some new business.&amp;nbsp; Appraisers, Attorneys, Home Inspectors, Title Companies, Lenders, Utility Companies, Insurance Agents, etc., etc. gain a little business for each home we sell.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;WHILE WE HAVE NOT TURNED THE CORNER, I THINK WE ARE ON THE PATH!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>2011 Ends with a Little Spark!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Out with the Old and In&amp;nbsp;with the&amp;nbsp;New!&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our Market in Southern Wisconsin has shown some encouraging signs in the last half of 2011.&amp;nbsp; Single Family Home Sales in our immediate local market of Rock County,&amp;nbsp;Wisconsin &lt;span style="text-decoration: underline;"&gt;Increased by 25%&lt;/span&gt; in the last six months of the year compared to the last six months of 2010.&amp;nbsp; And that is without all of the numbers in yet!&amp;nbsp; Those last 6 months of 2011 produced 738 sales as of this last day of the year, versus 590&amp;nbsp;for the same period 2010.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Finally, in addition to sustained growth in sales, average &lt;span style="text-decoration: underline;"&gt;sales prices did not decline&lt;/span&gt; for the&amp;nbsp;period over last year.&amp;nbsp; As a matter of fact, they increased slightly.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Short Sales and REO's accounted for 24% of the number of sales in the last 6 months; identical to last year.&amp;nbsp; However, This year short sales were about 16% of that total versus approximately 7% last year.&amp;nbsp;&amp;nbsp; It looks like the lenders have improved their processes for approving short sales.&amp;nbsp; Plus, I think they have seen the value of a short sale over foreclosure.&amp;nbsp; Our Short Sale prices are about 30% higher than those sold as REO (Bank Owned) properties.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If tighter lending requirements were loosened a little, and interest rates stay low, we could see&amp;nbsp;a year of improvement for 2012.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;From August 1, 2011 to November 30, 2011:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The number of Single Family Home sales have increased 27% over the same period last year (2010).&amp;nbsp; In 2010 there were approximately 406 Sales versus approximately 518 Sales in 2011.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;After 4 years of declining prices and diminished activity, it is refreshing to see 4 months in a row of improving market conditions.&amp;nbsp; Whether this indicates a long term trend remains to be seen.&amp;nbsp; It might be a sign that prices have bottomed out!&amp;nbsp; For a market place that had the highest unemployment in our state a year ago we needed&amp;nbsp;a positive sign.&lt;/strong&gt;&lt;/p&gt;

      <title>Market Stability? Maybe?</title>
      <description>&lt;p&gt;&lt;strong&gt;Last Year was the year of the "Homebuyer's Tax Credit"&amp;nbsp; In our market if forced a large number of sales into the First Half of the Year when it ended.&amp;nbsp; This is the year of return to actual market conditions.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our Rock County, Wisconsin single family homes sales in the First half of 2011&amp;nbsp;fell behind the First half of 2010 as expected.&amp;nbsp; So what has been going on since&amp;nbsp;July 1, 2011?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Home sales have surpassed the number&amp;nbsp;of homes in 2010 for July, August, September and October by about 30%.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In fact, Single Family home sales for the last three months have increased from 314 to 407, a 30% increase!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Better yet, home prices have increased 4%, this year over last year!&amp;nbsp; This is the 1st period where we have seen home prices rise in our Market Place since the recession began&amp;nbsp;three years ago.&amp;nbsp; Three months does not mean&amp;nbsp;the market is well.&amp;nbsp;&amp;nbsp; But, it may be a sign that there is some stability and maybe even that prices have bottomed out.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It is a great time to buy with good prices and&amp;nbsp;low interest rates hovering around 4%.&amp;nbsp;&amp;nbsp;There is nothing quite &lt;span style="text-decoration: underline;"&gt;like&amp;nbsp;owning your own home&lt;/span&gt;!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Good News for us!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;2011 has begun with a familiar trend that we have gotten far to used to seeing!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales prices of Single Family homes for the First Quarter of 2011 were at $96,260.&amp;nbsp; That is down 9% from last years average of $105,747.&amp;nbsp; It is also down 29% from 2007's average price of $133,976.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The number of Single Family Sales for the First Quarter this year is approximately260, which is down 14% from last years 301 sales.&amp;nbsp; However, this years results are down 43% from the 453 sales in 2007.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In Summary, the number of sales and prices are down for 4 years&amp;nbsp;in a row.&amp;nbsp; The one positive number is that the Shadow inventory is currently under 10% and down from the 30% of last year.&amp;nbsp; Whether that remains constant is something to watch.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;But, with all the REO's, and Short Sales, are&amp;nbsp;median sales price has dropped from $124,511 in January, 2007 to $65,000 this January.&amp;nbsp; Long story&amp;nbsp;short, our sales prices are about one-half of what they were four years ago!&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Our&amp;nbsp;market is probably one of the worst in the state, due to GM closing a plant, as well as some other loses of employment, but what has really hurt, is the fact that lenders are selling their foreclosed properties at&amp;nbsp;any price just to clear the inventory.&amp;nbsp; We have sold several properties recently for 25% of what the lender bid them back at in the foreclosure sale.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It has made it almost impossible for a "normal non-distressed seller" to compete.&amp;nbsp; Hence, they have withdrawn from the market, leaving us with picked over REO's.&amp;nbsp; Our inventory is actually down because of this.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It is unlikely this is going to change dramatically any time in the near future!&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Our Rock County Wisconsin Real Estate market has declined for three years in a row.&amp;nbsp; Not only in price, but number of sales as well.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Recession-Depression has hit us extremely hard because of unemployment and a General Motors plant closing.&amp;nbsp; If fact, one of the cities in our marketplace, Beloit, WI still has 13%+ unemployment rate.&lt;/strong&gt;&lt;/p&gt;
