With all off the unfortunate market conditions we have experienced, I guess we should be Thankful, that our local market has shown 10 months of increased activity over those same months last year. Locally our home sales are up 31% over the same 4 month period (January-April) and at least prices seem to be leveling off.
Maybe by the end of the year we will see some increase in prices. Markets are local and yours may be better or worse, but I think many real estate practitioners can see that we are working our way through the myriad of distressed properties.

In our local market, Rock County, Wisconsin, Sales in January, 2011 were a handful more than last year.
But, with all the REO's, and Short Sales, are median sales price has dropped from $124,511 in January, 2007 to $65,000 this January. Long story short, our sales prices are about one-half of what they were four years ago!
The number of sales this past January are 56% of what they were four years ago.

Our market place (Southern Wisconsin) has shown a definite drop off of activity.
New accepted offers to purchase for the first 15 days of May are about 45% of the new accepted offers for the last half of April. I suspect that many of you are experiencing the same type of activity.
We could just be in a state of market where consumers are just trying to decide what is going on. But, my guess is that we will drop back to last years level of activity.
