With all the news about the declines in residential real estate, I thought it would be good to remember that home values have remained unchanged, and, in fact, haven’t changed in decades. In the midst of a recession, and with real estate prices plummeting across the country, how can that be? It’s all a matter of understanding value and the difference between value and price. For more than a century the American Dream has revolved around housing, and our ideal picture of the perfect family always included their own home. But the current financial crisis seems, for many, to have turned their dream into a blood-sucking vampire, bent on destroying the very foundation upon which their dreams were built. Unlike retail liquidation sales where prices are regularly “marked-up” prior to discounting, current home prices represent a true sale. If you are in the market to purchase a home and qualify for a loan, the only question you may have is: Have prices reached bottom? And the answer is unequivocally: No one really knows. What’s really happening to housing values? From all the news reports we’ve heard, one would assume that homeowners across the country have lost all their equity. Has that really happened? Most of those who are underwater with their home’s value are those who purchased in the last couple of years, when housing values were beginning to reach their peak. What about the majority of us who purchased five, ten, fifteen years ago or longer. Are our homes worth less than we paid? No. And it’s a fact few are discussing. They don’t consider it newsworthy.
