One of the reasons I chose to hang my real estate license with Windermere Real Estate was due to the sense of community the company exudes and the charitable nature of the organization.
In 1989 Windermere Real Estate established the Windermere Foundation.  Through contributions from agents ($7.50 from every transaction is automatically contributed to the foundation) and fundraising events conducted by the agents themselves, the Windermere Foundation has raised millions of dollars, benefitting thousands of families and children throughout the western United States.

Arizona, along with Florida, is a golfer's haven.  One statistic I read somewhere noted that there were more golf courses in Phoenix than there were McDonald's.  That's a lot of courses.

An article from CNNMoney.com, confirms what we have been anecdotaly reporting lately.  The report states that Phoenix and five nearby cities - Scottsdale, Mesa, Chandler, Gilbert and Glendale - were among the hottest cities in the U.S. for homebuyers in Q1, according to the number of home searches on ZipRealty.com. ZipRealty's Q1 "Home Hunters Report" released today, shows that distressed properties (foreclosures and short sales) in the five most affected markets, including Phoenix, are spending on average 20% fewer days on the market in Q1 of this year compared to Q1 of last year.  http://money.cnn.com/news/newsfeeds/articles/marketwire/0494018.htm

Phoenix real estate market - Median Home Prices through Q1 2009 - 04/20/09 01:41 PM
The graph below illustrates the median sales price of homes sold through the Maricopa County MS Year 2008 vs. 1 Qtr. 2009.  You'll not that the median sales price has fallen 47% from the March '08 through March '09.  However, the rate of decline in prices seems to be leveling off as evidenced by the  yellow line representing 2009 sales.

Phoenix real estate - Market inventory graph... - 04/18/09 06:12 PM
The chart below illustrates some very positive trends occuring in the Phoenix real estate market.
The bar graph portion of the chart represents the "burn rate" for our inventory.  Or how many months supply of homes we currently have on the market.  This number has decreased dramitically from a high of approximately 20 months worth of supply in January 2008 to about a 9 months supply through February 2009.
The green line graph illustrates the number of active listings we have on the market.  Again, this graph is showing a move in the right direction with current listings through February sitting … (1 comments)

Zillow. Not the best source from which to glean information... - 04/14/09 04:05 PM
I've been working with an out of state buyer for the past couple of weeks.  I send him listings from our local MLS and he in turn has responded with listings from Zillow that he found for the same homes.
I've found Zillows information to be incorrect more often than not.  Many times the listings are old listings with outdated photos.
The most glaring example of this came last weekend when my client sent me the link to a listing he said was "exactly" the type of home he was looking for.  AND the home sold for over $150,000 less than … (3 comments)

I'm not talking about sports here.  The question in the subject title is referring to a home office or the corporate, brick and mortar office.
In my illustrious :-) real estate career I've tried both.
Working from the home office gave me the flexibility to multi-task and cut down on travel time to and from the office.  However, as I'm sure anyone who has ever worked from home has experienced, there are FAR more distractions.  Especially when the family returns.  Don't get me wrong, I love my children, but it doesn't always set the right tone when you're on the phone … (5 comments)

I know smokers have been ostracized over the past twenty years or so.  Seems these days you can't even smoke in your own home.  And I know that some of you don't.  Which is a smart move if you ever want to sell your home at top dollar.

Phoenix Metropolitan Area Market Analysis 2005-2008 - 04/07/09 09:06 PM
I often get asked about how far prices have fallen here in the Phoenix real estate market from the peaks of a few years ago.  So I compiled an analysis of homes sold over the past four years including the first quarter of 2009.
As you can see, our average price of homes sold has fallen an incredible 50% off the high from 2007.  But if the first quarter of 2009 is a good predictor of things to come for the rest of the year we should see units sold surpass last year's total.  This will enable us to get the … (1 comments)

The  Scottsdale real estate market is starting to heat up as well. Scottsdale had been showing some signs of waning under the pressure of the economic downturn from the preceding months and has been taking the hit.  That being said, there are still some fantastic bargains in Scottsdale right now.  And when the market picks up full swing again, the homes in Scottsdale are going to appreciate at about double the rate of homes in other parts of the valley.

I said it last month and I'll say it again this month.  Ummm folks...it is REALLY time to buy here in Phoenix.  The Phoenix real estate market is starting out 2009 at a much healthier pace than the previous year. Year over year units sold are screaming past last year's figures, almost tripling March 2008's pace.  Prices still continue to decline but the bargain hunters are coming back in full force. The real estate market in Anthem, like the weather, is heating up .  The number of homes actively on the market fell again.  We saw prices decrease a bit in March, but still the burn rate is down to 2 months now, so based on that statistic we are entering a seller's market in Anthem. Days on market increased a bit, but again, nothing to be alarmed about.
