This morning while at the gym I had an interesting conversation with a fellow Realtor.
Now, let me first say, I am not a pessimist.  But I am not an unbridled optimist either.  I fancy myself a realist.
Anyway, the conversation was centered around limits we place on ourselves, goals, and the subconcious mind's ability to help manifest goals.

Over the past several months since the passage of SB1070 and leading up to our mid-term election cycle there has been much discussion about crime in Arizona and how illegal immigration has caused crime to increase.
Many of the politicians in this debate, including our current Governor Jan Brewer, have made politically expedient claims about these crimes that make Arizona seem like the old wild west.

Let me preface this post by saying I am not one of these Pollyanish, always look at the bright side of life, up with people, type of persons.
Now, that being said, I have noticed that we as a nation seem to have become a very pessimistic lot (optimists, please don't reply, I know you're out there, God bless you.)

The Scottsdale real estate market is feeling the pain of this deep recession, which has hit everyone hard.  The year over year numbers showed some sharp drop offs in every category.  Scottsdale's market is suffering as well due to the high number of luxury homes on the market.  That segment of the marget has been fairly stagnant for the past couple of yearys.  Homes are starting to stay on the market a bit longer as evidenced by the uptick in days on market for those homes that have sold.

The Phoenix real estate market began showing signs of slowing in August.  The year over year numbers showed some sharp drop offs in every category.  Homes are starting to stay on the market a bit longer as evidenced by the uptick in days on market for those homes that have sold.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. Terrific deals abound. Coupled with historically low interest rates we are in the eye of the perfect home buying storm.

Anthem AZ real estate - Market report August 2010 - 09/11/10 05:37 PM
The Anthem AZ real estate market has begun to show some signs of cooling off during the hot summer months. The number of homes actively on the market increased a bit more.  And the number of homes that closed in August dipped a bit as well.  This could be due to the end of the first time home buyer tax credit as well as the seasonal end of summer/back to school lull.  For the first time in quite a while we failed to see the average sales price increase.
