      <title>Anthem, AZ Real Estate Market Report April 2013 - Country Club</title>

&lt;p class="MsoNormal" style="margin: 0in 0in 0pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Times New Roman;"&gt;&lt;span style="font-size: 14px;"&gt;The Anthem &lt;strong style=""&gt;Country Club&lt;/strong&gt; housing market continues to click along nicely heading into the summer months. The number of homes sold in April increased from March. And although, the average sale price dipped a little compared to March, the year over year comparison shows a steady upward trend.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;There are currently 58 homes actively on the market with 49 under contract, in the &lt;strong style=""&gt;Country Club&lt;/strong&gt;.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The &lt;a href="http://www.arizonapremiereliving.com/" title="Anthem AZ real estate" target="_self"&gt;&lt;strong&gt;Anthem AZ real estate&lt;/strong&gt;&lt;/a&gt;&amp;nbsp;market&amp;nbsp;continues it's strong performance as we head into the warmer months ahead.&amp;nbsp; Home sales&amp;nbsp;were up in April along with the average price per square foot, up 26% year over year.&amp;nbsp;&amp;nbsp;The 12 month moving average sale price is up 20%, &amp;nbsp;and the number of homes on the market&amp;nbsp;increased&amp;nbsp;slightly from March, but still only 136.&amp;nbsp;Days on market continues to be less than the 90 days we typically call a neutral market.&amp;nbsp; Homes are selling much quicker these days.&amp;nbsp; So things continue to look bright for the Anthem real estate market.&lt;/p&gt;
&lt;p&gt;Here are the latest stats for the month ending &lt;strong&gt;4/30/13&lt;/strong&gt;:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Active Listings&lt;/strong&gt;: 138 (Up 1% from Mar. '13,&amp;nbsp;Up 23% from&amp;nbsp;Apr. '12)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Homes Pending&lt;/strong&gt;: 165 (Down 7% from&amp;nbsp;Mar.&amp;nbsp; '13, Down 35% from&amp;nbsp;Apr. '12)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Homes sold in last 30 days&lt;/strong&gt;:&amp;nbsp;43 (Up 16%&amp;nbsp;Mar.&amp;nbsp; '13,&amp;nbsp;Down 14% from&amp;nbsp;Apr. '12)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Burn rate&lt;/strong&gt; (Inventory on market&amp;nbsp;/ by homes currently under contract) =&amp;nbsp;&amp;nbsp;1.84 months supply&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Avg. Sale price (Solds)&lt;/strong&gt;: $286,514&amp;nbsp; (Down 1% from Mar.&amp;nbsp; '13,&amp;nbsp;Up 15% from&amp;nbsp;Apr. '12)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Avg. price per sq. ft.&lt;/strong&gt; (Solds): $123.57 &amp;nbsp;(Up 6% from Mar.&amp;nbsp; '13, Up 26% from&amp;nbsp;Apr. '12)&lt;/p&gt;

&lt;p&gt;Recently in one of our office sales meetings we discussed wording in our descriptions we use for our listings on MLS.&amp;nbsp; I noted several pet peeves of mine that I've established over the years, (ie. "tile in all the right places" and the use of our industry vernacular in the public remarks, SPDS, BINSR, CLUE report are but a few).&amp;nbsp; But lately, with all the fix and flip properties I've seen come on the market, a new description has been added to my "Don't Do" list.&amp;nbsp; And that is the use of the term "remodeled".&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'm sorry fellow agents, but new paint and carpet are not a remodel.&amp;nbsp; They are basic maintenance and prep that any home seller should consider as part of the home selling process.&amp;nbsp; And yet, there it is, with regularity in our MLS descriptions.&amp;nbsp; I guess this term would lend itself to interpretation, but my interpretation of "remodel" is knocking down some walls, adding rooms, expanding bathrooms or kitchens, or at the very least updating obsolete or out of style items such as appliances, flooring, cabinetry, and countertops.&amp;nbsp; Not just paint and carpet.&lt;/p&gt;
&lt;p&gt;And that's my two cents on this matter.&lt;/p&gt;

      <title>Anthem, AZ Real Estate - Are we in another bubble?</title>

&lt;p&gt;With&amp;nbsp;rising &lt;strong&gt;Anthem&lt;/strong&gt; home prices over the past two years there have started to be murmurs of another real estate bubble forming.&amp;nbsp;&amp;nbsp; My inclination is to say no, we are not in a bubble, and here&amp;rsquo;s why.&amp;nbsp; First, yes, home prices have risen dramatically but not beyond affordability.&amp;nbsp; Second, lending practices are tighter these days.&amp;nbsp;&amp;nbsp; And third, the speculative market is quite different from the market of 2004-2007.&amp;nbsp; Let&amp;rsquo;s take a look at the prices themselves first.&lt;/p&gt;
&lt;p&gt;Phoenix, and therefore Anthem, was one of the worst hit metropolitan areas in the country during the market downturn.&amp;nbsp; On average Valley home prices took a 50-55% hit.&amp;nbsp;&amp;nbsp; Some places, such as Anthem were hit even harder, upwards of a 60% decline from the peak.&amp;nbsp; As with any panic sell off there&amp;rsquo;s a tendency for a market to shoot past what the real market bottom should be.&amp;nbsp; And that&amp;rsquo;s what I believe happened here in the Phoenix/Anthem market.&amp;nbsp; Our market probably dropped about 10% below what it really should have.&amp;nbsp; When people are spooked about markets they are VERY reluctant to get back in.&amp;nbsp; Which can cause a self-fulfilling prophecy of downward pressure.&amp;nbsp; At the bottom of our market very few people were willing to dip their toe in the pool, which continued the downward slide past what the reasonable and expected market bottom should have been.&amp;nbsp; You see this happen all the time in stock market panic sell offs.&amp;nbsp; So taking that into account, and the fact that our market prices have increased by about 25% from the market bottom, the true rate of appreciation is more like about 15%.&amp;nbsp; Over a two-year span that&amp;rsquo;s a reasonable rate of growth, especially after such a steep sell off.&amp;nbsp; Now, that being said, I do not think we will continue at that pace.&amp;nbsp; As more and more homeowners find themselves getting out from underwater on their mortgages we will see more homes come on the market.&amp;nbsp; And, the builders are starting to build again, which will provide more homes on the market inventory.&amp;nbsp; These two eventualities will maintain a level of affordability for buyers coming back into the market.&lt;/p&gt;
&lt;p&gt;Speaking of affordability, with interest rates at all time lows, and home prices still well off from the market peak of 6 years ago, buying a home here in the Phoenix/Anthem area is still a great deal.&amp;nbsp; During the market down turn many home owners were forced to short sale their homes or lost their homes to foreclosure all together.&amp;nbsp; This caused a glut of renters on the market at a time when there weren&amp;rsquo;t a lot of rental homes available.&amp;nbsp; Simple supply and demand economics dictated that rental rates would go up.&amp;nbsp; And they did, eventually driving rents past the cost of buying a home.&amp;nbsp; And now, several years after most of these people lost their homes, they&amp;rsquo;re ready to get back into the home buying market again.&amp;nbsp; And it makes economic sense to do so, &amp;nbsp;however, due to the number of investors who have come back in the market, rental rates will start to drop.&amp;nbsp; We&amp;rsquo;re already starting to see some evidence of this occurring.&lt;/p&gt;
&lt;p&gt;In addition to home affordability, there&amp;rsquo;s another major factor different about this market.&amp;nbsp; Lending practices.&amp;nbsp; During the halcyon days of 2004-2007 the market was flooded with exotic loan package that didn&amp;rsquo;t require buyers to have down payments, didn&amp;rsquo;t require buyers to have good credit, and in some cases didn&amp;rsquo;t even require buyers to show proof of employment.&amp;nbsp; For the most part, those days are gone.&amp;nbsp; Thankfully so.&amp;nbsp; Nowadays a buyer will have to have a minimal down payment (there are still some exceptions, ie. VA loans), good credit, a job, and income to debt ratios that are reasonable.&amp;nbsp; They way it should be.&amp;nbsp; These changes have made it more difficult for buyers to purchase, but it&amp;rsquo;s brought about a more stable cadre of home buyers into the market.&amp;nbsp; Buyers that will be able to stay in their homes for the long-term and who will be able to persevere through future economic road bumps.&lt;/p&gt;
&lt;p&gt;As I mentioned, over the past couple of years real estate investors have come back to the Phoenix/Anthem market at full throttle.&amp;nbsp; But this breed of investor is a bit different from&amp;nbsp;that of the run up in 2004-2007.&amp;nbsp; And the main difference is cash.&amp;nbsp; The investors of the market run up of 8 or 9 years ago were amateurish group of investors.&amp;nbsp; Many of them were investing based on the principal of using other people&amp;rsquo;s money.&amp;nbsp; Often these investors would secure 100% financing to purchase their investment properties, banking on the rising home prices to be their return on their investment.&amp;nbsp; When the market turned south these investors were left holding the bag, often with negative cash flow investment properties, thereby leading to a rash of home foreclosures as these investors dumped their investments and headed for the hills.&amp;nbsp; Although we have seen a flurry of fix and flip investors come into this market, the majority of the investors we&amp;rsquo;ve seen are the buy and hold type.&amp;nbsp; They&amp;rsquo;ve got cash and they&amp;rsquo;re looking for solid long-term cash flow returns on their money.&amp;nbsp; Even the fix and flippers were smart enough to use cash this time around.&amp;nbsp; So, if the market does take an unexpected down turn or level off, these investors won&amp;rsquo;t be hurt, because as long as their investment homes are returning a nice rental income month in month out, appreciation, although nice, is not mandatory for them to make money on their investments,&amp;nbsp; thereby creating a much more stable real estate market.&lt;/p&gt;
&lt;p&gt;So in conclusion, although we have seen a significant increase in home prices over the last couple of years here in the Phoenix/Anthem real estate market, factors such as over correction, home affordability, tighter lending practices, and a more stable investor class leads me to believe that our current real estate market is not in a bubble phase, just a healthy rebound from the worst real estate collapse since the Great Depression.&lt;/p&gt;

      <title>Anthem, AZ Real Estate - Market Report March 2013 Country Club</title>
      <description>&lt;p&gt;Just as we thought, last month&amp;rsquo;s little dip in the &lt;strong&gt;Country Club&lt;/strong&gt; home market was just an anomaly. The number of homes sold in March increased slightly from February. But more importantly, the average sale price continued on its upward trend.&amp;nbsp; The average price per square foot increased as well, and more notably, the 12 month moving average shows us up by 18% in the &lt;strong&gt;Country Club&lt;/strong&gt;.&amp;nbsp; There are currently 61 homes actively on the market with 19 under contract, in the &lt;strong&gt;Country Club&lt;/strong&gt;.&lt;/p&gt;

      <title>Anthem, AZ Real Estate - Market Report March 2013</title>
      <description>&lt;p&gt;The &lt;a href="http://www.arizonapremiereliving.com/" title="Anthem AZ real estate" target="_self"&gt;&lt;strong&gt;Anthem AZ real estate&lt;/strong&gt;&lt;/a&gt;&amp;nbsp;market&amp;nbsp;continued it's strong&amp;nbsp;performance in March, carrying forward from last year and through the beginning of this&amp;nbsp;year.&amp;nbsp; Home sales&amp;nbsp;were steady&amp;nbsp;for the month and the average sale price continued on it's upward trajectory, making last month's dip look&amp;nbsp;more&amp;nbsp;like an anomaly than a trend.&amp;nbsp;&amp;nbsp;The average price per square foot for&amp;nbsp;March also continued to climb, up&amp;nbsp;14% over last year and the 12 month moving average sale price is up 21%. &amp;nbsp;The number of homes on the market&amp;nbsp;decreased quite a bit from February, only 136.&amp;nbsp;And the days on market continues to be less than the 90 days we typically call a neutral market.&amp;nbsp; Homes are selling much quicker these days.&amp;nbsp; So things continue to look bright for the Anthem real estate market.&lt;/p&gt;
&lt;p&gt;Here are the latest stats for the month ending 3&lt;strong&gt;/31/13&lt;/strong&gt;:&lt;/p&gt;

      <description>&lt;p&gt;The &lt;strong&gt;Anthem&lt;/strong&gt; &lt;strong&gt;Parkside&lt;/strong&gt;&amp;nbsp;real estate market picked up a bit in February. The total number of homes sold in the &lt;strong&gt;Parkside&lt;/strong&gt; in&amp;nbsp;February was markedly higher than January&amp;rsquo;s total, and prices were still a bit flat. &amp;nbsp;&amp;nbsp;There are now&amp;nbsp;87 homes on the market in the &lt;strong&gt;Parkside &lt;/strong&gt;at this time.&amp;nbsp; This tells us that the smaller less expensive homes were still selling last month.&amp;nbsp; We continue to see increases year over year. &amp;nbsp;In fact the 12 month moving average has increased by 18% versus 2012.&amp;nbsp;Currently there are&amp;nbsp;109 homes under contract, in the &lt;strong&gt;Parkside&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;With prices increasing you may want to have an appraisal done on your home.       <title>Anthem, AZ Real Estate - Market Report Country Club Feb. 2013</title>
      <description>&lt;p&gt;The &lt;strong&gt;Country Club&lt;/strong&gt; real estate market took a step backward last month. &amp;nbsp;It&amp;rsquo;s probably just an anomaly in a long term upward trend.&amp;nbsp; We&amp;rsquo;ll keep our eye on it. The number of homes sold in February decreased slightly from January. The average sale price dropped quite dramatically, but that could be attributable to smaller, less expensive homes selling.&amp;nbsp; The average price per square foot dropped as well, but it&amp;rsquo;s still considerably higher than last year.&amp;nbsp; And more notably, the 12 month moving average increased by 20%.&amp;nbsp; Currently there are 74 homes actively on the market with 46 under contract, in the &lt;strong&gt;Country Club&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;If you are paying mortgage insurance because the value of your home slipped below a 20% equity level during the downturn, with rising home prices, you may want to look into refinancing.&amp;nbsp; You may be able to save yourself hundreds of dollars per month in mortgage insurance costs. &amp;nbsp;&amp;nbsp;Here are the numbers for the &lt;strong&gt;Country Club&lt;/strong&gt; through February 2013:&lt;/p&gt;

Which is typical for this time of year.&amp;nbsp; The total number of homes sold in the &lt;strong&gt;Parkside&lt;/strong&gt; in&amp;nbsp;January was slightly lower than December&amp;rsquo;s total and prices flattened a bit. &amp;nbsp;&amp;nbsp;There are now&amp;nbsp;95 homes on the market in the &lt;strong&gt;Parkside &lt;/strong&gt;at this time.&amp;nbsp; The average sale price decreased&amp;nbsp;from December&amp;rsquo;s,&amp;nbsp;but the&amp;nbsp;price per square foot remained the same.&amp;nbsp;This tells us that the smaller less expensive homes were selling last month.&amp;nbsp;&amp;nbsp;&amp;nbsp;And we continue to see increases year over year. &amp;nbsp;In fact the 12 month moving average has increased by 19% versus 2012.&amp;nbsp; I don&amp;rsquo;t think we&amp;rsquo;ll maintain that rate of appreciation for much longer though.&amp;nbsp; Currently there are&amp;nbsp;111 homes under contract, in the &lt;strong&gt;Parkside&lt;/strong&gt;.&amp;nbsp; Here are the numbers for the &lt;strong&gt;Parkside &lt;/strong&gt;through January 2013:&lt;/p&gt;

      <title>Anthem, AZ Real Estate - Market Report November 2012 Parkside</title>
      <description>&lt;p&gt;Happy Holidays!. This time of year is always fun.&amp;nbsp; Typically we see a slowdown in the real estate market during the holidays. The &lt;strong&gt;Parkside&lt;/strong&gt; seems to bucking that trend a little this year. The total number of homes sold in the &lt;strong&gt;Parkside &lt;/strong&gt;in November was slightly lower than October&amp;rsquo;s total, but prices continue to climb. &amp;nbsp;&amp;nbsp;There are now 107 homes on the market in the &lt;strong&gt;Parkside &lt;/strong&gt;at this time.&amp;nbsp; The average sale price increased over October&amp;rsquo;s, as well as the average price per square foot. And we continue to see increases year over year. &amp;nbsp;In fact the 12 month moving average has&lt;br&gt; increased by 18% versus 2011.&amp;nbsp; Keep an eye on that figure to get a clear picture of the trend.&amp;nbsp; Currently there are 84 homes under contract,&lt;br&gt; in the &lt;strong&gt;Parkside&lt;/strong&gt;.&amp;nbsp; Here are the numbers for the &lt;strong&gt;Parkside &lt;/strong&gt;through November 2012:&lt;/p&gt;
