The Anthem real estate market finished spring with a mixed bag. The total number of homes sold was down 9% from April, and down 11% from May 2016.  The average sale price fell off 2% from April and only up 2% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 2% from last year.  The price per square foot was up slightly from April and up 7% year over year. The Scottsdale real estate market continued it's strong spring showing through May. The number of homes sold decreased slightly but prices increased.  Sales were up 13% over April and up 20% over last May. The average sale price remained flat, and actually decreased slightly from May 2016.  The 12 month moving average sale price remained flat month over month and increased 3% year over year,  now standing at $516,514.  The number of homes on the market is 2,794, 10% less than April.  The days on market is at 98, down 8% from last year.  The burn rate (homes pending/home sold) is at 3.50 months, slowly … (0 comments)

The Phoenix, AZ real estate market picked up the pace in May. The number of homes sold was up  11% over April, and up 18% over last year. The year over year price increase continues to move in the right direction, up 4% over May 2016. The Anthem Parkside real estate market flattened out in April. Home sales, in a strange coincidence were identical to both March 2017 and April 2016. Literally flat.  The average sale price declined 1% from last year.  And the average price per square foot rose only 1% year over year for the Parkside. The average days on market rose 10% from March and up 7% year over year. The inventory of homes on the market is at 2.20 month’s supply, a strong seller’s market. The Anthem Country Club real estate market remained on an even keel during the month of April. The total number of homes sold in the Country Club dropped a little from March, but was up year over year.  The average sale price increased over March, and year over year the average sale price increased by 5%. The price per square foot increased 3% year over year.  The days on market dropped dramatically, 26% versus March and 34% year over year.
