The 2nd quarter of 2016 saw a dramatic uptick in activity for the  Anthem Parkside real estate market. Home sales were up 54% over the 1st quarter of 2016, just about the same as last year.  The average sale price also rose significantly from the 1st quarter and 10% year over year.  The average price per square foot increased a more modest 2%  over the 1st quarter and 6% year over year, keeping up the overall upward trend in Parkside.  The average days on market is down 4% year over year and the inventory of homes on the market is at … (0 comments)

The Phoenix, AZ real estate market dipped a little bit in the month of July, although the long term trend continues upward.  The number of homes sold was down 1% from a year ago, but down 12% from June. The 2nd quarter of 2016 really picked up nicely for the Anthem Country Club real estate market. The total number of homes sold in the Country Club increased greatly over the 1st quarter but slightly less than the 2nd quarter 2015.  The average sale price increased over the 1st quarter but dropped off from 2016, and the price per square foot continued to move up, 4% year over year.  The days on market moved down, but the burn rate, (or homes under contract versus homes on the market) is now about 4.5 month’s supply. The Anthem,  AZ real estate market slowed down a bit in July.  The number of homes sold was down 33% from a year ago.  Even the 12 month moving average sale price, ($308,874, up 3% from the previous year) has started to level off a bit.  The number of homes currently on the market is 189 with the days on market at 73, 17% less than a year ago. Combined with a burn rate of 2.80 months supply, and we still have a very balanced market in Anthem.

The Anthem,  AZ real estate market is continuing on a steady pace through the summer season.  The number of homes sold was down 16% from a year ago, but the 12 month moving average sale price continues to edge up, climbing to $310,123, up 4% from the previous year and nearing our pre crash high.  The number of homes on the market is 213 with the days on market at 88, 13% longer than last year. Combined with a burn rate of 3.20 months supply, and we have a very balanced market in Anthem.

The Scottsdale, AZ real estate market continued to ride a consistent line through the month of May.  The number of homes sold down slightly from April, exactly the same as a year ago. The 12 month moving average sale price edged up slightly and now resides at $502,621.  The number of homes on the market is 3,131 with the days on market at 107, 2% more than last year.  All told, the Scottsdale, AZ housing market is stable at this time and continues to gain strength month after month.

2016 has started out quite well for the Serenity Villas real estate market. The total number of homes sold increased for the 2nd consecutive quarter continuing the long term upward trend in The Villas. The 1st Qtr. saw the days on market for those homes that sold decrease dramatically from the 4th Qtr and last year both. There are two homes on the market in The Villas at this time and the 12 month moving average price continues to edge up, 7% versus 2015. Currently there is 1 home under contract in The Villas. The Scottsdale, AZ real estate market continues to trudge along nicely as we head into the Spring.  The number of homes sold was up 3% from a year ago, and the 12 month moving average sale price remained about the same as last year at $501,652.  And the number of homes on the market is 3,699 with the days on market at 104, 6% less than last year.  All told, the Scottsdale, AZ housing market is stable at this time and continues to gain strength month after month.

The Anthem real estate market saw a little dip in March as we continue through the traditional buying season.  The number of homes sold was down 12% from a year ago, and the average sale price was down 4% from the same time last year as well.
