I love working with first time home buyers.  The excitement of buying a home is fresh for them, which makes it fun for everyone.  Sure, there’s some additional educating and advice to dispense, but I find first time home buyers are lot more receptive to what we Realtors have to say than folks who have bought and sold several homes through the years.  But there are some questions new home buyers need to ask themselves before jumping into the fray.

The Scottsdale, AZ real estate market rebounded nicely in August off July's disappointing numbers, but is still showing some mixed signals.  The number of homes sold was up nicely over  July 2016 and August 2015. The Phoenix, AZ real estate market continued it's downward trajectory through the month of August.  The number of homes sold was up only 1% from July, but up 11% from last year. However the year over year price increase continued to narrow, only 4% over August 2015. 2016 has started out quite well for the Serenity Villas real estate market. The total number of homes sold increased for the 2nd consecutive quarter continuing the long term upward trend in The Villas. The 1st Qtr. saw the days on market for those homes that sold decrease dramatically from the 4th Qtr and last year both. The Scottsdale, AZ real estate market showed a bit of slide in month of July.  The number of homes sold was down dramatically from both June 2016 and July 2015. The 2nd quarter of 2016 saw a dramatic uptick in activity for the  Anthem Parkside real estate market. The Phoenix, AZ real estate market dipped a little bit in the month of July, although the long term trend continues upward.  The number of homes sold was down 1% from a year ago, but down 12% from June. The 2nd quarter of 2016 really picked up nicely for the Anthem Country Club real estate market. The total number of homes sold in the Country Club increased greatly over the 1st quarter but slightly less than the 2nd quarter 2015.  The average sale price increased over the 1st quarter but dropped off from 2016, and the price per square foot continued to move up, 4% year over year.  The days on market moved down, but the burn rate, (or homes under contract versus homes on the market) is now about 4.5 month’s supply. The Anthem,  AZ real estate market slowed down a bit in July.  The number of homes sold was down 33% from a year ago.  Even the 12 month moving average sale price, ($308,874, up 3% from the previous year) has started to level off a bit.  The number of homes currently on the market is 189 with the days on market at 73, 17% less than a year ago. Combined with a burn rate of 2.80 months supply, and we still have a very balanced market in Anthem.
