The Anthem Parkside real estate market continued to plug along in March. Home sales were up 10% over February, and up 20% from last year.  The average sale price continued to move up, 6% over last year.  And the average price per square foot rose 10% year over year for the Parkside. The average days on market decreased dramatically, 40% from February and decreased 34% year over year. The inventory of homes on the market is at 2.32 month’s supply, a strong seller’s market. Year over year the average sale price increased by 17%,  and the price per square foot increased 7% year over year.  The days on market dropped dramatically, 39% versus February and 36% year over year. The number of homes sold increased AND prices increased.  Sales were up 36% from February and up 13% over last March, and the average sale price was up 4% from February and March 2016.  The 12 month moving average sale price remained flat month over month and increased only 2% year over year,  now standing at $513.148  The number of homes on the market is 3,265, the same as February but down 12% from the same time last year.  The days on market is at 104 the same as last year.  The burn … (2 comments)

February saw  the return of sales of the smaller homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from January, but was up slightly year over year.  The average sale price dropped greatly over January 2017, most likely attributed to smaller less expensive homes selling. Year over year the average sale price increased by 3%, however, the price per square foot dropped 6% year over year.  The days on market spiked up as well 139% over January and 90% year over year.
