The Anthem real estate market showed us a little love in February, but there are still some unsettling signs being posted. The total number of homes sold was up 17% from January, and up 39% over February 2016.  The average sale price was down 14% from January and up 4% year over year.  The 12 month moving average was flat again month over month, and up only 1% from last year.  The price per square foot was also flat versus January and down 1% year over year. Considering that the President of the United States is consdered to be the most powerful person in the world, I am suprised by the dearth of good music about our Commander in Chief.  So I had to stretch the criteria of what I considered "President songs".  Therefore any songs that merely mentioned a President or had "President" in the tile of the song or band name was fair game.  And sorry folks, this is a list of rock/pop songs so the obivous "Hail to the Chief" does not apply.

One of my other passions in life in addition to music and sports is fitness.  Ever since I was a little kid I loved running, lifting, and anything else that had to do with staying in shape.  Mostly it was sports specific, to improve performance.  But as I delved into it further I found myself becoming more and more interested in physiology, kinesiolgy, nutrition, and sports medicine (although I'm not a doctor).  So much so that in my previous career I a was a personal trainer and owned a few fitness centers in San Francisco.

The Scottsdale real estate market started the new year on an up note. The numbers are still not fantastic, but we're seeing signs of a potentially bright 2017.  Sales activity was down 10% from December and up 25% over last January, but the number of homes pending bodes well for a big February and March. The Phoenix, AZ real estate market started 2017 a little slow.  The number of homes sold in January was down 18% from December, but up 9% over last year. The year over year price increase continues to move in the right direction, up 7% over January 2016. January marked the return of sales of the larger homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from December, but was up slightly year over year.  The average sale price jumped greatly over December 2016, most likely attributed to larger, more expensive homes selling. January kicked off the New Year on an upbeat for the Anthem Parkside real estate market. Home sales were up 11% over December, and 28% from last year.  The average sale price continued its slow trajectory upward, about ½% over last year.  And the average price per square foot remained the same year over year for the Parkside. The average days on market decreased a bit from December but was up 34% year over year. December gave us a mixed bag in the Serenity Villas real estate market.
