The Anthem Country Club housing market continues to click along nicely heading into the summer months. The number of homes sold in April increased from March. And although, the average sale price dipped a little compared to March, the year over year comparison shows a steady upward trend. There are currently 58 homes actively on the market with 49 under contract, in the Country Club.

The Anthem AZ real estate market continues it's strong performance as we head into the warmer months ahead. Home sales were up in April along with the average price per square foot, up 26% year over year. The 12 month moving average sale price is up 20%, and the number of homes on the market increased slightly from March, but still only 136. Days on market continues to be less than the 90 days we typically call a neutral market. Homes are selling much quicker these days. Recently in one of our office sales meetings we discussed wording in our descriptions we use for our listings on MLS. I noted several pet peeves of mine that I've established over the years, (ie. "tile in all the right places" and the use of our industry vernacular in the public remarks, SPDS, BINSR, CLUE report are but a few). But lately, with all the fix and flip properties I've seen come on the market, a new description has been added to my "Don't Do" list. And that is the use of the term "remodeled". With rising Anthem home prices over the past two years there have started to be murmurs of another real estate bubble forming. My inclination is to say no, we are not in a bubble, and here’s why. First, yes, home prices have risen dramatically but not beyond affordability. Second, lending practices are tighter these days. And third, the speculative market is quite different from the market of 2004-2007. Let’s take a look at the prices themselves first. Just as we thought, last month’s little dip in the Country Club home market was just an anomaly. The number of homes sold in March increased slightly from February. But more importantly, the average sale price continued on its upward trend. The average price per square foot increased as well, and more notably, the 12 month moving average shows us up by 18% in the Country Club. The Anthem AZ real estate market continued it's strong performance in March, carrying forward from last year and through the beginning of this year. Home sales were steady for the month and the average sale price continued on it's upward trajectory, making last month's dip look more like an anomaly than a trend. The average price per square foot for March also continued to climb, up 14% over last year and the 12 month moving average sale price is up 21%. The number of homes on the market decreased quite a bit from February, only 136. And the days on market continues to be less than the 90 days we typically call a neutral (1 comments)

The Anthem Parkside real estate market picked up a bit in February. The total number of homes sold in the Parkside in February was markedly higher than January’s total, and prices were still a bit flat. There are now 87 homes on the market in the Parkside at this time. This tells us that the smaller less expensive homes were still selling last month. We continue to see increases year over year. In fact the 12 month moving average has increased by 18% versus 2012. Currently there are 109 homes under contract, in the Parkside. The Anthem AZ real estate market is continuing it's strong trend from last year. Home sales were up for the month of February, but for the first time in a long time, the average sale price fell. This is probably more a symptom of smaller, less expensive homes selling, rather than some sort of impending trend. Case in point, the average price per square foot for February was still up 18% over last year. The number of homes on the market decreased a bit from January, only 163. The Country Club real estate market took a step backward last month. It’s probably just an anomaly in a long term upward trend. We’ll keep our eye on it. The number of homes sold in February decreased slightly from January. The average sale price dropped quite dramatically, but that could be attributable to smaller, less expensive homes selling. The average price per square foot dropped as well, but it’s still considerably higher than last year. And more notably, the 12 month moving average increased by 20%. Well, not much action in the Villas through January. Currently there are 4 homes actively on the market, with 3 under contract, in the Villas. Since no condos in the Villas closed escrow in January my analysis is somewhat limited. However, overall, the Anthem real estate market continues to improve. Here are the latest stats for the month ending 1/31/13: Active Listings: 4 Homes Pending: 3 (Up 300% from Dec. '12) Homes sold in last 30 days: 0 (Down 3 sales from Dec. '12, Down 1 sale from Jan. The Anthem Parkside is starting off the new year a bit of slow. Which is typical for this time of year. The total number of homes sold in the Parkside in January was slightly lower than December’s total and prices flattened a bit. There are now 95 homes on the market in the Parkside at this time. The average sale price decreased from December’s, but the price per square foot remained the same. This tells us that the smaller less expensive homes were selling last month. The Anthem Animal Extravaganza and Pet Adopt-a-Thon is this Saturday, Feb. 9th at the Anthem Community Park. Activities start at 10AM and run through 3PM. There will be over 60 animal organizations and vets on site to answer any questions you may have. The Country Club real estate market is starting the new year off on a good foot. The number of homes sold in January increased slightly over December, although the average sale price slipped a little. However, the average price per square foot increased. Most notably, the 12 month moving average increased by 19%. Which means we are definitely in a seller’s market. Currently there are 84 homes actively on the market with 24 under contract, in the Country Club. The Anthem AZ real estate started the new year well. Home sales fell off a bit, but prices continue to rise. The number of homes on the market increased a bit from December, only 179. The year over year average sales price and average price per sq. ft. continue to increase by 23% and 35% respectively. So things continue to look bright for the Anthem real estate market. Average sale prices were up 24% over the same time last year, and price per sq. ft. was up 20%. Both VERY positive signs.
