Activity increased in Anthem for the month of September. And the average sale price ticked back up again.   Overall for the entire 2011 year, the average sale price is only down 3.1% from a a year ago.   The number of homes on market is inched up again to 209, about a 2 months supply. The number of homes currently under contract edged down slightly.  Year over year sales have fallen by 25%. I would still say it looks like the  Anthem real estate market is steadily becoming a seller's market.  Here are the numbers for September 2011:

Country Club homes sales fell off sharply in August, down to only 1 closing.  So analysis of month to month and year over are pointless due to the small sample size.  One positive note is that the number of homes under contract did increase by 27%  over July.  So we should see improved sales numbers in September and the subsequent months.  Here's a look at the numbers for August:

The Country Club section of Anthem hit a snag in June.  Sales were anemic, with only 8 homes closing during the entire month.  The average sale price continues to stabilize however.  And it looks like the bargain basement homes may be a thing of the past in the Country Club.  Here's a look at the numbers for June:

June saw a continued slow down in the Anthem real estate market.  The number of homes on market is inching up, and the number of homes currently under contract and sold continues to inch down.  Year over year sales have fallen by 54%. However, a bright spot in the market is that the average sale price increased by 8% over May and was only off 10% from June 2010.  With the mixed bag of news it is difficult to determine where the Anthem real estate market is heading.  Here are the numbers for June 2011:

May continued to show a drop off in the number of homes sold in Phoenix.  The number of homes on the market is currently 4,742, with a burn rate of a little over 2 months.  And there are 5,594 homes in pending status as well.   The average sale price is starting to stabilize as well as the bottom of the market seems to be near. Not only is the Anthem home resale market picking up steam but the rental market in Anthem has been red hot for the past year or so.  With tighter lending restrictions and many people with damaged credit rentals have become a highly demanded commodity in Anthem.
Over the last six months 192 homes have been leased in Anthem.
The average lease price for those 192 homes was $1,437 per month for a 2,133 sq. ft. home on average.  The average days on market for these rentals was only 28 days.

April continued the positive streak in the number of homes sold in Anthem.  Again, typical of this time of year.  We're still quite a bit off of last year's pace.  That may be explained by the fact that the "bargains" are fastly disappearing from the market.  And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close.  In fact, there are fewer homes PERIOD on the market in Anthem, with only 149 active listings at this time, approaching levels we haven't seen 2005/06.  Pending sales … (2 comments)
