bank owned properties: Careful how you answer the phone.... - 01/19/09 05:29 PM
One of the more effective ways I have found to network is simply picking up the phone and calling people. Over the years I have built an extensive network with fellow Realtors around the country. But one thing always strikes me when I call. Every two or three phone calls an agent will answer the phone "hello" leaving the end user, me, to ask if I've reached the right person. Now, we read all the time how first impressions make a huge difference. We dress to impress, we drive impressive cars to make a great first impression, and we spend thousands (11 comments)
bank owned properties: Christmas, Christmas, time for cheer... - 12/24/08 02:14 PM
And unfortunately for many this year, time for tears. It's been a tumultuous year no doubt. With a financial collapse not seen since the Great Depression, and in some minds, still not nearly over, we're left to wonder what happened, and where do we go from here? It's obvious that tighter regulation is the only answer. I'm not saying MORE regulation, just more cops on the street so to speak. The SEC has failed us. Whether it be complicity on their part or just merely neglect they need to be held accountable, just as well as the corporate titans who led (1 comments)
bank owned properties: Phoenix real estate - Short sale checklist... - 11/22/08 06:40 PM
In a constant effort to educate the general public and help our fellow Realtors through the nebulous short sale process we have compiled a short sale checklist. To download a copy of the checklist for your use click here Based on our experience in short sales we have found the items on this list to be comprehensive enough to cover anything that most lenders would require. It has been a useful tool in preparing our selling clients and has helped expedite the short sale process on several of our short sale transactions. For further information about the Phoenix, Anthem AZ, and (1 comments)
bank owned properties: Phoenix real estate - Short sale approved! But where's the buyer?! - 10/29/08 12:10 PM
Ahhhh, another in the long list of posts about the frustration of short sales. My business partner and I have success with a number of short sales. We have now mastered, well maybe mastered is not the right word, but at least are very competent in navigating through the whole short sale maze. But what to do when you've received approval on the short sale and have been told that we can close in 30 days but now there's no buyers? And a potential buyer we have who's interested in the home wants to offer a low ball offer even though (1 comments)
bank owned properties: Short sales and why the banks need to get with the program. Part 2 - 10/15/08 09:19 AM
My business partner and I know have about $2 million in total volume of short sale properties pending approval from the respective lenders. Now multiply that times the number of hard working real estate agents left standing across the country and you can see why our financial markets are mess. Credit freeze?! Liquidity problems?! Well get ready folks because here comes another one of my rants against the banks and how their operations have led to this mess and continue to prolong the misery. First of all if Capitol Hill had consulted with Realtors regarding this problem I think we would have been able to (3 comments)
bank owned properties: Anthem AZ real estate - Market update August '08 - 09/22/08 07:57 PM
Sorry I got this one out so late. But better late than never. It's also a testament to how busy we've been. The market continues to remain hot in Anthem. According to the lastest statistics we are very near what is deemed a balanced market, 5 months supply of homes, approximately 90 days on market to sell homes. Prices are not yet increasing, but the rate of price decline has backed off considerably. Here are the lastest stats for the week ending 8/31/08: Active Listings: 403 Homes Pending: 98 Homes sold in last 30 days: 78 (Down 4% from July '08, up 214% over August '07) Burn rate (Inventory on (0 comments)
