The Anthem Parkside real estate market flattened out in April. Home sales, in a strange coincidence were identical to both March 2017 and April 2016. Literally flat.  The average sale price declined 1% from last year.  And the average price per square foot rose only 1% year over year for the Parkside. The average days on market rose 10% from March and up 7% year over year. The inventory of homes on the market is at 2.20 month’s supply, a strong seller’s market. The Anthem Country Club real estate market remained on an even keel during the month of April. The total number of homes sold in the Country Club dropped a little from March, but was up year over year.  The average sale price increased over March, and year over year the average sale price increased by 5%. The price per square foot increased 3% year over year.  The days on market dropped dramatically, 26% versus March and 34% year over year. The Scottsdale real estate market continued it's strong spring showing through April. The number of homes sold decreased slightly but prices increased.  Sales were down 7% from March and up 2% over last April. The Anthem real estate market continued it's solid spring. The total number of homes sold was up 6% over March, and up 4% over April 2016.  The average sale price tailed off a bit but was still up 1% from March and up 2% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 2% from last year.  The price per square foot was down slightly from March and only up 3% year over year. Activity picked up in the Anthem Country Club during the month of March. The total number of homes sold in the Country Club increased significantly over February, and was up slightly year over year as well.  The average sale price increased over Februaryc 2017. The number of homes sold increased AND prices increased.  Sales were up 36% from February and up 13% over last March, and the average sale price was up 4% from February and March 2016.  The 12 month moving average sale price remained flat month over month and increased only 2% year over year,  now standing at $513.148  The number of homes on the market is 3,265, the same as February but down 12% from the same time last year.  The days on market is at 104 the same as last year.  The burn … (2 comments)
