The Phoenix, AZ real estate market continued to hit the brakes a bit the month of November.  The number of homes sold was down again, -8% from October, but up  27% from last year. The year over year price increase continues to move in the right direction, although at a little less steep trajectory,  up 10% over November 2015. The 12 month moving average sale price is now $255,706, up 7% from the previous year and inching closer to our pre crash highs.  The number of homes on the market is 4.039, down 2% over October,  with the days on market at 64, … (1 comments)

The 2016 AZ Merit scores increased for all Anthem area schools compared to 2015. The AZ Merit (Arizona's Measurement of Educational Readiness to Inform Teaching) is given each spring to students in grades 3-12 and is designed to measure students aptitudes in math and language arts.  The scores for Anthem schools and the overall change from 2015 are listed below:

October stayed consistent with the overall market slow down in the Serenity Villas real estate market. The total number of homes sold remained the same as September, and is down by 67% from Oct. 2015 in The Villas.  The days on market for those homes that sold decreased dramatically from September but up 14% over last year.  There's one home on the market in The Villas at this time and the 12 month moving average price, $151,768 continues to edge up, 4% versus 2015, but is leveling off. The Anthem Country Club real estate market showed renewed life in October. The total number of homes sold in the Country Club bounced back, twice as much as September, but still 29% less than October 2015.  The average sale price decreased from September and was up only 1% year over year.  The 12 month moving average increased by 1% over September and is down 4% from last year.  Continuing the trend from last month, and the first time since the bottom of the market during the summer of 2011.  The price per square foot increased by 3% over September but remained … (2 comments)

The Scottsdale, AZ real estate market continued it's flattening trend in the month of October.  Sales activity was down again, 5% from September, and the average sale price of those homes that did sell was flat.  Year over year home sales were up 6%. October 2016 continued the flattening we've been observing for the Anthem real estate market over the last several months. Home sales were up 3% versus September 2016, up 35% over October 2015. However, the average days on market increased to 94, up 16% over September and 16% year over year. In addtion. the inventory of homes on the market is at 3.05 month’s supply, edging in to a buyer's market.
